Job Description
Overall Purpose and Objective of Position
Direct and coordinate all cotton warehousing activities. These responsibilities include interviewing, hiring and training employees; planning, assigning and directing work; appraising performance, rewarding and disciplining employees; addressing complaints and resolving problems.

Primary Responsibilities/Essential Functions
Establish operational procedures.
Inspect physical condition of warehouse and equipment. Prepare work order for repairs and replacement of equipment.
Coordinate activities of department supervisors, maintenance and operations manager.
Direct salvage of damaged cotton.
Participate in planning personnel safety and plant protection activities.
Review production orders, schedules and reports, resolving any problems.
Plan operations, establishing priorities and sequence of product handling.
Investigate/resolve worker grievances and customer complaints and take necessary action.
Operate lift truck.
Active member of the facility SHE Program, allocates sufficient resources to ensure SHE Program is implemented, maintained and effective.
Maintains good working knowledge of SHE policies, rules and procedures applicable to facility and ensures all applicable requirements are adhered to.
Ensures employees are provided required training for area assigned, and jobs and tasks prior to assigning work.
Ensures facility is maintained in orderly and safe manner.
Ensures unsafe working conditions are remedied as soon as practicable.

Load and unload products from trucks, containers, and pallets using manual or powered equipment (e.g., pallet jacks or forklifts).

Report any damaged or missing items to the Warehouse Manager immediately.

7. Have knowledge regarding water and gas meter cut-offs, all apartment and fixture cut-offs, sewer clean-outs and post map of same.
8. Keep accurate records regarding preventive maintenance, work orders, apartment refurbishing, annual inspections, inventories, purchase orders, and perform scheduled maintenance on all equipment based on the manufacturers operating manuals.
9. Report any maintenance or resident related concerns to manager in a timely manner.
10. Periodically inspect all units, buildings and common areas, performing repairs and janitorial assistance as needed. Make sure storage areas and entrances are locked and adequate lighting in those areas is maintained.
11. Attend and participate in training seminars as requested. Be aware and operate within OSHA (Occupational Safety and Health Act) standards and company safety policies and procedures at all times.
12. Ensure effective, timely and professional interactions with residents, contractors and property management team on all maintenance services provided.
13. May be required to track stock control and utilization of maintenance materials.
