    Thorough and timely completion of all community tasks assigned by the Community Manager or the Assistant Community Manager with particular emphasis on apartment leasing, current resident retention/satisfaction and community marketing. The Leasing Specialist is responsible for overseeing the entire leasing function for closing sales, performing excellent customer service, and doing administrative functions as needed. Essential Duties: To show and lease apartment units to potential tenants with a high degree of customer service and meet monthly lease quotas. Completes lease form or agreement and collects rental deposit. Responsible for insuring the “model” apartments and target apartments are ready for show; responsible for maintaining work areas and office in clean and orderly manner; need to have an awareness of the “curb appeal” of the property. Advance knowledge of lease terms, specifications and all community policies and the ability to train others. Advance knowledge of floor plans and their differences and the ability to train others. Must be knowledgeable of required telephone and sales techniques. Must develop full knowledge of application information required, screening processes and policies Develop and maintain an on-going resident retention program under the direction of Property Manager. Responsible to play an active role in the renewal process. Responsible for proper maintenance of all resident and property files. Responsible for submitting maintenance work orders for residents and confirming satisfactory completion. Assist Property Manager with hosting resident events at property. Courteous, efficient handling of resident requests and complaints with a high degree of customer service. Responsible for maintaining a professional appearance and attitude at all times regarding rentals, and the ability to transfer the information into the company computer system. Other administrative duties as assigned. Qualifications Attendance is an imperative job function. Must be willing to work weekends. Ability to read and interpret documents such as lease agreements, safety rules, and other related documents Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages. Ability to communicate efficiently and effectively with all levels of employees and customers. Advance knowledge of Fair Housing laws and regulations and the ability to enforce them. Intermediate computer knowledge of Microsoft products. Ability to multi-task and exert excellent organizational skills. Ability to pass a criminal, credit, and drug screening. Experience with Yardi preferred. Bi-lingual is a plus.

The Property: The Connection is a unique garden-style community consisting of 288 units and 792 beds, designed with Sam Houston State University students in mind. This is a full-time position working a standard schedule, Tuesday to Friday from 9:00am to 6:00pm and Saturday from 9:30am to 4:00pm. Nights or weekends may be required from time to time dependent on business needs. The compensation range for this position is $13.46 - $17.20 per hour plus bonus potential. This range is determined by current market data based on the position requirements and complexities.
