Job Description Overview
Works independently with little supervision in a lab environment.
Works with Validation engineers across a wide range of areas and understands how to execute tests and collect data efficiently.
Requires hands on experience with setup and running equipment to include scopes, Source meters/DMM.
May perform operational test and fault isolation on systems and equipment. Assignments are semi routine in nature.
Work performed within generally defined parameters. Some degree of judgment required in resolving nonstandard problems.
Normally receives general instructions on most work.
Requires good verbal and written communication skills to convey information that may be somewhat complex to others who may have limited knowledge of the subject in question.
Most tasks require multiple steps which can be performed in various orders; some planning and prioritization must occur to complete the tasks effectively.
Deductive and inductive problem solving is required; multiple approaches may be taken/necessary to solve the problem; attention to detail is a must.
Principal Duties and Responsibilities:
Leads and documents activities related to benches, testers, and other equipment. Guides others to install, upgrade, and configure complex equipment and components.
Coordinates with vendors and cross-functionally with internal teams to troubleshoot and perform complex repair, rework, removal, and modifications to equipment work as necessary.
Leads the setup of test equipment using hand tools or automatic test methods. Performs and helps design test of circuits, components, instruments and mechanical assemblies.
Guides others, reviews, and documents test results, KPIs, and other outcomes, and maintains malfunction records.
Helps develop and executes manual and automated test plans, test cases, and test procedures. Guides others to reproduce and debug complex issues. Reviews and approves documentation of process or SOP changes.
Manages and maintains the purchasing, shipping/transporting, receiving and usage of inventory and equipment for test labs, field engineering, and business unit projects.
Identifies opportunities for process improvement and oversees the development and execution of new processes. Reviews the work products of other Engineering Technicians.

COMMUNITY ASSISTANT
The Community Assistant is responsible for all aspects of leasing, marketing, and maintaining positive resident relations of a property.
Essential Duties & Responsibilities
Property Leasing and Administration
Regular/daily onsite attendance is required
Effectively show, lease, and move in prospective residents; greet, qualify, tour community, and sign a lease.
Conducts all functions necessary to close the sale, including making appointments, generating new leads, conducting tours, maintaining model units, and all necessary follow-up needed.
Completes all leasing paperwork needed prior to move-in
Assisting with lease audits, walking units, and turn process.
Maintain accurate prospect traffic and leasing data, responding to prospect leads within 24 hours.
Utilize established sales and marketing strategies to increase property traffic, maintain closing ratios, and work to achieve and exceed leasing goals.
Perform various administrative tasks as needed
Deal with resident complaints, concerns, and requests to ensure resident satisfaction
Assist in developing and implementing resident retention programs (i.e., resident functions, special promotions, monthly newsletter, etc.)
Contribute to the general upkeep and cleaning of office, common areas, and model.
Marketing & Outreach
Assist in implementing annual marketing plan outreach
Review and assist in completing market surveys/analysis on a continual basis to generate ideas and formulate plans.
Maintain thorough product knowledge of the property and competition as well as market conditions; complete weekly market survey report.
Customer & Resident Relations
Manage excellent customer service and monitor service request turnaround and responsiveness
Projects a favorable image of the community to achieve property objectives and public recognition
Ensure consistency in dealing with residents on all matters
Enforce policies of the community that immediate supervisor delegates
Education/experience
High School Diploma or Equivalent
Ability to understand and perform all on-site software functions; basic computer skills required.
Must have basic knowledge of Fair Housing Laws and OSHA requirements.
