The Consultant leads and performs physical property condition assessments (PCA)/ facility condition assessments (FCA) for a variety of clients, including State and Federal agencies, and corporate companies. A Senior Project Manager prepares Property Condition Reports in accordance with the ASTM Standard E2018, The Standard Guide for Property Condition Assessments: Baseline Property Condition Assessment Process, complete with estimated costs to remedy the physical deficiencies observed by a professional in architecture, engineering, or construction management.
A Consultant is responsible for providing technical review of existing facilities for owners, lenders, buyers and investors to provide information required to make an informed decision concerning the physical condition of properties and the cost associated with those conditions. Property Condition Assessments (PCAs) are prepared for industrial, warehouse, retail facilities, multi-family residential complexes, medical facilities, hospitality properties, institutional and high-rise buildings.
This position will require frequent day and overnight travel - up to 60% and can be remote.

What this job involves - The HVAC Mechanic will perform HVAC and mechanical preventive maintenance and repairs primarily on controlled temperature units. This will include hands-on work to complete the necessary work within Jones Lang LaSalle standards and guidelines.
What is your day to day?
Performs troubleshooting, service, and maintenance on Controlled Temperature Units (CTU), HVAC systems including but not limited to controls, air handlers, BMS, BAS, actuators, pumps, valves, dampers, and motors.
Operate and maintain the following systems: heating hot water & steam, ventilation equip., air conditioning, water conditioning - treatment and refrigeration skids for cool rooms.
Operate & maintain ancillary systems such as cooling towers, pumps, chillers, etc.
Install trouble-shoot maintain & repair air conditioning and refrigeration equipment related piping within the unit and controls. Experience in pneumatic and DDC controls, wiring methods, and instrumentation is required
Work from CAD drawings, prints, schematics, sketches, or verbal instructions
Adapt and install specialized cooling and or heating devices for specific requirements.
Experience with water treatment methods, and procedures for cooling and hot water circulation systems including testing of basic parameter, troubleshooting system problems, and repairing of equipment as needed.
Performs installation and replacement of relevant HVAC system components.
Performs work on a variety of non-HVAC building systems including FLS, doors, plumbing, and electrical as needed.
Maintains good tenant relations through prompt and courteous response to tenant requests within the guidelines set forth by JLL.
Requires the ability to analyze the operation of various systems, determine the cause of any problems/malfunctions and take corrective action as required.
Contributes and own areas of refrigeration management.
Perform work outside of the trade to include other duties as assigned by management including but not limited to painting, light bulb replacement, installation of pipe, plumbing and other maintenance related tasks.
Required Qualifications:
Electronic and pneumatic controls and diagrams.
1+ years of experience working as a refrigeration & air conditioning mechanic in an industrial or research environment.
2+ years experienced in refrigeration and HVAC practices.
Must be capable of working in a team environment, working alone or with other trades outside of your own individual trade.
Ability to work 12-hour shift (both day and night shifts open)
Preferred Qualifications:
Experience working in a GMP environment
1+ years' validated CMMS experience
EPA 608 Universal

What You'll Do:
+ Develop CBRE Laboratory Solutions offerings, including service level agreements, KPIs, guidance documents/SOPs, training and qualification programs, quality and certification standards, and technology infrastructure to support delivery and supply chain strategy.
+ Participate in the ideation process to design and test future Integrated Lab Services (ILS) solutions, collaborating with Marketing, Systems Products, Services, Global Workplace Solutions, and customers.
+ Provide laboratory solutions consulting to customers, corporate clients, internal personnel, and branch offices. Define solution scope and innovation for high-level Life Sciences opportunities, and develop site teams to deliver these capabilities.
+ Lead, track, and report on solution effectiveness across markets, clients, and geographies.
+ Research and develop differentiated laboratory solutions offerings. Benchmark against industry standards to enhance market value through packaging and geographic reach.
+ Apply government regulatory codes to facility environments to deliver best-in-class solutions, including contributing papers and presentations to industry professional organizations.
+ Follow the S&RS quality plan and lead the integration of solution development into the quality manual.
+ Support the Training department in developing courses for MU, sales, and operations teams.
+ Assist in delivering training on Integrated Lab Services (ILS), regulatory interpretations, and solutions to customers and GWS personnel.
+ Lead performance management, hiring, and development of individuals and teams across multiple sites.
+ Perform other duties as assigned.
**What You'll Need:**
+ Bachelor's Degree preferred with 8-12 years of relevant experience. In lieu of a degree, a combination of experience and education will be considered.
+ Experience in the areas of staffing, selection, training, development, coaching, mentoring, measuring, appraising, and rewarding performance and retention is preferred.
+ Ability to lead the exchange of sensitive, complicated, and difficult information, convey performance expectations, and handle problems.
+ Leadership skills to set, lead and achieve targets with a direct impact on multiple departments results within a function.
+ In-depth knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, etc.
+ Expert organizational skills and an advanced inquisitive mindset.
+ Sophisticated math skills. Ability to calculate mildly complex figures such as percentages, fractions, and other financial-related calculations.

The minimum salary for the Laboratory Service Alliance Director position is $175,000 annually and the maximum salary for the Laboratory Service Alliance Director is $240,000 position is annually.
