OVERVIEW
This role is an onsite position 8am-5pm Monday-Friday with the flexibility of 1 day remote post onboarding.

POSITION OVERVIEW:
* Primary responsibility is to service dealers and auction clients.
* Process new loans within established cutoff and/or turn times.
* Manage titles coming from auctions and sending titles to dealers upon payoffs or on a title release within established cutoff and/or turn times.
* Reconcile monthly lot audit inspections and communicate results to management.
* Assure that dealers maintain compliance with their agreement and exercise collection skills when necessary.

Work Environment
This position requires working the 3rd shift, either Wednesday to Saturday or Friday to Monday from 8:00 pm to 6:30 am, including rotating holidays. The lab is divided into three areas: a reference lab, HLA (DNA testing), and testing labs, servicing various regions. The dress code includes scrubs or business casual attire with long pants and comfortable, clean, close-toed shoes. Equipment used includes centrifuges, freezers, refrigerators, pH meters, and microscopes. Overtime is not likely but additional hours may be available.

Work Environment

Equipment used includes centrifuges, freezers, refrigerators, pH meters, and microscopes. Overtime is not likely but additional hours may be available.

First Merchants is seeking a Mortgage Loan Closer to join our team! This person will be responsible for the production and complete accuracy of the Closing Disclosure (CD), as well as serve as the final quality control check point prior to an executed closing to ensure accurate and deliverable loan package is properly executed.
As part of this role you will:
Validate conditions are cleared prior to closing.
Validate in compliance with the Truth in Lending (TIL) tolerances, Home Ownership Equity Protection Act (HOEPA) calculations, and the Higher-Priced Mortgage Loan (HPML) calculations.
Prepare and balance all tickets to fund the transaction.
Validate the loan Annual Percentage Rate (APR) is in compliance and accurately calculated.
Obtain, analyze and validate all fees to be included on the CD.
Calculate points and fees test for compliance with Qualified Mortgage (QM) regulatory requirements.
Produce and validate a deliverable closing package.
Review and analyze title work.
Work with applicable parties to clear closing deficiencies.
To be successful in this position, we require the following:
High School Diploma or Equivalent.
A minimum of three (3) years of experience closing mortgage loans or related experience.
Experience with government and/or conventional loan processing.
