Position is for full time Leasing Agent I/COS to work at Kukui Tower, a 380-unit family affordable housing community in Honolulu, HI. This is a HUD and Tax Credit property. Qualified candidates will have 1+ year of related apartment leasing experience and knowledge of affordable housing. COS certification preferred. Salary range: $19.00 - $28.50 per hour; hiring range for new employees is generally $19.00 - $23.75 per hour, DOE. POSITION OVERVIEW
The Leasing Agent I/COS is directly responsible for marketing and leasing the property. The Leasing Agent is also responsible for providing resident relations services.
RESPONSIBILITIES
Assists in Developing and implementing marketing plan and creation of advertisements
Provides Property Tours, Shows Model Unit
Logs all Traffic, completes Follow-up, Processes Rental Application and Prepares Lease
Collects Deposit, Conducts Unit Inspection
Conducts Market Survey of Competition
Participates in Property Inspections, Move in/Move out, Aids Residents with move out process
Participates in re-certification process
QUALIFICATIONS
1+ Year of Related Apartment Leasing Experience/COS experience
MS Office knowledge and Intermediate Skills
Knowledge of Affordable Housing

POSITION OVERVIEW
Oversees the property's physical operations. Work (maintenance, supervisory, and administrative) relates to the upkeep, repair, and maintenance of buildings, grounds, mechanical, plumbing, HVAC, security, and electrical systems. Responsibilities include organizing staff's workloads so that routine and preventative maintenance work are done on a timely basis, maintaining and updating files and documents (both electronically and on paper), coordinating with vendors, and supervising maintenance staff on routine, safety, and emergency procedures. Understands and supports EAH's mission and core values.
RESPONSIBILITIES
Routine In-House Maintenance
Develops routine maintenance program and schedule.
Establishes and follows a work priority system.
Performs or oversees performance of routine work orders.
Oversees vacant unit turnovers by performing or overseeing the performance of janitorial, painting and repair work done to the unit. Turnovers to completed within 5 days (or sooner if directed by supervisor)
Preventative Maintenance
Develops preventative maintenance program and schedule.
Performs or oversee performance of preventative maintenance.
Vendors
Schedules and supervises facility vendors.
Assists Resident Manager in evaluating progress inspections of on-site work performed by outside contractors.
Oversees vendor contract administration (including scope of work, request for proposals, bids, deliverables, and evaluation of vendor performance).
Organization
Updates and maintain property records, such as work schedules and work order logs.
Maintains work areas and storage in a tidy, safe, and secure condition at all times.
Maintains accurate inventory of all tools and parts; ordering parts and supplies as needed
Supervision
Supervises maintenance staff in a positive and effective manner - see "Supervisory Responsibilities" section below for specific responsibilities.
Other
Inspects the property on a daily basis to ensure safety, cleanliness and attractiveness.
Assists Manager with inspections, such as annual unit inspections or regulatory agency inspections.
Maintains confidentiality of resident, applicant, and or employee information.
Attends mandatory trainings and meetings.
Actively participates in EAH's Injury and Illness Prevention Plan, including following correct procedures for lifting and moving heavy equipment and materials, and wearing Personal Protective Equipment, as necessary.
Regular and predictable attendance.
Other duties as assigned.
SUPERVISORY RESPONSIBILITIES
Supervises 3 or more full-time Maintenance Technicians and/or Janitors/Groundskeepers.
Orients new employees to position.
Trains staff on emergency procedures and employee safety.
Approves timesheets and time-off requests.
Sets and oversee employee work schedules.
Provides performance feedback to employees, including coaching, counseling and disciplining.
Assist Property Manager with hiring and evaluating maintenance employees.
Conducts regular meetings for discussions, problem solving, encouraging, and training.
QUALIFICATIONS
High School Diploma or GED. Two years as a residential property maintenance worker. Supervisory experience preferred. Construction experience preferred. Valid Driver's License. HVAC Certification (required at some locations) Certified Pool Operator (CPO) designation preferred.

POSITION OVERVIEW
Responsible for oversight of all occupancy-related activities for property. Maintains recertification schedule and ensures accurate and completed recertifications by the anniversary date of move-in and accurate and completed Interim Certifications, as requested. Also responsible for overseeing the EIV binder and EIV and discrepancy reporting, marketing and leasing property and all waitlist activity in accordance with policy and procedures set out by management. Responsibilities also include providing resident relations services in a professional and courteous manner. RESPONSIBILITIES
Occupancy and Recertification
Maintains and monitors a viable Wait List of qualified perspective residents, as well as internal transfer lists, minimizing vacancy loss; sends proper notices to add and/or remove applicants as necessary. Conducts phone and on-site interviews for potential applicants/residents; shows unit(s) if available.
Schedules applicant appointments; conducts initial and follow-up interviews as necessary and approves all move-in files prior to third party or manager review and approval
Ensures that recertification letters are mailed to residents 120 days prior to the anniversary date of move-in (depending on agency requirements); Oversees appointments with residents to sign necessary forms.
Ensures reminder notices are sent to residents who fail to make prompt appointment responses for the recertification process.

Marketing & Leasing
Assists in the development and implementation of marketing plan.
Assists in creation of advertisement for newspapers and other listings.
Markets vacant/on notice units.
Shops competition as needed to determine the status of current market.
Conducts marketing surveys of competition, including occupancy rates, amenities, prices, specials (e.g., one month free rent), traffic, etc., and use the information to develop strategies.
Greets prospective residents.
Walks property tour route daily to ensure it is clean and presentable.
Shows model units, common areas, and amenities.
Logs all rental traffic to include guest cards and phone calls.

Consistently receives shopping and phone report score of at least 90.
Processes rental application and prepare lease forms and reports according to property guidelines.
Qualifies, demonstrates, and leases apartment in accordance with Fair Housing Guidelines.
Assists prospective resident with completion of application or answer any question or concerns they may have.
Collects deposit and /or fees associated with move-in.
Conducts unit inspection for move-in.
Resident Management / Relations
Participates in property inspections: quarterly, move-in and move-outs
Aids residents with the move-out process.
Writes up and file service requests from resident upon receipt.
Addresses complaints and resolves issues in a timely and professional manner.
Provides professional, courteous resident relations.
Administrative
Retains accurate records.

The Senior Project Manager also assists with the development aspects of projects currently owned or managed by EAH, Inc.
RESPONSIBILITIES
Evaluates development opportunities, conducts initial feasibility analysis; creates a development strategy; negotiates purchase agreements; and coordinates community outreach and engagement.
Obtains project financing, including preparing financing applications, creating and implementing deal structures, coordinating negotiation of legal agreements for financing, and maintaining knowledge of current financing programs, particularly Low-Income Housing Tax Credits (LIHTC).
Manages project development team, including selecting and hiring of planning, design, construction and other consultants necessary to develop the project; coordinates and monitors the work of the professional consultants; ensures work is finished and obtains internal approvals; manages contracts and billing process.
Obtains public approval by developing and implementing community outreach and engagement; obtaining discretionary approvals and ministerial permits; and giving public presentations on behalf of the project.
Monitors the construction process by negotiating construction documents and contracts; monitoring construction progress; oversees draws and monitors cost and budget.
Assists Real Estate Management Department and Asset Management Department with project transition by preparing documentation with essential project information for ongoing operation and generates transition memo.
Works with and supports other EAH departments by utilizing effective lines of communication for exchange of information necessary during design, construction, and rent up.
Advocates for affordable housing by giving public presentations, participating in community and public policy groups; attending conferences, and staying informed of public policies affecting affordable housing.
Actively participates in EAH's Injury and Illness Prevention Plan
Regular and predictable attendance.

This position is for a full-time Assistant Resident Services Supervisor to work at Villages of Moa'e Ku, a 192-unit affordable family housing community in Ewa Beach, HI. This is a Tax Credit / HMMF property. Qualified candidates must have 3+ years of social service experience working with the elderly, families and/or the disabled or some related field and a Bachelors degree in Social Service, healthcare, or related field, or equivalent combination of education and/or experience. Salary range: $23.75 - $37.00 per hour; hiring range for new employees is generally $23.75 - $31.00 per hour, DOE. Please note an offer will take into consideration the experience of the final candidate and the current salary level of individuals working at EAH in a similar role.

POSITION OVERVIEW
Responsible for oversight of the delivery of resident services programming at affordable housing properties that serve families, seniors, and individuals with special needs for assigned property(ies). Assists residents by connecting them with existing social services provided by public agencies or private practitioners within the community. Examines needs for on-site services and explores ways programs and services can be brought to the project. In addition to providing on-site resident services coordination at assigned property(ies), supervises Resident Services Coordinators and/or Activity Coordinators, as assigned. Understands and supports EAH's mission and core values.
RESPONSIBILITIES
* Coordinates and oversees the delivery of services and program activities to residents both on and off-site.
* Supervises Resident Services and Activity Coordinator(s) in assigned properties or portfolio.
* As part of the Resident Services team, participates and assists in facilitating staff meetings with other Resident Services Coordinators.
* Working with Resident Services Supervisors, develops resident services coordination goals and programs consistent with property, portfolio and EAH goals.
* With input from the Resident Services Supervisors, prepares annual reviews for supervised staff.
* Provides mentorship to Resident Services Coordinators within assigned portfolio.
* Works with Resident Services Supervisors to create individual training plans for each person supervised.
* Utilizes and reviews results of intake survey to determine what types of programs and services would benefit the residents. Makes recommendations regarding programs and services based on survey results and needs of property/ies.
* Recruits, assists and links residents with services and program activities.
* Maintains data and resident participation reports and prepares all statistical and narrative program reports as required by funding entities and EAH management.
* Working with Resident Services Supervisors, provide input and monitor the onsite services budgets.
* Obtains written release/consent from residents to access their records and communicate with resource providers as appropriate.
* Defines and monitors individual service plans for seniors in transition because of aging and increasing need for services to "age in place," and residents whose behavior is detrimental to other residents and/or the resident's own ability to stay in permanent housing.
* Attends Resident Council meetings as needed and works with the Council and residents to encourage higher levels of participation and access to program activities.
* Interfaces with provider agencies, public agencies, and community volunteer groups to maximize effectiveness of program activities.
* Monitors participating agency involvement for quality and compliance with memorandums of understanding.
* Obtains resident feedback on effectiveness and quality of programs and their delivery.
* Participates in design and implementation of program evaluation with the Resident Services Manager.
* Provides assistance and referral services to all residents needing assistance.
* Sets up and maintains a directory of providers for use by project staff and residents.
* Educates residents on service availability application procedures, client rights, etc.
* Assists residents in building informal support networks with other residents, family and friends.
* Actively participates in EAH's Injury and Illness Prevention Plan
* Regular and predictable attendance.
* Other duties as assigned.
SUPERVISORY RESPONSIBILITIES
Supervises one or more Resident Services or Activity Coordinators.
QUALIFICATIONS
* Education - Bachelors degree in Social Service, healthcare, or related field, or equivalent combination of education and/or experience.
* Experience - 3+ years of social service experience working with the elderly, families and/or the disabled or some related field.
