Serve as a trusted HR partner to employees and leaders on employee relations, coaching, conflict resolution, and disciplinary action
Manage and facilitate paid and unpaid leaves, including state-paid leave programs
Administer benefits enrollment and annual open enrollment, including benefits reporting and census management with Lockton
Build, maintain, and update benefits integration files and system feeds
File and manage workers' compensation claims with SAIF and maintain OSHA 300/300A logs
Support and assist with the Safety Committee and safety initiatives
Manage employee files, required notices, and HR document compliance
Handle unemployment responses and filings
Manage ACA tracking and ACA reporting
Assist with HR system troubleshooting, updates, and training
Manage employee communications, including weekly employee updates
Support recruiting marketing and employer branding across career sites
Qualifications
3+ years of progressive HR Generalist experience
Strong experience in employee relations, benefits administration, and leave management
Working knowledge of workers' compensation, OSHA, ACA, and unemployment
Experience working with HRIS systems and benefits integrations
Ability to handle sensitive matters with discretion and professionalism
Strong organizational skills and attention to detail
Preferred
Multi-state HR experience
Experience in property management, real estate, or multi-site operations
Experience working with vendors such as Lockton and SAIF

Essential Functions and Responsibilities
The Janitor keeps buildings in a clean and orderly condition. Performs heavy cleaning duties, such as cleaning floors, shampooing rugs, washing walls and glass, and removing rubbish.
Essential Duties:
1. Monitor building security and safety by performing such tasks as locking doors after operating hours and checking electrical appliance use to ensure that hazards are not created.
2. Lock and unlock doors; turn off lights in common areas.
3. Service, clean, and supply restrooms.
4. Gather and empty trash.
5. Clean building floors by sweeping, mopping, scrubbing, and vacuuming.
6. Follow procedures for the use of chemical cleaners and power equipment to prevent damage to floors and fixtures.
7. Mix water and detergents or acids in containers to prepare cleaning solutions according to specifications.
8. Strip, seal, finish, and polish floors.
9. Notify managers concerning the need for major repairs or additions to building operating systems.
10. Requisition supplies or equipment needed for cleaning and maintenance duties.
11. Clean windows, glass partitions, and mirrors, using soapy water or other cleaners, sponges, or squeegees.

Essential Functions and Responsibilities
The Lease-Up Manager is responsible for the successful planning, coordination and completion of all lease-up projects. This includes assuming all functions of the lease up process, training of all lease up staff, and is responsible for the direct oversight of all temp or permeant leasing and/or support staff for projects in their lease-up and stabilization process. 1. Responsible for managing and coordinating lease-up projects from beginning to end.
2. Responsible for assisting with development and update of policies, procedures, processes, and forms relating to the lease up.
3. Responsible for overseeing the lease up team and communicating with ownership groups and interior stakeholders on the progress of the lease-up.
4. Perform various outreach activities throughout the states where the lease-up work is taking place.
5. Develop and maintain close relationships with resources and advocacy agencies in the industry.

7. Provide a variety of reports to internal and external stakeholders.

Essential Functions and Responsibilities
The Affordable Housing Compliance Specialist 1 maintains and ensures compliance with all affordable housing program operations and required quarterly and annual reports. Reviews tenant files for compliance and maintains Cascade Management, Inc. policies and procedures in regards to Fair Housing, tenant selection, and regulatory procedures. A Compliance Specialist 1 will be responsible for learning and executing up to 2 program funding types while maintaining a portfolio size as listed below

1. Manage and maintain assigned affordable housing portfolio including: tenant file reviews, audits, onsite file reviews, track and complete certifications, transmit property rental assistance into MINC/TRACS programs, and input tenant certifications into Property Management Software.*
2. Track certification corrections; research and answer Fair Housing/Equal Opportunity questions brought forth by property or tenant.*
3. Act as liaison with clients and agencies regarding affordable compliance operations and regulations to ensure program compliance.*
4. Provide support via phone, email or in person to Community Managers and Assistant Community Managers with regards to correct policies and procedures of program certification, as well as outstanding compliance related issues.*
5. Track and communicate the certification statuses on a monthly basis to the Community Managers and Portfolio Managers in a timely manner.*
6. Notify the Compliance Manager of any/all regulatory notices from agencies relating to affordable housing programs in a timely manner.*
7. Take calls from clients/community managers/PM's regarding affordable housing compliance concerns.*
8. Interpret and dispense all new affordable housing program publications, policies, and procedures.*
9. Follow up on tenant file audit findings to ensure compliance and report corrections as required.*
10. Maintain, establish and/or submit all quarterly and annual reporting due on all assigned properties ina timely manner.*
11. Apply technical data, regulations, and policy statements to varying situations.*

The Property Maintenance Repair Technician is responsible for maintaining the functionality, safety, and appearance of the one apartment complex. This role ensures that maintenance and repair needs are promptly addressed, supporting tenant satisfaction and maintaining high property standards. Essential Functions and Responsibilities
The Community Manager is responsible for the day-to-day operations, physical assets, and maximizing the financial returns of assigned property. Effectively coordinates business operations of HUD/RD or Tax Credit properties, leasing, collections, marketing resident services, maintenance, risk management, expense control, information reporting, and compliance with applicable laws and company policies. Ensures staff compliance with company policies and procedures. Complies with State Residential Landlord & Tenant Acts and all other governmental laws and regulations. Implements Cascade Management's policies and procedures.
Essential Duties:
1 Implement strategies for enhancing the value of the assets.*
2. Process rent increase notices, track and implement when scheduled.
3. Responsible for tracking and reconciling properties' Accounts Receivables. *
4. Responsible for approval, issuance, and timely processing of unpaid and late rent notices. Make recommendations to management for improvement of company policies, procedures and practices. Communicate with Supervisor regarding the overall function of the property. Handle resident evictions along with the service and preparation of appropriate notices. Issue and ensure timely processing of 30/14 notices. *
5. Responsible for collection of rents, maintain petty cash, ensure proper accounting of monies collected, and make deposits in a timely manner. Log and collect late charges, NSF, and other charges. Deliver rent increase notices to residents. *
6. Manage all property staff with guidance from Portfolio Managers.
7. Promote harmonious relations among tenants, employees, owners, and the local community. Maintain a pleasant, helpful manner at all times. *
8. Complete and submit timely weekly reports; maintain neat and legible records at all times.*
9. Assist Portfolio Managers in preparing for property inspections. *
10. Perform daily property inspections to ensure visual appeal of property and maintain hazard-free conditions. Inspect buildings and grounds daily to ensure cleanliness; alert maintenance to items that need to be repaired.*
1. Maintain organized file system for resident information. File and maintain resident records; keep an adequate supply of forms and postage on hand.*
12. Work with Maintenance Technician to manage vendor selection and relations to ensure quality performance.*
13. Implement CMI's policies as found in the Operations Manual.*
14. Ensure compliance with applicable federal and state regulations associated with business operations.
15. Transfer over/under-housed residents by moving residents to properly sized housing unit as approved by compliance department. Maintain waiting list files of eligible applicants and files of removed/rejected applicants.*
17. Show apartments, accept applications, and screen applicants (verifying and certifying each resident's income at initial, interim, and annual re-certification) to determine eligibility in accordance with company policies and procedures and applicable regulations; complete resident move-in sheet with resident; ensure utilities are transferred.*
18. Ensure that the highest possible occupancy is maintained through continuous outreach efforts and advertisements as specified by the Affirmative Fair Housing Marketing Plan. Develop, plan, and implement resident retention strategies.*
19. Responsible for responding to resident complaints. *
20. Understand rental agreement and residency policies and be able to explain them to residents. *
21. Regular and reliable attendance during scheduled hours*
22. Travel as required for in person classes and annual education conferences*
23. Perform other duties as assigned.
