+ Manage tax exemption applications, collaborate with SSM Corporate Legal and SSM leaders for proactive resolution of all property matters. Ensures all landlord default claims are resolved within cure period and documents are properly recorded.
+ Prepare transaction communication tools and packages for internal approval process. Provides support with documentation required to be used during the transaction management process, including new leases, renewals, purchases, sales, subleases, options, etc.
+ Conduct audits of Year-End Common Area Maintenance (CAM), Insurance, and Real Estate Tax reconciliations. Act as the SSM liaison between Landlords, Tenants, Risk Management, Legal, Environmental Safety, Design and Construction, and other support functions.
+ Prepare monthly Finance reports for all leases, space use agreements, service agreements, utilities, and parking agreements of all SSM owned or subleased properties.
+ Manage rent rolls, coordinate tenant billings, rent collection, expense pass-through, and oversee miscellaneous tenant billings. Resolve payment discrepancies by sending out delinquent notices, if necessary, and tenant improvement allowance release letters.
+ Review invoices in conjunction with lease requirements and ensure back-up documentation is in place and all calculations are correct. Field phone calls and emails regarding general real estate inquiries. Assist in lease administration activities, including tenant contacts and insurance information.
+ Manage tax exemption applications and collaborates with municipal collectors of revenue to report changes in tax status for SSM owned properties
