PHYSICAL REQUIREMENTS

+ Consistently works in outside weather conditions that may be in frigid or hot temperatures.
+ May need to lift own body weight with associated safety equipment.
+ Must be able to remain in a stationary position 50% of the time.

What is an Occupancy Verification?
Mortgage lenders require periodic updates on their properties and to do this they send out independent contractors. The purpose of the property inspection is:
To verify property occupancy.
To report on the general condition of the property using a mobile application.
Most inspections are exterior only. About 10% require interior photos after the property has gone vacant.
We contract with inspectors at a county level. This means that you would be responsible to complete all inspections in your county. In some cases, you will split the county with another inspector if there is enough volume for two inspectors.
Responsibilities
Most common type of inspection should only take 5-6 minutes.
Complete the inspection within 4 days after it is assigned.
Report general property conditions and make a determination of occupancy based on industry standards.
Take 9+ photos of the property with brief comments.
Complete a short form in an app.
Requires being able to spend extended periods of time driving while making numerous stops during the day in the assigned territory.

Majority of our inspections are basic exteriors where some do require contact by door knock or letter delivery. What is an Occupancy Verification?
Mortgage lenders require periodic updates on their properties and to do this they send out independent contractors. The purpose of the property inspection is:
To verify property occupancy.
To report on the general condition of the property using a mobile application.
Most inspections are exterior only. About 10% require interior photos after the property has gone vacant.
We contract with inspectors at a county level. This means that you would be responsible to complete all inspections in your county. In some cases, you will split the county with another inspector if there is enough volume for two inspectors.
Responsibilities
Most common type of inspection should only take 5-6 minutes.
Complete the inspection within 4 days after it is assigned.
Report general property conditions and make a determination of occupancy based on industry standards.
Take 9+ photos of the property with brief comments.
Complete a short form in an app.
Requires being able to spend extended periods of time driving while making numerous stops during the day in the assigned territory.
Requirements (to be considered you must have the following):
Computer with an internet connection
Reliable vehicle (good gas mileage is a plus as you will be paying for your own gas)
Smartphone (Android or iPhone)
Printer
Pass a standard background check using a valid driver's license
Pay and Hours
This is a 1099 position. Each inspection has a flat rate. Rates vary based on county and volume. Although you are paid per inspection, you will earn the equivalent of $30-$40 per hour.
Depending on a county and if it is urban or rural you will complete anywhere from 20-500 inspections per month working 2-30 hours per week. Lower volume counties have higher rates and higher volume counties have lower rates. There is no set amount of inspections per month, but the work is consistent month-to-month.
Earn more as you become established, have greater availability to inspect or are willing to cover a larger territory.
No additional mileage reimbursement above the flat fee per inspection.

Key Responsibilities
Perform inspections during installation of stationary and Rotating Equipment
Perform preventative maintenance inspections on Stationary/Rotating Equipment
Review and implement manufacturer installation and operation manual during installation of Stationary/Rotating Equipment
Collaborate with equipment manufacturer technical advisors during installation of Stationary/Rotating Equipment
Perform thorough inspections of materials and equipment upon delivery to ensure compliance with established specifications, safety standards, and contractual requirements.
Apply independent judgment to resolve complex quality concerns, providing recommendations for corrective actions
Maintain accurate documentation of inspections, non-conformance reports, and resolution processes to support project transparency and traceability.
Collaborate with project management, engineering, procurement, and construction teams to proactively identify and address potential quality issues before they impact project outcomes.
Ensure quality control procedures and standards are consistently applied, supporting continuous improvement initiatives across projects and departments.
Provide technical guidance to team members, sharing expertise and offering mentorship in advanced inspection techniques and tools.
Assist in the development and refinement of quality systems, processes, and inspection tools to enhance efficiency and sustainability across the organization.

Education and Experience:
10+ years of Experience In a quality role
5+ years as millwright
Extensive experience in API 686
Technical school diploma or equivalent combination of education, training, and relevant work experience.
Extensive experience in quality control inspection, particularly in material and equipment delivery for energy, chemicals, or resources industries.
Proven ability to work independently, applying sound judgment to complex technical decisions and quality-related challenges.
Preferred Requirements & Qualifications:
Industry standard certifications preferred
10+ years of inspection experience on-site during construction in Electrical inspection
Technical school graduate or equivalent combination of education, training, and relevant experience in quality control or related fields.
Demonstrated experience in quality control inspections with a strong understanding of industry codes, regulatory standards, and quality assurance best practices.
Strong decision-making and problem-solving abilities, with the capacity to work independently and exercise sound judgment in dynamic project environments.
Proficiency in using tools, equipment, and systems specific to quality control inspections, ensuring accurate and efficient project execution.

The API Inspector will report directly to the Inspection & NDT Supervisor who will establish clear expectations in terms of work quality, efficiency, and technical development.
