You will be responsible to schedule on-site surveys and provide risk control reports to insurance industry clients. These reports contain information necessary to underwrite a commercial insurance policy, and may include recommendations to control and/or correct potential loss producing conditions associated with that policy. You will be expected to manage assignments you accept, successfully secure customer appointments within a local territory and complete work assignments on time.
Inspectors will work from their home or office, and travel to local commercial business operations (i.e.) retail businesses, restaurants, hotels, apartment buildings and complexes, construction operations and jobsites, various types of manufacturers, churches, schools, etc. You will assess the risk for various commercial insurance lines of business that can include Property, General Liability, Workers Compensation, Auto/Fleet, Products Liability, Inland Marine and Builders Risk.

Mortgage Field Service Inspectors are Property Inspectors who:
*Determine if a property is occupied or vacant.
*Rate the property as Good, Fair, or Poor.
*Take photos of the property using your smart cell phone.
*Fill out a form on your cell phone using a downloadable app.
*Answer multiple choice questions about the property condition.
REQUIREMENTS:
*Must be able to pass a criminal background check.
*Must have dependable transportation (good gas mileage is a plus).

What is an Occupancy Verification?
Mortgage lenders require periodic updates on their properties and to do this they send out independent contractors. The purpose of the property inspection is:
To verify property occupancy.
To report on the general condition of the property using a mobile application.
Most inspections are exterior only. About 10% require interior photos after the property has gone vacant.
We contract with inspectors at a county level. This means that you would be responsible to complete all inspections in your county. In some cases, you will split the county with another inspector if there is enough volume for two inspectors.
Responsibilities
Most common type of inspection should only take 5-6 minutes.
Complete the inspection within 4 days after it is assigned.
Report general property conditions and make a determination of occupancy based on industry standards.
Take 9+ photos of the property with brief comments.
Complete a short form in an app.
Requires being able to spend extended periods of time driving while making numerous stops during the day in the assigned territory.
Requirements (to be considered you must have the following):
Computer with an internet connection
Reliable vehicle (good gas mileage is a plus as you will be paying for your own gas)
Smartphone (Android or iPhone)
Printer
Pass a standard background check using a valid driver's license
Pay and Hours
This is a 1099 position. Each inspection has a flat rate. Rates vary based on county and volume. Although you are paid per inspection, you will earn the equivalent of $30-$40 per hour.
Depending on a county and if it is urban or rural you will complete anywhere from 20-500 inspections per month working 2-30 hours per week. Lower volume counties have higher rates and higher volume counties have lower rates. There is no set amount of inspections per month, but the work is consistent month-to-month.
Earn more as you become established, have greater availability to inspect or are willing to cover a larger territory.
No additional mileage reimbursement above the flat fee per inspection.

Mortgage Property Inspection Overview:
Mortgage lenders require periodic updates on the properties they have financial interest in. The lender contracts with GIS to have inspectors go out to verify the property occupancy, report general property conditions, letter delivery/posting, vacant interior walk-through or insurance repair progress report. Majority of our inspections are basic exteriors where some do require contact by door knock or letter delivery. In addition, there will be some inspections which require interior access to secured/vacant properties and appointment-based insurance loss inspections.

Read, understand, apply, and maintain currency with applicable FAA Regulations, FAA Airworthiness Directives, Manufacturer Bulletins, Maintenance Manuals, Engineering Letters, Service letters, and Maintenance Program Manuals.
Assist Receiving Department with inspection of incoming material, parts and supplies, and ensure that the proper certification papers are routed to the Inspection Department for aircraft records.
Determine airworthiness of subcontracted work performed outside the Repair Station.
Ensure the Preliminary and Hidden Damage Inspections are properly executed and record the results as outlined in the RSM and QSM.
Ensure unserviceable parts are properly tagged and identified to prevent reuse as serviceable parts.
Properly execute FAA Form 337 and / or maintenance release.
Verify inspections of completed work are properly performed in accordance with engineering drawings, specified standards, regulations, or manuals.
Perform aircraft document audits to assure that the paperwork package is complete prior to aircraft or product being returned to service.

* Complete the schedule of monthly inspections and preventative maintenance, ensuring the schedule is completed or alternative arrangements are made.
* Understand sold work hours and perform inspections within the allowed hours without compromising safety or quality. Communicate exceptions to supervisor, as soon as possible.
* Perform inspection of equipment in accordance with established guidelines. Document findings and make corrective recommendations to the customer for inspected equipment including a written "Safety Notification" of any observed or known safety concerns, if appropriate. Determine customer's intentions to purchase repairs and advise local service office of actions necessary to sell or complete the repairs.
* Consult with customer regarding all repair and safety related issues and discuss during the VISIT REVIEW recommendations that will assist the customer with improving their SAFETY & PRODUCTIVITY, prior to leaving job site. Determine items requiring quotation.
* Complete and provide proper electronic documentation utilizing the established company digital tools required for each service, obtaining the customer's signature and acceptance.
* Provide all required information and data for quotation including Master data and COMPONENTE level information, hours and number of Field Operatives required for repair when FAULTS are identified, complete list of tools and equipment required and other pertinent notes to assist with the quotation process.
* Read, understand and apply the contents of all OSHA, ANSI, CMAA, HMI and other codes or regulations pertaining to our industry. Refresh and update knowledge periodically. Maintain copy of "Inspector's Course" to be available for report completion at customer site.
* Complete inspection reports and other required and appropriate documents in a professional, accurate, neat and legible manner and submit same in a timely manner and in accordance with established guidelines. Review job with Service Manager, discussing repair issues and customer feedback received during the inspection review.
* Maintain regular communication with the service office and Service Supervisor, in accordance with established practices.
* Coordinate work schedule with Service Supervisor. Perform service/repair work, as required and as scheduling permits.
* Maintain all company issued equipment, vehicle and assets in a safe and proper working order. Operate tools, equipment and vehicles in a safe and responsible manner. Notify supervisor of any deficiencies for resolution.
* Maintain supply of forms, literature, inventory and miscellaneous materials in the service vehicle. Document use or sale to customer, as required.
* Follow all established safety rules and procedures, including those established by the customer.
* Maintain company vehicle and uniforms in a clean and presentable manner.
* Participate in monthly safety meetings.
* Other duties as assigned by supervisor.
Qualifications
EDUCATION: Associate's degree in Industrial Electrical/Mechanical Technology or related field or equivalent vocational/technical training and experience is preferred.
EXPERIENCE: In addition, all applicants must demonstrate at least five years related experience with cranes or derricks. This five year of experience must include not less than two years of crane related field duties such as crane inspection as a crane operator, heavy equipment mechanic, shop foreman, operations supervision, rigging specialist, or mechanical or civil engineer. Related education may be substituted for experience at a ratio of two years of education for one year of experience up to three years.
Inspection personnel must also meet the definition of a qualified person which is defined as:
Qualified Person, Attendant or Operator. A person designated by the employer who by reason of his training and experience has demonstrated his ability to safely perform his duties and, where required, is properly licensed in accordance with federal, state, or local laws and regulations.
OTHER REQUIREMENTS: Must have and maintain a good driving record, including a valid driver's license. Must be willing and able to work off the ground. Must possess good written and verbal communication skills. Must be able to work varied overtime, as required by customer and be available for "on call" as part of the service office rotation (if required in specific location). Must be able to travel and work out of town, on occasion.
Must be able to frequently lift up to 25 lbs. Must be able to lift up to 50 lbs. on a daily basis. Must be able to lift up to 75 lbs. although not on a daily basis. Must be able to lift 100 lbs. on a rare basis. This position requires frequent climbing, balancing, stooping/crouching, and overhead reaching. This position requires occasional pushing, pulling, kneeling, and crawling. This position will be inside approximately 90% of the time and outside approximately 10% of the time. This position will be frequently exposed to heat, cold, noise and heights.
