**Job Title** Client Engagement Manager The Client Engagement Manager oversees the full bid lifecycle for valuation opportunities, including RFPs, panel bids, and large multi property engagements. This role leads onshore bid workflow management, coordinates offshore bid support, and ensures that every proposal is timely, accurate, compelling, and aligned to target margins. The Client Engagement Manager is the central point of contact between producers, valuation teams, finance, and operations for all bids.

**Key Responsibilities**
**Bid Strategy and Ownership**
- Own the end to end bid process for assigned valuation opportunities from intake through submission and post bid review
- Partner with producers, valuation teams, country and market leaders, and client relationship owners to understand client needs and decision criteria
- Translate client requirements into clear bid strategies, win themes, and value propositions tailored to valuation services
- Ensure that bids reflect accurate scope, assumptions, pricing, service levels, and commercial terms
**Onshore Workflow Management**
- Manage the onshore bid workflow including intake, triage, prioritization, and assignment of tasks
- Maintain a clear view of the bid pipeline and ensure stakeholders understand deadlines, dependencies, and status
- Coordinate subject matter experts, valuation leaders, finance, legal, and operations to gather inputs and approvals
- Implement standard work, templates, and checklists specific to valuation bids to reduce rework and improve quality and speed
- Monitor workload and capacity for the onshore team and escalate resourcing needs when required
**Offshore Bid Support Coordination**
- Lead and coordinate offshore bid support teams responsible for drafting, formatting, research, and data gathering
- Provide clear written task instructions, expected service levels, and turnaround times to offshore partners
- Review and quality check work produced by offshore teams to ensure accuracy, consistency, and alignment with brand and valuation standards
- Continuously improve playbooks, templates, and training materials for offshore teams to drive efficiency and quality
**Quality, Compliance, and Governance**
- Ensure all bids comply with internal risk, legal, compliance, and brand standards, as well as client procurement requirements
- Maintain and update a central repository of approved bid content, including service descriptions, team bios, case studies, and pricing guidance for valuation work
- Lead internal reviews and approvals for complex or strategic bids, including governance with senior valuation and operational leaders
- Track and manage version control for all bid documents
**Client and Stakeholder Engagement**
- Act as a trusted partner to producers, valuation leaders, and client relationship owners on pursuit strategy and positioning
- Support or lead responses to client clarifications and follow up questions related to bids
- Coordinate and prepare materials for client presentations and orals when required
- Capture feedback from clients and internal teams after each bid and feed lessons learned into future responses
**Performance Management and Continuous Improvement**
- Track and report on key metrics such as bid volume, win rate, cycle time, margin performance, and client feedback
- Identify trends and root causes that impact win rate, pricing discipline, and operational effort
- Recommend and implement process improvements, tooling enhancements, and collaboration models for both onshore and offshore bid support
- Contribute to training and upskilling for producers and support teams on bid processes, tools, and best practices
**Other Duties**
- Perform other duties as assigned in support of client engagement, bid management, and operational excellence
**Qualifications**
- Bachelor's degree in Business, Finance, Real Estate, or related field, or equivalent experience
- Five or more years of experience in bid management, proposals, client engagement, or operations in a professional services environment
- Experience in valuation, real estate, or a related advisory business strongly preferred
- Proven track record managing complex bids with multiple stakeholders and short timelines
- Experience working with offshore or shared service teams preferred
- Strong understanding of commercial models, pricing, and margin drivers in a services or valuation business

About You
The Space & Occupancy Planner I plays a crucial role in maintaining accurate space, occupancy, and headcount data, as well as supporting portfolio planning activities across the global real estate portfolio. This role is responsible for IWMS accuracy, data governance support, annual audit coordination, and providing regional planning and space support, including oversight of a major regional hub and headquarters environment.
The Space & Occupancy Planner I partners closely with the IWMS & Database Lead, site contacts, facilities partners, and workplace stakeholders to ensure information is current, reliable, and aligned to client standards. Responsibilities include supporting site audit cycles, updating space records and plans, preparing basic test fits for small requests, and troubleshooting discrepancies. The Planner I will also support churn and move coordination by ensuring space updates are accurately reflected in the IWMS and documented according to established workflows and governance processes.
This role requires exceptional attention to detail, comfort working in systems, strong organizational skills, and the ability to coordinate stakeholders across multiple locations to maintain data integrity and support proactive space and occupancy planning needs.
In this role, you will…
Maintain accurate space, occupancy, and headcount data within the IWMS and ensure updates follow established governance and naming conventions
Conduct routine data reviews and validations, confirming accuracy of space assignments, business group coding, seat allocations, and occupancy classifications
Upload and manage architectural drawings and updates; review plans to ensure alignment between as-builts and IWMS data
Support the annual global space audit cycle by coordinating with site contacts, verifying data submissions, tracking progress, and resolving discrepancies
Provide guidance and support to site contacts to ensure consistency and compliance with audit and data standards
Assist with space requests and move/churn activities by preparing basic test fits and seating plans, validating capacity, and documenting changes
Serve as a primary planning and data support contact for assigned region(s), including headquarters operations
Update IWMS to reflect completed moves and space changes, track requests, follow-ups, and approvals
Participate in stakeholder meetings, capture follow-ups, and communicate status updates and deadlines

+ Prepare estimates for all stages of design from Conceptual through Final Construction documents (Schematic, DD, CD, Hard Bid)
+ Work with Regional & Program teams to prepare accurate ROMs and potential scope validations for eventual capital planning and client approvals.
+ Responsible for cost analysis and reporting of internal estimates, statuses, and actual pricing.
+ Build and maintain internal cost estimating tools via excel and SharePoint
+ Perform analysis and report on cost estimates, comparisons of scope, quantities, and cost data between projects.
+ Support execution teams in evaluation of vendor cost estimates and proposals, as needed to assemble final estimates for client.
+ Schedule and manage Preconstruction/estimation timelines for critical program deliverables.
+ Support ongoing Capital Planning efforts to maintain up to date pricing and schedule estimates based on market, regional and client knowledge.
+ Keep internal and client project records and reporting current.
+ Review/analyze complex bills of materials. Assessing labor productivity and labor costs, researching vendors and understanding manufacturing and construction costs
+ Negotiate with and engage in vendor solicitation and/or information gathering during the bidding process.
+ Compare and analyze competitive vendor and supplier bids as requested.
+ Coordinate with stakeholder partner to maintain master subcontractor/vendor lists & pricing by trade.
+ Advise Regional & Program teams on all perceived risks to the successful completion of the project as needed.
+ Identify dependencies and/or scope gaps in the successful completion of the project.
+ Communicate regularly with internal and external partners as appropriate to ensure the delivery of high-quality service and system support.
+ Create and evaluate project reports and provide project status to internal and external clients as needed.
+ Prepare, publish and communicate estimate status, including input into the designated tracking systems.
**REQUIREMENTS:**
+ Bachelor's Degree in Engineering, Construction Management, Building Construction, or similar field with minimum of three (5) years of estimating experience in directly related construction role or a minimum of five (7) years equivalent combination of experience in an advisory and/or project management capacity required
+ Knowledge of construction principles and practices
+ Experience with retail and tenant improvement construction projects; ability to read and understand construction specifications (and construction drawings preferred)
+ Strong computer skills to include Microsoft Office, Excel, Estimating database software, and Onscreen takeoff tools.

What Will I Be Doing?
Here are just a few things you can expect to do daily:
Team member must be able to work in a team oriented and safety conscious environment. “Safety First” expectations include, but are not limited to, PJHA process, Observation process, and compliance with all company / site safety guidelines and procedures.
This position requires the employee to work without supervision.
Must be able to use hand tools on a daily basis such as power tools
Willing to work all shifts including holidays and weekends when demanded by the job.
Work from elevated areas (ladders, platforms, scaffolding, and others as ) utilizing fall protection equipment when needed.
Must be able to work in confined spaces as necessary to complete tasks
Must be able to operate and have knowledge of simple and complex heavy industrial equipment such as forklifts, scissors lifts, boom lifts, and skid loaders.
Must be able to adhere to the published work schedule while being flexible in hours based on workload
Work without direct supervision on daily assigned work.
Maintain compliance with all company & customer regulations, policies, and procedures
Must be able to utilize industrial powered vehicles (RTFL, Forklift, Aerial Lift, Scissor Lift)
Must have a working knowledge and proficiency with installing, repairing, and maintaining industrial electrical components and equipment including lighting, motors, inverters, soft starts and wye-delta systems. Must have a working knowledge of schematics, mathematics, preventive/predictive technologies, basic computer literacy, safe electrical test, and measurement best practices. Cut, thread, bend and install raceway (conduit) and cable trays in an industrial setting; Install wire through raceway and cable trays to be tested by MCA; Must be aware and able to follow standards laid out by NECA 101
Must have an awareness and be able to perform calibration and documentation of functions pertaining to the key elements of: Flow Measurement, Level Measurement, Pressure, Temperature, Analytical Instrumentation; Must be able to troubleshoot process control loops - using key elements and specialized testing equipment.
Ensures compliance with all company / customer regulations, policies, and procedures.
Achieve performance expectations set forth as part of performance appraisals to include employee development planning.
Maintain personal tools required for your job to include an up to date documented personal tool lists. Required tool listing to be supplied as part of employment.
