A Day in the Life as an SDMI Maintenance Lead: You will maintain assigned facilities and systems, conduct preventative maintenance, daily maintenance routines and handle maintenance calls. Successful Maintenance Leads are team players but are also able to work independently. You can expect to be scheduled Mondays-Fridays, 5am-1:30pm, 2 Saturdays per month and on-call every 9 weeks for one week.

Job Description
The Lead Maintenance position is responsible for all facilities related operations of the community including managing the timely completion of service requests, executing the preventative maintenance program, maintaining and organizing property level inventory, and delivering great customer service.

ResponsibilitiesAssign and monitor completion of service requests. Utilize service request reports to identify larger property needs.Ensure grounds and curb appeal are maintained to Campus Advantage standards.Identify any life safety or liability concerns. Work with General Manager to develop and present solutions.Maintain and execute property's preventative maintenance plan. Do so in conjunction with conducting quarterly healthy and safety inspections.Develop vendor relationships and monitor quality of vendor's work.Ensure property's inventory is adequate to maintain work order turn around and keep inventory organized.Adhere to OSHA safety standards Work with General Manager to develop and execute on property's annual turn plan Respond to after-hours emergencies as required Participate in annual re-bidding of service contracts Work in conjunction with General Manager and Capital Projects Manager to develop scopes of work, solicit bids and oversee completion of capital projects Deliver exceptional customer service to residents.Establish and maintain appropriate key control measures.
