KEY RESPONSIBILITIES:
Ensure all cash, and shadow cash is posted to the loan record within all timeliness and accuracy standards.
Review and process invoices
Order and process the ordering of collateral documents.
Review restructure documents and checklist(s) and ensure that all modified loan terms are complete, accurate and consistent with servicing policies.
Ensure the system of record reconciles to the outstanding indebtedness for all loan types.
Demonstrate in depth understanding of the system of record to include but not limited to; capitalizations, deferments, waivers, payments in kind, consolidations, rate changes, default date / rate changes, due date changes, and expense reallocations.
Reconcile clearing and custodial bank account activity where necessary.
Display a strong sense of urgency regarding clearing applicable unapplied amounts from loan level suspense.
Work closely with Asset Managers, Bankruptcy department, and Billing to research and resolve any discrepancies with the loan documents or system of record.
Send clear and concise communications to all stakeholders detailing the nature of all changes in loan terms, and cash application.
Ensure applicable documents are uploaded to the system of record as necessary.
Resolve complex loan issues, ensuring the system of record reflects the loan terms per the applicable loan documents.
Promptly comply with all audit requests related to the reconciliation of the system of record to the applicable loan documents.
Process incoming invoices for prompt approval and payment
Process non transfer request for a timely review and response.
SPECIFICATIONS:
Associate degree in business management or real estate is preferred or equivalent work experience.
2 years of experience with mortgage servicing, cash processing and relevant industry practices
Commercial mortgage servicing related experience is strongly preferred.
Experience reviewing and analyzing commercial loan documents; specifically, waterfall for payment application.
Demonstrated analytical and problem-solving skills.
Commitment to professional and personal excellence/achievement
Ability to work independently in a multi-tasking environment.

The SBA and USDA LoanServicingSpecialist performs operational support duties related to the processing, closing, funding, reporting, packaging and selling of the Guaranty, and servicing of SBA & USDA Loans. This position maintains accurate system records, customer service, payment postings, and reconciliations. The LoanServicingSpecialist enters loans into the CAFS/ETRAN for SBA Approval as well as Terms & Conditions.
ESSENTIAL DUTIES AND RESPONSIBILITIES
1. Review loan closing documents for accuracy and work closely with borrowers, loan officers, attorneys, and SBA Portfolio Managers to clear exceptions and schedule closings. Prepare settlement statements, secure approval for wire transfers, and ensure complete and accurate booking by uploading documents into nCino and verifying entries in Bankway/IBS.
2. Prepare unsold loan reports and submit investor requests as well as bid packages for approval to sell the guaranteed portion of SBA 7a and USDA loans. Finalize and submit sale documents to investors, including the 1086 Agreement, and send confirmations to the President/CLO to initiate accounting allocations. Notify the appropriate Region of the completed loan guaranty sale.
3. Process secondary market bids and sales, and post cash Items to the SBA DDA/Investor account.
4. Prepare the packages for sold loans, execute the 1086 Broker Agreement, submit to broker, SBA, Department Manager.
5. Transfer funds to the appropriate General Ledgers (GLs) or Demand Deposit Accounts (DDA) for SBA & USDA wires.
6. Prepare, edit, research, and maintain FTA 1502 reporting, including supervising LoanServicing Assistants (1502 Reporters) and supporting on going servicing processes.
7. Provide customer service to lenders and SBA & USDA Portfolio Managers, CRE-Construction Department, including answering inquiries related to loan files, account balances, and payoff requests for SBA 7a and USDA B&I loans.
8. Submit SBA loan deferment and modification documents to loanservicing and E-Tran.
9. Assists portfolio managers with preparation of loanservicing actions and E-Tran servicing adjustments.
10. Prepare and send borrower notices regarding late payments, collection, default, and liquidation. Notify the Loan Officer and Portfolio Manager of any concerns, such as site inspections, updated financials, or modification requests submitted and assist with follow-up actions as directed.
11. Contacts the Loan Officer or Collateral Site Inspection vendor to perform required site inspections for all loans more than 50 days past due; and annual site inspections as required by the SBA Standard Operating Procedure (SOP).
12. Reviews fully funded loans for documentation exceptions and reports the loans to the SBA & USDA LoanServicingSpecialist and Supervisor. Monitor construction loans for fully funded and Certificate of occupancy (C.O.) status.
13. Responsible for processing SBA payments including Subsidiary and PPP program as well as overseeing PPP related training and supervision of LoanServicing Assistants.
14. Process loan payments for SBA 7a and USDA B&I loans.
15. Updates and monitors the SBA Watch List for all SBA & USDA loans.
16. Orders valuation updates on real estate collateral (RIMS or Desktop Valuations) and Business Valuations/FFE/M&E and 4 COP/Liquor License in Florida ONLY.
17. Obtains loan payoffs for borrowers, and Centennial Bank employees, including Loan Officers, Loan Officer Assistants, Credit Risk Management personnel.
18. Track and resolves technical exceptions.
19. Prepares and maintains procedures for job related duties.
20. Establishes loan tickets and pipeline reports.
21. Travel as required or requested by management.
22. Complete required BSA/AML training and other compliance training as assigned.
23. The ability to work in a constant state of alertness and in a safe manner.
24. Perform any other related duties as required or assigned.

This position is responsible for the loan processing (packaging and closing) of all SBA and USDA loans. This role will work closely with the SBA Lending Team, attorneys, third-party vendors, and other internal departments to process, close, and manage the SBA relationships with the highest degree of SBA loan program compliance. The incumbent will provide administrative support relative to SBA loan origination and closing process and spearhead communication with clients, borrowers, brokers, government entities, and other third parties exercising discretion and judgment.
Key Responsibilities / Essential Functions

* Manage the Commercial Loan Pipeline (CLP) record after the initial entry by the Relationship Manager, and monitor and update status through each phase of process.

* Ensure timely processing of loan package to include, but not limited to, ordering a variety of reports such as site inspections, real estate appraisals, environmental reports, business valuations, flood determinations, OFAC, System for Award Management Searches (SAM); obtaining and reviewing CIP, Beneficial Ownership Certification, required insurance documentation, Secretary of State entity verification, organizational documents, trust agreements, and HMDA reporting requirements.
* Ensure timely packaging, ETRAN data entry, and submission of loan applications to SBA for approval via PLP (delegated) or GP (non-delegated) processing.
* Update CLP as items are completed, utilizing SBA Borrower Checklist; provide frequent status updates to Borrower and SBA Relationship Manager.
* Engage HomeTrust Bank approved counsel for loan documents. Coordinate ordering of UCC searches and title work. Prior to losing review all UCC searches, title work, and final draft loan documents for accuracy and adherence to Bank's loan approval and SBA Terms and Conditions.
* Prepare necessary internal dcouments, as needed, prior to closing.
* upon review of executed loan documents, approve and disburse funds per the final approved Settlement/Closing Statement, including verification of wiring intructions and initiate wires for disbursements.
* Ensure good faith deposit(s) are reconciled correctly at closing.
* Prior to funding, perform a post-closing review of original executed loan documents for accuracy and completeness.
* Ensure CLP is up to date for on-boarding and notify SBA LoanServicing Team loan is ready for on-boarding.
* Participate in and contribute to bi-weekly departmental meetings and weekly pipeline meetings.
* Ensure Broker/Referral Agreement and invoice are on file prior to closing. Ensure necessary SAM searches on Broker firm and Individual Agent and SBA Form 159 are completed prior to closing.
* Provide superior customer service with the end goal to serve the client's needs.
* Manage all other facets of the loan transaction from origination to boarding.
* Maintan confidentiality and security of sensitive information.
* Adhere to all corporate policies and procedures, Federal and State regulations, and laws.
* Complete all mandatory compliance training.
* Follow regulatory requirement including those pertaining to the Bank Secrecy Act (BSA), Anti-Money Laundering (AML), Customer Identification Program (CIP), and OFAC to assist in the identifications, detection and determent of money laundering and other unlawful activities, as well as regulations pertaining to lending and consumer compliance to include fair lending laws.
* Perform other duties and special projects as assigned.
