Primary Function

Principal Duties

* Monitors the status of ARM loans; assists in resolving servicing transfer/loan setup; research ARM loan payment histories.
* Audits ARM Change Notifications prior to mailing.
* Performs document to data reviews to ensure proper servicing of various loan types and ensuring adherence to investor and regulatory guidelines.
* Reviews and processes modification requests.
* Conducts special projects as assigned by Special Loans management.
* Calculate loan amortizations to correct posting errors by Shellpoint or previous servicers.
* Update loans through adjustments and payment reapplications to reflect the proper accounting of all payments made per department requests.
* Supports management in achieving goals and improving the efficiency/productivity of the department.
* Completes miscellaneous tasks as necessary or required.
* Performs related duties as assigned by management.
Education and Experience Requirements
* High school diploma or equivalent, required.
* Bachelor's degree, preferred.
* 0-2 years' experience in the mortgage industry.
Knowledge, Skill, and Ability Requirements
* Proficient working knowledge of Microsoft Outlook, Word, and Excel.
* Strong knowledge of mortgage documents, security instruments, and modification documents.
* Strong verbal and written communication skills.

KEY JOB DUTIES
• Quality assurance review of all data entered against source documents to ensure accuracy in foreclosure proceedings.

• Review open files as they are received, proof data entered against source documents; make applicable corrections. Includes Deeds of Trust, Property Title Reports, dockets, pleadings, etc.
• Interface with appropriate contacts to resolve questions, inconsistencies, and/or missing data.
• Follow-up on missing items to receive according to the client required foreclosure timelines and internal foreclosure sale calendar.
• Ensure required notices and documents are prepared, received, mailed, and recorded in accordance with client, company, investor, state, and government agency guidelines.
• Prepare and mail Notices of Acceleration, and Notices of Application to Foreclose, Motions and Orders of Foreclosure, and file required documents in the proper court and/or county.
• Escalation of issues to internal and external parties related to legal / foreclosure proceedings.
• Respond to escalated inquiries from clients, debtors and debtors' attorneys, vendors, and staff regarding internal and external processes.
• Update client systems with documents or message detail per client work standards
• Promptly determine when attorney or management action is required.
• Perform other duties as assigned.
JOB REQUIREMENTS
• Excellent oral and written communication skills with ability to communicate at all levels
• Strong organizational and time management skills
• Ability to manage priorities and workflow in a high-volume production environment
• Proficiency with MS Office Suite.
