WHAT YOU WILL DO EVERYDAY
Supports, processes and reviews loan origination and renewal documents for commercial loan products. Responsible for reviewing credit approval request, determining loan structure, obtaining correct due diligence documentation and preparing the required loan documentation for closings. HOW YOU WILL MAKE AN IMPACT
Ensure the requirements of Board of Director's Commercial Loan Policy regarding various aspects of loan documentation are met and satisfied and adhere to policies and procedures (regulatory, legal and internal).
Confirm proper approval was obtained for each loan request and conditions to close are satisfied prior to closing. If applicable, address the need for post-closing documentation for servicingspecialists.
Obtain the required documentation of various legal entities for the Borrower and Guarantors, if applicable, and ascertain proper signing authority.
Understand/obtain the required application documentation.
Determine and obtain the different collateral requirements of various commercial and small business loans.
Insurance requirements based on collateral and regulatory guidelines.
Real estate title policy and supporting documentation.
Appraisal and Environmental Due Diligence is appropriate according to established policy.
UCC pre-searches, when applicable.
Generate accurate non-complex to moderate loan closing packages through the credit union's preferred software program, confirming all exceptions are noted and communicated to the Commercial Loan Documentation Manager through the preparation of the Collateral Checklist. Review the accuracy of outside counsel documentation prior to closing, if applicable.
Utilize Collateral Checklist to accurately track the compiling of necessary documentation, itemize/track closings documents and establish/maintain CIFs for borrowers.
Assist in accurately updating Loans Pending Closing pipeline to track the closings of pending loans and issues arising with the documentation that may impact the scheduled closing and present weekly report to management, effectively participating in weekly staff and individual meetings as required.
Effectively communicate with Business Loan Advisors or other personnel for timely delivery of completed closing packages and specific closing instructions.
Follow all credit union policies and procedures, compliance regulations, and complete all required annual required or job-specific training.
Carry out all responsibilities with professionalism and respect for others in accordance with the credit union's policies, procedures, and applicable laws.
Read all internal publications including HUB and Possibilities.
Perform other duties as required or assigned.

PAY: The expected base pay range for this position is from $50,000 plus additional bonus opportunity resulting in an expected total annual compensation of $83,000 to $90,000. JOB SUMMARY:
The Loan Originator guides customers through the loan process from start to finish, as well as deciding if the loan is approved. The Loan Originator position evaluates loan applications, verifies applicant information, and ensures compliance with lending regulations and internal policies. JOB FUNCTIONS:
1. Application Evaluation, Processing, and Underwriting
Facilitates the lending process by assisting new and returning clients with loan applications, obtaining personal and financial information, describing types of loans, ensuring all documentation is complete and accurate, and coordinating with various stakeholders to expedite loan approvals.
Helps determine appropriate loan products for individual home buyers; obtains leads through Retail Home Centers.
Presents or communicates credit terms for the purpose of negotiating prospective credit approvals required as part of the loan process.
Ensures timely and efficient processing of credit applications and communication to individual Home Centers.
Evaluates applicant financial information, including income, assets, liabilities, and credit history, to determine loan eligibility and risk level.
Decisions mortgage loan applications based on borrower qualifications, creditworthiness, and adherence to lending guidelines and communicate decision with applicant; approves loans up to $175k for home only or $275k for land and home.

Ensure all loan requests include proper approval to include aggregate debt, floors and fee waiver approvals
Review in-house loan documentation for commercial, consumer and real estate loans in accordance with Bank policy and regulatory requirements, within 12 hours of receipt of completed supporting documentation package, to include complex loans
Utilize external websites and vendors to acquire information to complete required information for loan packages
Ensure all internal systems (nCino, Footprints, etc.) are updated in a timely manner
Upon satisfactory documentation completion of loan package, submit to Doc Prep for review
Train new hires and cross train all existing employees
Maintain process manual on shared drive and compose procedures for any new processes
Responsible for being familiar with all compliance regulations and policies that are applicable to this position and follow and ensure compliance with these regulations and policies

The Commercial Loan Closing Specialist assists in the preparation of loan documents associated with commercial closings and facilitates closings through the Commercial Banking Associates, Commercial Relationship Managers, and Attorneys. Education:

As Residential Construction LoanSpecialist at Abound Credit Union, you will be engaged in a rewarding and challenging environment to manage multiple aspects of the credit union s construction lending program.
What You ll Do:
Loan Pipeline Maintenance - Maintain an updated pipeline report of Construction loans, review daily to ensure loans are moving forward in a timely manner and provide updates to loan officers and escalates to management as needed.
Reporting - Provide monthly reporting to management on in progress construction loans, total outstanding balances and undisbursed loan commitments to ensure complete visibility around projects staying on track and on budget.
Builder Management Coordinate the initial builder approval, if needed, and submit approval requests to the Manager Mortgage Processing and Closing. This includes working with Abound loan officers, managers and builders to collect all required due diligence information, managing builder communications prior to and during the loan closing and construction phase.
Draw Request and Maintenance - Provide administrative support for members and their builders during the construction phase of the loan. This includes handling draw requests, coordinating inspections and title updates as needed, disbursing and distributing funds as outlined in the builder contract and monitoring project progress to ensure completion of the build and the project is on budget.
Conversion to Permanent Financing - As homes are completed, the Construction Specialist will be responsible for ensuring members have a certificate of occupancy and collecting final builder affidavits ensuring clear title. As homes are completed, coordinate with members to execute final documentation, collect any funds due, ensure notary as needed to convert loan to permanent financing. Update FICS Mortgage Servicing system to ensure the permanent loan documentation and servicing system parameters are in sync. Transition loan to Mortgage Post Closing for final review.
Compliance Support - Performs manual HMDA review daily for denied, withdrawn and incomplete mortgage applications, to ensure accurate reporting and works directly with compliance area (weekly reports) to address LAR gaps.
Clerical Support - Mail Adverse Action notices to members for mortgage applications each day. Order supplies and process incoming mail for mortgage department and other back-office lending areas.
