Schochet is seeking an Assistant Property Manager for Compliance.
Fresh Pond Apartments is a 500-unit Family Apartment Community located in Cambridge, MA. Responsibilities include but not limited to; assisting the Sr. Property Manager with all day-to-day operations of the property as well as overseeing the Compliance Team; prior experience in Section 8 compliance which includes but not limited to certifications, re-certifications and interim certifications.
Responsible for the completion of annual and interim resident recertifications. All recertifications must be current and completed in the month in which they are due. Calculate residents rent as assigned. Maintain all needed information in the Yardi property management software.
Maintain on-going, positive communications and a customer service focus both in answering phone calls and in person communications with residents, potential residents, vendors, co-workers and the broader community.
Show apartment units to prospective residents and process move-in paperwork in accordance with company procedures. Complete resident orientations and unit inspections as appropriate.
Comply with all EIV regulations and Company confidentiality requirements.
Submission and processing of TRACS and HAP payments.
Maintain and regularly update the property's wait list as assigned.
Overseeing vacancies.
Complete all other duties assigned by manager.
The right candidate is a self-motivated with 3+ years of Property Management experience that includes a background in Section 8 housing. Must have excellent organizational, interpersonal and communication skills, be a team player and proficient in Microsoft Office. Yardi experience a plus. Certified Occupancy Specialist or equivalent is required. Additional IREM certifications are preferred.

Duties and Skills:

Send and receive rental applications, process applications onto waitlist and select and screen applications for tenancy.
Coordinate mailings as assigned. Examples may include annual waitlist updates, application processing and vendor insurance certificates.
Provide administrative support in the areas of scheduling, typing, filing, supply ordering and mail coordination. Create and distribute resident notices and letters at request of maintenance and management staff.

Essential Duties & Responsibilities:
Work with Regional Vice Presidents, Regional Property Managers, and property staff to problem-solve operational and/or compliance issues at assigned properties.
Assist in the evaluation of property operations including policy adherence at assigned properties.
Make recommendations to Marketing Director, Regional Vice President, Sr VP and President.
Offer support in evaluation, planning and execution of property related activities not limited to property operations, lease ups, compliance, and rent collections.
Manage property lease-ups, assuring that all regulatory requirements are met and that the lease-up happens in accordance with established marketing schedule, plans and partnership agreements. This may include participation in and reporting for transition meetings.
Conduct periodic physical site inspections and/or file reviews as requested and make recommendations to BRM regional leadership.

Roving Occupancy Specialist, Leefort Terrace - Salem, MA Supporting Boston, North Shore, and the South Shore The Roving Occupancy Specialists supports properties in meeting occupancy goals and certification requirements across the portfolio. The Roving Occupancy Specialists interacts directly with prospective and current residents to achieve maximum occupancy and compliance with various HUD and LIHTC certification/recertification requirements; serves as a subject matter expert on all occupancy and compliance requirements; and helps troubleshoot occupancy and certification problems, as requested. Provides training, coaching, and mentoring to site Occupancy Specialists as requested. Must be able travel to sites in Boston, North Shore and South Shore as required by Supervisor.
Supervision Received: Reports to Regional Vice President or Regional Property Manager, per Assignment.
Essential Job Accountabilities:
Processes income certifications/recertifications utilizing Yardi system and adhering to Beacon's AR/IR Procedures.
Coordinates leasing including intakes, interviews, processing, preparation, and distribution of applications.
Coordinates and maintains waiting list. Assists with rent collection efforts by mailing notices to delinquent residents.
Prepares lease packages and supplemental documents for new move‐ins or new properties.
Works professionally and cooperatively with residents and staff to provide high quality customer service.
Provides instruction and guidance to residents during recertification process.
Promotes a positive, active, and collaborative relationship with residents, communities and associated agencies.
Enforces and adheres to company policies, rules and regulations.
Always maintains privacy and confidentiality of resident and company information.
Assists property staff with troubleshooting occupancy and certification problems as requested.
Recommends action plans for problem resolution.
Serves as subject matter expert and resource on occupancy and related compliance requirements/regulations.

Quality Assurance audits and follow up, special projects, and reporting.

Minimum Qualifications:
Education and Certifications: Associates degree or equivalent experience required. Certified Occupancy Specialist (COS) designation required. Minimum two years of tax credit experience. C3P or equivalent designation. Requires professional knowledge of government subsidy regulations and COS expertise gained through experience and education.
Qualifications, Abilities and Skills: Basic math proficiency required. Proficient with Microsoft Office, Excel and Yardi system. Exceptional personal organization skills required. Leasing Specialist, Station Pointe - Mansfield, MA General Statement of Duties: Sells features and benefits of apartment living to prospective and current residents. Achieves and maintains occupancy goals. Responsible for all phases of the leasing process.
Supervision Received: Reports to Property Manager and/or Assistant Property Manager.
Supervision Exercised: No supervisory duties required.
FLSA: Non-Exempt
Essential Functions of the Position: (Any one position may not include all the duties listed, nor do the listed examples include all that may be found in positions of this class).
Builds relationships with prospective and current residents and coordinates all phases of the leasing process: intakes, interviews, processing, preparation and distribution of applications.
Provides polished and professional sales tours of the model apartment, vacant apartments and community amenities.
Achieves tiered rent levels and occupancy goals.
Coordinates and prepares annual lease renewals and income re-certifications.
Updates daily turnover log, maintains waiting list, prepares weekly leasing reports and market study.
Prepares lease packages and supplemental documents for new move-ins.
Conducts new resident orientation.
Provides backup support to Occupancy Specialist.
Fosters a positive, active and collaborative relationship with residents, communities and associated agencies.
Enforces and adheres to company policies, rules and regulations.
Works patiently, professionally and cooperatively with residents and staff to provide high quality customer service.
Preserves and respects resident and applicant confidentiality.
Minimum Qualifications:
Education and Experience: Associates degree or equivalent work experience required. Two years sales/leasing experience desirable.
Qualifications and Skills: Attention to detail required. Knowledge of subsidy regulations preferred. Proficient in Microsoft Office and Excel. Highly motivated and able to work independently. Ability to handle resident or building emergency situations if needed. Excellent organizational and interpersonal skills required.

Compensation: $25.00 - 27.78 per hour Actual compensation is influenced by a variety of factors including but not limited to skills, experience, qualifications, and geographic location.
