JOB SUMMARY
The Loan Boarding Coordinator is responsible for adding originated and acquired loan products to the loanservicing system, both manually and via electronic upload.
DUTIES & RESPONSIBILITIES

Performs Post-Closing process, interpret loan documents and boards all originated loan products and acquired loans;

Ensures all loan document packages are complete and follows up with lending positions or third party originators on exceptions;

Runs system edit reports and pass new loans into production on the McCracken system;
·
Performs after-pass functions such as adding/changing applicable codes and boards non-critical loan information (Phase 2) to the McCracken system;

Prepares e-forms to process escrow and reserve funds on newly boarded and acquired loans;

Communicates with Client Relations (Agency/CMBS/Private Label) to understand new products and ensure proper coding when boarding to the McCracken system and communicates with Loan Administration (Tax/Insurance/Reserves) to notify them of time-sensitive/critical issues;

Keeps abreast of new products and ensures proper coding when analyzing loans for upload to the McCracken system;

Supports incoming acquired loanservicing including coordination with the prior servicer, preparation of Mapping Tool spreadsheets for bulk boarding of acquired loan portfolios, uploading the Mapping Tool spreadsheet to pass loans to production, and the reconciliation of and application of funds to the acquired loans;

Performs all tasks in support of outgoing transfers of servicing, including coordination with the successor servicer, the timely delivery of data files and electronic documents, wire transfer of funds, and bulk coding of transferred loans on the system;

Reviews loan modification documents to identify system changes required by the modification; tracks modifications in the MTS system, and submits forms to adjust the loan consistent with the modified terms. Files correspondence and other records in preparation for imaging;

Completes Welcome Letters, review and print out emails with Interest Only calculations to prepare ARM Welcome Letters;

Monitors and maintains New Loan Boarding and Acquisitions/Conversions shared mailboxes;

Purpose
Entry level real estate lending position with focus on development and training. The Associate Mortgage LoanSpecialist (MLS) position is responsible for obtaining the required knowledge and experience needed to guide current and prospective members through the real estate loan application process.
Duties
Receive and assist in the completion of real estate loan applications, while serving as the primary point of contact for applicants during the origination process via phone, digital delivery, email, and chat.
Assess, underwrite, and make recommendations for decision on loan applications considering applicant(s) credit worthiness, ability to repay, collateral valuation, and organizational risk. Communicate approval or denial decisions to members in a clear and professional manner.
Evaluate and verify income documentation, including personal and business tax returns, to make informed approval or denial decisions.
Counsel potential home buyers and existing homeowners, while taking complete and accurate real estate loan related applications and obtaining required documentation to facilitate initial loan approval with assistance when needed.
Proactively stay updated on market trends, interest rates, and changes in lending policies and regulations to provide members with accurate and timely information.
Assist membership with servicing of existing mortgage and home equity loans.
Follow up with prequalified applicants and on other leads in a timely and effective manner.
Price and disclose loan applications by determining the interest rates and fees associated with a loan, based on factors such as borrower's creditworthiness, loan amount, term, and market conditions.
Successful completion of Consumer Lending Program courses and subsequent exam is required. After completion and proficiency shown, granted initial lending limits (Tier 2) with SVP recommendation.
Coordinate member engagement with the Real Estate Lending Processing Center.
Maintain a comprehensive knowledge of all real estate lending products, policies, procedures, and regulatory compliance.
Educate members on available services and make referrals for other Credit Union products and services based on their needs.
Ensure well documented, easy to review loan application history notes within the Loan Origination System.
Work various contact and follow-up reports to cultivate member engagement throughout the home buying process and make SECU their lender of choice.
Maintain strong adherence to set schedule while meeting minimal set expectations and established KPIs and metrics for role.
Complete additional tasks as assigned by management.
Requirements
Must have high school diploma or GED equivalent.
Preferred - bachelor's degree, or CCUE Certification, or Associate of Arts degree or Associate of Science degree via the North Carolina Community College Transfer Program (NC-CTP).
Attend Excel and Elevate - New Employee Training (E&E)
Complete assigned modules.
Previous SECU and/or lending experience preferred.
Minimum tier one lending limits assigned at this level.
Must possess the highest level of integrity and objectivity.
Must possess excellent communication skills, both verbal and written.
Must be able to communicate with SECU personnel, VPs, SVPs, attorneys, members, appraisers, realtors, etc.
Must have strong networking and relationship development skills.

Essential Duties & Responsibilities:
* Empty, fill, sort, & organize product according to the appropriate operating procedures/requirements, paying close attention to vendor name, purchase order, UPC, and/or destination
* Perform one or more functions within the order fulfillment process within HighJump and/or AS400
