Temporary Property Manager II (Parkside Landing)

WinnCompanies is searching for a Temporary Property Manager II to join our team at Parkside Landing team, a 236-unit affordable housing and market community located in Rockville, MD. In this role, you will effectively manage, market, and maintain the apartment community, meet the financial objectives of the owner and management company, and comply with all applicable regulatory standards and requirements.
The selected candidate will adhere to the following work schedule: Monday through Friday, from 8:30AM to 5:00PM, every other Saturday from 10:00 AM - 2:00 PM. Please note that the pay range for this position is $58,000 to $75,000 annually. Final salary will vary based on job responsibilities and scope, geographic location, candidate's relevant experience, and other factors.
Responsibilities
* Collaborate with senior management to establish appropriate rent levels.
* Review rent schedules, and oversee preparation and submittal of rent increases and renewals.
* Maintain optimum level of occupancy.
* Process timely and accurate move-ins, move-outs, recertifications, and renewals.
* Approve rental applications adhering to property standards and all appropriate agency standards.
* Follow company marketing policies and reporting requirements.
* Ensure the property tenant files are organized, complete and accurate.
* Ensure that Property Software Data is accurate at all times.
* Ensure that the site maintains compliance with applicable state and federal program regulations.
* Ensure the property and grounds are well maintained.
* Direct maintenance team to implement maintenance programs and controls.
* Report property incidents, accidents, and injuries in accordance with company policy.
* Resolve resident issues and conflicts timely and in accordance with site guidelines.
* Prepare the property's annual budget for approval by senior management.
* Provide accurate financial reporting and monthly variance reporting.
* Solicit bids, and process Purchase Orders and Invoices as needed in accordance with Winn Purchasing Policy.
* Ensure timely collection and deposit of all rents and fees in accordance with local laws and Winn Rent Collection guidelines.
* Use company directives to screen, hire, and train new personnel.
* Promote staff efficiency and engagement through ongoing company and industry trainings, instruction, and leadership.
* Use the company's Professional Development Program (PDP) to develop, train, and engage site employees.
* Conduct weekly staff meetings. Understand, train, and embody Winn Guiding Principles.
Requirements
* High school diploma or GED equivalent.
* 1-3 years of relevant work experience.
* Must have Tax Credit experience (LIHTC)
* Minimum of 1 year of property management supervisory experience.
* Strong organizational skills.
* Excellent customer service skills.
* Knowledge of property management.
* Knowledge of landlord and tenant laws.
* Experience with computer systems, particularly Microsoft Office.
* Outstanding verbal and written communication skills.
* Ability to multi-task and manage a fast-paced office environment.

Preferred Qualifications
* Bachelor's degree.
* Experience with Yardi or RealPage property management software.
* NAHP - CPL, SHCM, CAM (MA - C3P) designations.

What You'll Bring to the Team:
Experience That Shines: 3+ years of experience in multifamily property management or 5+ years in property management.
Knowledge You Can Count On: In-depth knowledge of maintenance practices, safety protocols, and fair housing regulations.
Leadership Skills: Leadership experience, with a track record of managing teams and fostering strong working relationships.
Tech Savvy: Experience with property management software-Yardi preferred, purchase order systems, Microsoft Office, and collaboration tools like Teams and Zoom.

WinnCompanies is seeking an Assistant Property Manager to join our team at Parkside Landing Apartments, a 236-unit affordable and market community located in Rockville, MD. In this role, you will assist the Property Manager in managing all aspects of the community, including leasing, accounts receivable, accounts payable, service requests, and customer service.
Please note the pay range for this role is $21.50-$23.00 per hour dependent on experience. The selected candidate will also adhere to the following schedule: Monday through Friday from 8:30AM to 5:00PM with a rotating Saturday schedule from 10:00AM to 2:00PM.
Responsibilities
* Monitor collections, post rent payments, enforce the collection policy and initiate legal action when required.
* Facilitate all aspects of apartment leasing: touring with prospective residents, processing applications, recertifications and negotiating lease renewals.
* Provide exceptional customer service, respond timely to resident issues and complaints, and promote positive resident relations.
* Assist in all facets of physical and financial Management as needed and assigned.
* Act as Property Manager in absence of the Manager for specified amounts of time.
* Prepare financial reports for the Property Manager as well as resident correspondence, and recertification notices.
* Monitor the flow of accounts payable from issuing purchase orders to processing invoices.
Requirements
* High school diploma or GED equivalent.
* Minimum of 1 year of relevant work experience.
* Less than 1 year of supervisory / management experience.
* Extensive tax-credit experience.
* Prior knowledge with LIHTC and Section 8 recertifications.
* Experience with various computer systems, such as Microsoft Office Suite.
* Outstanding verbal and written communication skills.
* Excellent customer service skills.
* Superb attention to detail.
* Ability to multi-task in a fast-paced office environment.
* Ability to work with a diverse group of people and personalities.
Preferred Qualifications
* Bachelor's degree in Business Management.
* Past experience with property management software's such as RealPage OneSite, Yardi, etc.
* TCS certification.
