We are looking for a qualified scheduler who has a bachelor's degree and a minimum of 10 years of experience. The ideal candidate should have experience in managing scheduling staff on multiple projects and should possess a comprehensive understanding of civil, structural, architectural, and MEP scope of work, as well as an understanding of the design process relative to the project schedule. They should also have a comprehensive understanding of project administration, including the submittal process, change management, and change order processes, along with schedule logic, predecessors, successors, and float.
The candidate should have an understanding of earned value management and the ability to cost and manpower load schedules. They should also possess a comprehensive understanding of schedule software, including Primavera P6 and Microsoft Project. The ideal candidate should be able to develop a comprehensive baseline schedule of projects in collaboration with the site team and trade partners to meet key milestones. They should be able to prepare executive schedule update narratives and reports for market performance and develop construction sequencing to help the project team plan efficient workflows. The candidate should be able to assess project schedules to identify and mitigate scheduling conflicts.

The selected candidate will have the key responsibility of managing the scheduling program within their respective market. It will be their duty to ensure that schedules are produced, maintained, updated and issued on a regular basis throughout the project duration. Additionally, during proposal development the candidate will be relied on to assist with project strategy in relation to schedule.

* Works with Project Manager to verify the monthly Red File report for the MEP.
* Reviews shop drawings and submittals to ensure compliance with scope of work.
* Responsible for the communication, implementation and enforcement of Gray's safety program on site.

JOB SUMMARY:
The Maintenance Technician/Field Service Technician works closely with the Portfolio Manager in the execution of operational priorities of assigned HUB as well as day-to-day management of service requests and resident satisfaction.

Supervises: Under the direction of the Portfolio Manager, supervises all on-site staff maintenance including any outside contractors and vendors performing work on the property.
ESSENTIAL RESPONSIBILITIES:

Promoting and upholding all company policies.
Diagnose and perform minor and routine maintenance/repair, as directed, involving the following on a daily basis:

Respond within 24hours to resident requests for maintenance, troubleshoot problems and takes action to resolve maintenance concerns. Clean up work area and restore it to its original condition.
Notify resident (or ensure that the residents are notified) that their requests have been completed.
Timely response (within 1 hour) to emergency maintenance requests after hours when scheduled for on-call duty.
Complete all administrative requirements and forms accurately and in accordance with established property deadlines (i.e., timeclock, turnover cards, on-call logs, site inspection logs, service requests, pool logs, maintenance checklists, etc.).
Maintain and utilize tools, equipment, and vehicles in a clean, orderly, and safe manner.
Follow established procedures for accessing and returning tools and other materials from the maintenance shop. Assist Maintenance Supervisor with the inventory and ordering process when requested. Maintain, secure, organize and clean shop as needed.
Perform routine maintenance on property equipment, pools, amenities, office equipment and tools as necessary to ensure all are in proper working order.
Perform routine lighting inspections and replace or schedule replacement of burnt-out bulbs as necessary.
Participate in safety inspections and alerts supervisor of any safety hazards immediately. Comply with all safety policies including utilizing required safety equipment (i.e., back belt, safety glasses, etc.).
Comply with policies and procedures laid out in the property kept on-site.
Participate in and meet deadlines for all mandatory training programs.
May be required to assist at other Quinn Management properties upon request.
Responsible for possessing and maintaining personal hand tools, reporting to work on time as scheduled and in proper uniform.
Collaborate with Facilities Manager to routinely introduce new vendors to the vendor network in assigned market to ensure pricing levels remain current and to promote a competitive environment.
Assist Facilities Manager in the tracking and management of vendor compliance (i.e., insurance, license(s), etc.).
Ensure job assignments are effectively distributed across vendors and field service techs to optimize KPIs (e.g., cost, quality, speed, capacity, and resident experience).

This individual is key to the overall project success, including planning, design, and execution. Has the ability and proven track record as a leader of multiple projects and large complex projects and has been instrumental in developing and leading proposal teams.
Bachelor's degree from four-year College or university; or a minimum of ten years related experience and/or training; or equivalent combination of education and experience.
Must have a minimum of seven consecutive years total profit and loss accountability on multiple projects.
Must have a minimum of five years of experience managing all disciplines of design/build projects or hard bid projects as required for the market this position serves.
Must have experience in all contracting methods such as lump sum, GMP, cost plus construction management, and fee-based construction. Must understand legal aspects and implications of contractual language.
Must have a proven record in increasing project profitability from the initial project profit margin on multiple projects.
Must be sufficiently knowledgeable in technical aspects of engineering and design disciplines to represent Gray as the "primary point of contact" in initial project discussions with customers. Must be thoroughly knowledgeable of costs and fees associated with the variety of engineering and design disciplines and services Gray offers.
Must be thoroughly knowledgeable of the impact caused by multiple changes in either the design, engineering, or construction phases and how they impact the overall project, from the cost, schedule, construction management, and construction operations perspectives. Must be knowledgeable of when and how to address these issues with customers.
Must have managed a minimum of one project in which all process or production equipment procurement or installation or both was within the scope of project services; or, must have managed all components of comparable to process projects for other specific industry types of projects, including, but not limited to, mission critical, large distribution and manufacturing, support utilities, equipment procurement, and installation, and manufacturing equipment and support utility installation. The total value of this component of work shall have exceeded two million dollars for each project. Should also have experience and knowledge of costs associated with discrete equipment components and systems and installation procedures in order to prepare estimates and proposals.
Must be able to mentor and/or train other project staff, such as senior project managers, project managers, assistant project managers(s) or other team members.
Must have proven experience in the development of aggressive schedules for projects with variables such as project type(s), areas, and seasonal start dates.
Must have proven experience in preparing cost estimates for design/build projects in the industrial arena.
Must be able to develop and maintain harmonious relationships with owners, co-workers, vendors, suppliers, and community stakeholders.
LANGUAGE SKILLS
Ability to read, analyze, and interpret general business periodicals, professional journals, technical publications, or government regulations. Ability to write reports and business correspondence; ability to effectively present information and respond to questions from employees, managers, clients, customers, and the general public. Must have the ability to develop, interpret, and understand complex financial information.
MATHEMATICAL SKILLS

PROJECT ADMINISTRATION
Facilitates Customer and Team's meetings and ensures that detailed meeting minutes and actions items registers are updated and promptly distributed.
Ensure that all “project start-up meetings" are held when required and with the appropriate team members.
Ensures that the project action items are being systematically tracked and completed to support the project requirements.
Ensure that project staff completes submittal reviews, status reports, closeout documents, and maintenance manuals promptly
Visit project sites regularly
FINANCIAL SUCCESS
The Group Manager MEP is responsible to continually monitor progress identifying issues early during budget/costs reviews, developing needed corrective actions to mitigate issues, and to provide reports to the Project Executive, Responsible Project Director, Responsible Regional Manager, or Responsible Vice President.
Operate within budgetary limitations and requirements.
The Project Manager inherits the role of day-to-day management of project financials while the Group Manager MEP is responsible for developing proposals and execution strategy for MEP trades of the project and coordinate with the Project Management Team for the general building trades. This strategy should be project-specific and evolve over the proposal phase and finalized early in execution. The plan should have buy-in from Construction, A/E, MEP Services, and Field Ops and include a reporting process to update Market Leaders as appropriate. The Group Manager MEP will contribute to the Risk Management and Relationship Management plans that will be part of the execution strategy.
Monitor the purchasing of all required materials, subcontracts, equipment, and services for project(s) MEP trades by project MEP Services staff and other team members, ensuring optimal savings within safety, quality, scheduling, training, and profitability requirements.
Ensure that the project MEP Services staff is issuing change orders to subcontractors and customers according to the work procedures.
Ensure that the project MEP Services staff is completing red files accurately and in a timely manner or providing financial status information to the project team to incorporate into the red files as well as reviewing the red file and/or job cost reports with the Project Manager and/or Project Executive, and the Site Manager on a monthly basis.
SCHEDULE PERFORMANCE
Responsible for oversight of project MEP Services team in the development and maintenance of the project master schedule to ensure conformance to project execution strategy and contractual obligations.
Responsible for collaboration with Field Operations Managers, A/E Services, and Project Management team with respect to MEP trades to assess the project schedule progress, identifying potential issues, and assisting the project team in the development of corrective measures as needed.
Ensure that any delays on the project are appropriately documented and communicated to all pertinent parties; includes producing timely notices and development of documentation to justify extensions to the schedule, and/or taking the development of documentation to justify extensions to the schedule, and/or taking appropriate measures to adhere to or modify the schedule.
RISK MANAGEMENT
Ensure that all contractual terms and conditions in both owner contracts and MEP subcontracts are understood by all parties. Must be able to render decisions and/or take appropriate action(s) based on the contractual obligations of all parties.
Ensure that goals for safety, quality, scheduling, training, and profitability are met for specific project or projects. This includes the promotion and implementation of the safety and quality programs.
Responsible for contributing to the development of the project risk management plan with respect to MEP trades and assigning responsibilities for monitoring and reporting progress. Plans should address both internal and external risks. Risk management planning should be incorporated into the Project Execution plan.
Assess the effectiveness of plans and in collaboration with the Field Operations Manager, A/E Services, and MEP Services to develop changes to the plan and/or corrective action steps to be implemented by the team.
Provide oversight, identifying potential issues & assist project teams in the development of corrective measures for risk mitigation. In addition, responsible in monitoring the corrective measure until risk is mitigated.
Demonstrate and communicate a consistent and clear approach to problem-solving.
RELATIONSHIP MANAGEMENT
Perform as primary customer contact and account manager. By definition, this relationship shall reside beyond that of the Project Manager and/or Senior Project Manager so that if issues are elevated above that of these individuals the Project Executive is a transitional stop prior to escalating to the Director.
Develop relationship management plans and assign responsibility within the team and for reporting progress. Plans should address relationships with customer, subcontractors, and consultants. A project communication plan should be included outlining lines of communication for the project team, customer, subcontractors, and consultants. The Group Manager MEP shall coordinate with A/E Services regarding consultants. Relationship management planning should be incorporated into the Project Execution plan.
Assess the effectiveness of plans, and in collaboration with the Field Operations Manager, A/E Services and MEP Services develop changes to the plan and/or corrective action steps to be implemented by the team.
Exuberate leadership qualities and awareness of Gray Core Values inside and outside of project team. Extend consideration, courtesy, and respect to project staff, subcontractors, suppliers, and customers.
In the absence or termination of subordinates or other project staff, ensure continuity of workflow.
TEAM MEMBER DEVELOPMENT
Ensure that the project staff support and abide by the company's vision, core values, and mission statement.
In coordination with the Field Operations Manager, A/E Services, and MEP Services monitor project team cohesiveness and develop action plans to correct issues associated with project management resources.
Responsible for mentoring and training MEP Services Sr. Project Managers and Project Managers and ensuring adequate training is available and provided to Assistant Project Managers and Project Engineers.
Responsible for performance reviews of MEP services personnel assigned to the Group Manager MEP. Also coordinate disciplinary actions with the Responsible Director MEP.
COLLABORATION
Ensure that project staff and other team members maintain a cooperative and willing work environment with the engineering and design staff as well as the construction site staff.
Responsible for communicating regularly with other Project Executives and Responsible Director, Responsible Regional Manager or Responsible Vice President in carrying out responsibilities.
ADMINISTRATIVE AUTHORITY
The Responsible Director, Responsible Regional Manager, or Responsible Vice President has the authority to execute Subcontract agreements, release early payments to subs and vendors, accept deviations from our insurance limits, and to execute customer change orders.

The wage range for this role takes into account a wide range of factors that are considered in making compensation decisions including but not limited to skill sets; experience and training; certifications; as well as other business and organizational needs. The disclosed range estimate has not been adjusted for the applicable geographic differential associated with the location at which the position may be filled. It is not typical for an individual to be hired at or near the top of the range for their role and compensation decisions are dependent on the facts and circumstances of each case. A reasonable estimate of the current salary range is 145K to 218K.
