What we need from you:
The On-Call Closing Processor supports the overall business plan and strategic direction of the organization by assisting in preparing settlement statements and obtaining clear title. This position provides file processing, pre-typing, disbursing and recording in support of the closing process.
As this is an on-call role, the incumbent will be scheduled as needed and will float to various Land Title offices throughout the North Metro Denver area.
Responsibilities:
Model and hold others accountable to the Land Title Guarantee Company culture and acts as a coach and mentor to others in the organization
Maintain customer relationships and answer customer inquiries in a timely and accurate manner
Coordinate daily closing activity to fulfill team responsibility of exceeding customer closing expectations
Obtain clear title by ordering title reports, resolving title defects, satisfying existing liens and encumbrances against property or principals; provide a proactive approach in notifying customers of potential roadblocks or issues
Assist in preparation of preliminary settlement statements and real estate documents
Prepare general and specialized closing documents; organize real estate and lender loan documents in preferred order
Prepare deposits and receipts, process cashier's checks, and void or stop checks as necessary
Disburse funds and documents according to instructions from mortgage company, payoff lender, title and other appropriate parties
Proof recording documents for typographical errors, signatures, notary, and/or recognize omission of data; record documents with appropriate state/county agency
Perform notarial duties by following the National Notary Association Guidelines
Coordinate customer closing experience; guide customers to closing rooms, and schedule clean-up of closing rooms, refreshment area, and lobby
Provide administrative assistance in document distribution, typing reports and memos, maintaining computer based and paper files, order and maintenance of office supplies, and performing other clerical tasks
Participate in department marketing activities which may include attending after hours functions as requested or required
Other related duties as assigned.

Mortgage Loan Processors are on the Mortgage Production Team and are tasked with these critical objectives: Analyzing mortgage applications and determining all documentation requirements based upon the uniqueness of the property, borrower's credit profile, employment type and history and/or income source(s), asset portfolio, source of down payment, and the loan type being requested and the corresponding investor standards. Essential Functions
To ensure the timely and accurate processing of all assigned mortgage loans while maintaining quality standards and timelines. Conduct a detailed analysis of all loan file documentation for credit granting purposes including but not limited to application, credit report, DU Finding, pay stubs, tax returns, asset statements, and third party vendor documentation. Professionally and proactively communicate to all parties to ensure a positive member experience. Analyze all loan documentation for compliance with GSE and Ent portfolio guidelines. Evaluate and independently resolve complications that arise related to loan guidelines, member requests, regulatory requirements, etc. Communicate loan status with members, Mortgage Loan Officer (MLO) and industry partners. Act as the point person for the loan application. Professionally and proactively communicate with members to ensure a positive member experience.
Setup loan file by ordering all required services from third-party vendors, such as appraisals, VOEs, VOMs, title commitments, flood certificates, tax transcripts, etc. to meet all required timelines. Update system with accurate closing costs.
Conduct pipeline review no less than weekly with MLOs. Keep leadership and MLO informed of progress of mortgage loan file and advise them immediately of any problems that arise. Conduct daily review and follow-up with borrowers and vendors regarding outstanding items; gather necessary documentation as needed. Manage key dates and deadlines and document expiration dates.
Research and maintain an updated knowledge of progressing loan program guidelines. Understand and meet all regulatory guidelines to guarantee loan compliance (i. e. points and fees tests, APR, QM, ATR, etc. )
Bank Secrecy Act: Remains cognizant of and adheres to Ent policies and procedures, and regulations pertaining to the Bank Secrecy Act.

3+ years' experience in the financial services industry to include: Required

Position Summary
Process and pre-underwrite conventional, FHA, VA and Bond mortgage loans to ensure compliance with Company, secondary market investor, and government agency standards. Essential Functions
The processor is to become the contact for non-licensed activity once the loan is submitted to them.
Monitor the overall lending process, and identify, resolve, and communicate issues that could impact timely closure of loans.
Analyze loan-to-value ratio, debt-to-income ratio, credit report, application, income and assets, source(s) of down payment funds and examine supporting documentation to identify potential fraud or misrepresentation.
Identify potential issues and communicate to consumer and loan officer.
Order and review all third-party documentation, including credit checks, title reports, appraisals, tax returns, verifications of employment/assets, etc. to identify and address potential issues.
Stay current with federal, state regulations, policies and industry trends.
Check ratios and verify accuracy of AUS findings and program applicability.
Review and verify documentation integrity to ensure it aligns with findings, completeness and compliance, and submit loan file to underwriting for approval.
Identify qualifying/program issues prior to submission to Underwriting, and re-structure loan as necessary.
Provide options within guidelines and makes recommendations if borrowers may qualify for suitable programs.
Update and verify accuracy of data input into system.
Verify compliance with Company standards, federal and agency regulations, standards, and guidelines, as well as any applicable state-specific and or local regulations, ordinances, etc.
Obtain and verify clearance of all underwriting conditions and prepare the file for submission to Closing.
Order generation of loan documents.
Coach and provide guidance to less experienced Processors as needed.
Use and modify templates to compose professional correspondence and emails.

Qualifications
High school diploma or equivalent required; college courses/technical training related to Business, Finance/Accounting, Legal, or related field is preferred.
Total recent work experience includes five or more years' experience as a Loan Processor, preferably processing conventional and FHA loans along with at least two years of experience processing VA and Bond mortgage loans.
Ability to build strong relationships with loan officers, production, underwriting, closing and other internal and external partners.
