Under the direction of the Property Manager, the Maintenance Supervisor is responsible for all physical aspects of the apartment community, coordinating and performing maintenance and repair services, ensuring curb appeal and quality of apartment homes, responding to customer service requests, and adhering to all safety policies.
Essential Functions Statement(s):
Maintenance Services
Direct and oversee all aspects of maintenance of the community. Schedule and perform preventative maintenance, inspections, nighttime lighting audits, and janitorial services
Maintain accurate records for all required reporting and record keeping outlined by Avita Policy
Walk the property daily to uphold curb appeal and monitor safety issues
Schedule and coordinate apartment turns, including assistance with resident move-out and apartment renovations
Follow expense guidelines, monitor operating expenses, and make recommendations for cost-saving strategies for the community
Manage inventory and storage area, purchasing adequate maintenance materials for service requests and apartment turns, keeping an accurate log of supplies
Communicate and advise the Property Manager on recommendations for capital improvements and maintenance requirements for annual budget
Coordinate all contracted services. Solicit and analyze bids, assess work once completed, and track invoices to guarantee timely payment
Complete all service requests and apartment turnovers in line with Avita policy and procedure
Supervise the use of property golf carts and all other major tools and equipment when applicable
Notify Property Managers with solutions for any safety or liability concerns as well as preventative maintenance needs
Conduct and document monthly safety meetings, including procedures, training, safety equipment, • MSDA and use of equipment
Perform other duties as required
Customer Service
Complete service requests from residents and team members in a timely fashion, in accordance with company policy
Ensure excellent customer service with a courteous and professional attitude toward all customers and team members
Audit the key tracking system daily and weekly
Participate in after-hours emergency requests and ensure property staff coverage 24 hours a day, 7 days a week
May occasionally be required to assist at other properties
Run errands to support the property as necessary
Personal Development
Support and assist Property Manager with new hire selection
Train, coach, and mentor team members, ensuring appropriate training is received
Create a team environment: hold weekly team meetings; manage by goals, open communication
Generate work and on-call schedule for service employees

JOB PURPOSE SUMMARY:
This position is responsible for assisting other electricians in the diagnosing, repairing, installation, testing, and maintaining of high and low voltage electrical equipment and related systems in order to assist in providing for the safe condition and operation of all electrical equipment and systems within the District's facilities.
KEY FUNCTIONS, ESSENTIAL DUTIES, AND RESPONSIBILITIES:
Electrical:
1. Performs periodic checks and replacement of lamps.
2. Completes replacements of ballasts, as necessary.

PHYSICAL REQUIREMENTS & WORKING CONDITIONS:
This position requires frequent standing, sitting, walking, standing, kneeling, and working in cramped and strained positions for long periods of time, as well as climbing, bending, working on ladders and scaffolds, lifting, carrying, and moving objects of up to 50 lbs, as well as frequent use and maintenance of visual acuity. This position will regularly work within both an indoor climate controlled setting, as well as an outdoor non-climate controlled setting with frequent exposure to low voltage and high voltage electrical equipment and related systems, occasional to frequent exposure to extreme temperatures, inclement weather conditions, dust, fumes, and odors, as well as occasional to frequent exposure to mechanical, electrical, hazardous chemical agents and related hazards. Qualifications
Education & Experience: We are looking for candidates interested in becoming licensed through our DOL approved Electrical Apprenticeship Program.
Candidates with a certificate or AS degree in electrical technology, electrical construction, instrumentation or similar or equivalent experience preferred.
Location/Travel: This position will require travel in/around Lubbock, TX - up to/within a 200-mile radius. Applicants must be permanently located in/around the office location or be willing to permanently relocate. Applicants must have reliable transportation and a valid driver's license. Per diem and mileage stipends applicable per company policy.
Work Schedule: Start times, break times and work hours vary per site and stage of our projects. Our employees work more than 40 hours per week but no more than 60, as part of our commitment to safety. Due to the type of construction, weekend work maybe required on occasion.
Work Environment: While performing the duties of this job, this role is often exposed to high/precarious places, risk of electrical shock, and all outside weather conditions. General Purpose
Under general supervision, plan, assign, coordinate, supervise and participate in activities of subordinates performing maintenance, repair, construction, installation and inspection of various of electrical systems and ensure compliance with applicable electrical safety codes and standards.
Typical Duties
Direct and perform installation, maintenance, and repair of electrical systems. Involves: Plan wiring and installation of equipment and fixtures such as pumps, motors, generator, switches, control devices, circuit breakers and fuse boxes. Coordinate construction activities for new or modified high and low voltage electrical system by ensuring that sufficient staff, tools and supplies are scheduled for work sites. Review work of department and contracted personnel in installation, extension or repair of electrical system. Inspect for proper materials and workmanship standards. Resolve disagreements between subordinate electrician and contractor. Produce electrical schematic drawings for remote control circuits and other devices.
Develop and implement preventative maintenance programs. Involves: Review and analyze electrical equipment documentation and service history. Prepare preventative maintenance work schedules for assigned personnel and electrical equipment. Improve electrical systems reliability and extend equipment's serviceable life and reduce electrical hazards.
Ensure department compliance with safety codes. Involves: Examine construction plans and specifications for conformance with municipal and related electrical codes and regulations. Inform management of undesirable layouts, materials, and equipment and provide recommendations for code compliance. Review subordinate's and contractor's work for code compliance and verify that appropriate corrective action is taken. Perform field inspections and other audits for adherence to proper materials and workmanship standards.
Participate in acquisition decision making for electrical equipment. Involves: Confer with management and professional engineers on proposed electrical installations. Recommend corrections in electrical systems following damage by fire, equipment failure or other causes. Review plans and specifications for proposed and existing electrical systems and recommend modifications and improvements compatible with existing systems and practices.
Supervise assigned personnel. Involves: Schedule, assign, instruct, guide, check and evaluate work. Arrange for or engage employee in training and development. Enforce personnel rules and regulations, standards of conduct, work attendance, and safe work practice. Ensure adherence to applicable regulatory and departmental standards. Counsel, motivate, and maintain harmonious work relationships among subordinates. Recommend staff and employee status changes. Interview applicants and recommend selection.
