Job Summary:
Join our dynamic team at MLS Electric as a Customer Service Representative, where youll be at the forefront of the electrification revolution. Specializing in EV Charger, Tesla WallPack, and Solar Installations, MLS Electric is a unique Tesla Channel Partner working closely with Duke Energy and regional EV customers. Qualifications:
Experience with ServiceTitan CRM
Deliver excellent professional communication and phone etiquette, creating a positive customer experience with every interaction.
Proven sales experience within the Electrical, HVAC, Plumbing, or related industries.
Ability to efficiently multitask and prioritize in a fast-paced environment.

Essential Responsibilities:
• Performs all sales and leasing activities to achieve the community's revenue and occupancy goals by greeting and qualifying prospects, conducting community tours and showing apartments, processing applications, credit screening, and criminal background checks, preparing the lease and move-in package, and ensuring a smooth resident move-in and lease signing.
• Inspects apartments prior to resident move-in and ensures apartments are in move-in ready condition and schedules any outstanding item to be addressed with the maintenance team.
• Stays informed about current market and competitor conditions that may impact the community's occupancy and sales results, develops and implements short- and long-term marketing plans and goals to sustain occupancy, and follows the community's established policies related to concessions, specials, and other programs to boost occupancy.
• Designs and executes marketing activities to create and drive traffic to the community, including implementing resident referral and employer outreach programs, using internet marketing tools (Craigslist, Facebook, e-mail, and other websites), and following other community-specific marketing plans, drives, and special programs.
• Uses the on-site property management software (OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic and other information about existing and future residents.
• Ensures that the community and show units meet the Company's standards for show quality by daily inspecting the marketing corridor and leasing tour, communicating maintenance and upkeep needs to the community's maintenance team members, merchandising and ensuring a physically appealing show unit and/or model and amenities, and preparing the leasing office for daily leasing activities.
• Follows-up with prospects and new residents to ensure satisfaction by sending e-mail, thank-you notes, and cards or making telephone calls or other contacts to finalize decisions to lease and/or renew.
• Executes and performs activities in support of the community's lease renewal program by preparing lease renewal letters and packages for residents, meeting with and contacting renewing residents in advance of move-out dates, and ensuring that lease renewal documents are signed and implemented on time.
• Responds quickly and courteously to resident and client/owner concerns and questions, and takes prompt action to solve problems and/or document and convey resident or other requests to the appropriate individual(s).
Required Licenses or Certifications:

MLS Electric is a residential and small commercial electrical contractor serving the Charlotte and Raleigh-Durham Metro areas. We are looking for electricians to provide best-in-class service for EV charger installations, panel upgrades, and basic electrical services. We are also looking for electricians with experience in installing solar and battery storage systems such as Tesla WalPacks. Responsibility

You make people feel better. You are adept at talking to customers and people in a way that makes them feel comfortable. You will interact with customers who need an electrician to solve their problem in their own homes. Your customer will be making an investment, in you! You assure customers that they are in good hands with you!.
You are an experienced service electrician. You have got 3-5 (or more!) years of residential electrical work, so you know how to troubleshoot and solve problems.
You are flexible and enjoy a challenge. Your work is not repetitive. Electrical problems do not care if its the weekend, thus at times, your problem-solving abilities will be needed on the weekends.
As a Service Electrician for MLS Electric:
You install, reconnect, and upgrade electrical services from 100 Amps through 400 Amp. You will use your skills to install EV Chargers and repair electrical controls, wiring, and lighting systems.
You serve clients. You analyze work orders, follow travel schedules, hear customer concerns, perform electrical work, and solve problems to make sure customers have a best in-class experience.
You will maintain and manage your truck inventory. To perform well and timely its important to keep track of the supplies on your truck to make sure youre always ready for the day.

MINIMUM QUALIFICATIONS:
At least (3) three years of Electrical experience with knowledge of the National Electric Code, state, and local codes and regulations
Strong customer service skills
Strong mechanical aptitude and high-level workmanship

Ability to work independently and efficiently
Safely use and maintain required tools

PREFERRED QUALIFICATIONS:

This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the Company's standards for cleanliness, appearance, safety, and overall functionality.
JOB DESCRIPTION
Essential Responsibilities:
1. Completes assigned work orders generated from resident requests for service, as well as preventative maintenance on the property by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
2. Completes the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a “punch” list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.
3. Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property's maintenance department by tracking inventory used, returning unused items to the established location, and notifying the maintenance supervisor about re-ordering needs.
4. Completes documentation and other paperwork in a timely, accurate, and complete fashion so that service requests can be appropriately documented and tracked.
5. Assists in maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
6. Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.
Other Responsibilities:
1. Complies with Greystar's safety and risk-management policies by attending and participating in the property's routine safety meetings, completing required training on OSHA and other safety related laws and requirements, and by reporting accidents and incidents promptly and accurately.
2. May periodically inspect work performed by contractors, vendors and other service providers to verify the work, materials and services meet quality standards, scope and specifications as required.

3. Assists in conducting routine and periodic property inspections to identify safety and risk management concerns, keep the property in good repair, and communicate concerns about the physical needs of the property to management.
Required Licenses or Certifications:
• Incumbents must have EPA certifications Type 1 and II or Universal for refrigerant recycling. (Applies to Certified Service Technicians.)
