What You Will Do Provide project team coordination for finished plans, specification, and material selections; ensure design intent is incorporated into the construction documentation Produce accurate technical and contract documentation for construction of project Participate in construction administration, evaluate bids, conduct site visits, address technical issues, and maintain quality control during construction Work with consultants, contractors, fabricators, specification writers, and regulatory agencies to meet overall project objectives Utilize hand and 3D software renderings to communicate design concepts Some travel may be required Your Qualifications Bachelor's degree in Architecture or Interior Design 10-15 years of professional experience Proficient in Revit In the process of licensure is required. LEED professionals encouraged. Document Control- Monitor plan revisions, distribute to field, subcontractors, project team-as directed by PM. Provide day to day support for field superintendents and Menemsha trade labor resources, as required to support PM, including on site. Support project team with receiving & processing project submittals for PM Review, as required. Review/qualify project submittals and submit for architect or client approval, as required. Secure/Release POs for Material, Finish purchases, as negotiated and directed by PM. Research, negotiate and procure warehousing, as required. Write/develop Trade/ Subcontractor for Minor Scopes of Work for contract execution, as approved by Project Manager for contract release. (Ex: Inclusive of cleaning, paint, minor flooring scope, FRP, insulation, bath accessories, doors, hardware, concrete cutting) Qualify and Negotiate subcontractor labor and materials, within budget restraints as directed by PM - (Includes: minor, major, MEP, complex trades) Reporting project schedule updates, % complete. Adjust schedule as needed throughout project duration. (PM review and approval) Review RFIs, remitted by Field prior to submittal to Architect/Client, as directed to ensure that information is accurate and/or not contained within the construction documentation provided. Track timeliness of responses for RFI's, change orders, submittals etc. to support project/program schedule. Track Procurement Items and coordination, manage the schedule for shipping/delivery, as needed. Support preparation of project/program specific reporting, as required by contract/client/internal. (I.e.: Weekly client reports, project schedule updates, program master schedule updates.), as directed. Coordinate timely closeout of project. Track punch list items thru completion. Work with subcontractors, field supervisor for scheduling, as directed/needed. Conduct site walks, progress/conditions, as directed. Communicate site concerns, issues. Partake in providing recommendations to rectify site issues. Support project manager with identifying and preparing client change orders. Reviewing subcontractor documentation, scope, collecting appropriate documentation, preparing for submittal to client, post to job record, maintain, and track status of approvals.
