Performs a variety of specialized tasks related to the loan servicing department. Regularly assists members and associates with complex problems involving loans. REQUIREMENTS1. High school diploma or equivalent and a minimum one year of lending experience at Landmark, or minimum two years of mortgage experience.2. Demonstrated knowledge of multiple mortgage servicing functions to include title, closing packages, private mortgage insurance, and new loans.3. Must have experience or be able to gain proficiency in all programs and systems used for this job.4. Excellent verbal and written communication skills, problem solving skills, organizational skills and the ability to work independently.5. Must be able to organize work, balance multiple priorities, manage a variety of projects in a fast-paced, flexible work environment with strong attention to detail and within defined deadlines.6. Must have the ability to use independent judgment and discretion in various situations while maintaining a high degree of confidentiality.7. Must develop a thorough understanding of company policies and procedures as they relate to the position. Must comply with all company policies and procedures and all job-related state and federal laws and regulations. PRINCIPAL ACCOUNTABILITIES1. Assists with all areas of the construction loan program, including escrow agreements, communication between title companies, builders and members, record keeping, construction loan setup, completion maintenance and appraisal follow-up.2. Reviews title policies, files the policies and documents completion in the loan origination system, and researches exceptions found on the policies.3. Processes the monthly Private Mortgage Insurance (PMI) reconciliation and premium report and handles monthly PMI cancellations and ensures timely completion.4. Applies various Member Solutions concepts to work out deals, sheriff sales, short sales, deed in lieu, hardship modifications, payment deferrals and legal fee assessments. Submitsdocumentation and claims to the investors, as needed.5. Monitors real estate tracking programs, including delinquent property tax tracking.6. Completes the annual tax escrow disbursements, including balancing individual municipalities, posting disbursements, and reviewing discrepancies. Also completes escrow analysis.7. Prepares and processes modifications, as needed. Adjusts the loan rate, SCRA rate adjustments, and reamortizations.8. Helps members with Credit Life & Disability, GAP, and Mechanical Breakdown Protection (purchases post booking), cancels post booking, and filing, processing and disbursing claims.9. Performs required flood tracking processes, including flood change updates, escrow tracking, premium remittance and annual match off.10. Handles loss draft insurance claims for members including review, project status tracking, and all required follow up.11. Responsible for several monthly audit reports.12. ESSENTIAL FUNCTIONS: Provides general and specific mortgage loan information and processing-related information to members and interested parties by telephone, e-mail and or in person. Resolves members' questions/problems as needed. Enters mortgage loan information into the Loan Origination System, including running credit reports and data entry into Desktop Underwriter, etc. Work closely with Loan Officer and Underwriting to obtain required information to prepare the loan for closing. Performs a variety of clerical duties including review, organization and processing of new files and related loan documentation. Prepares files for underwriting and submits to PMI Company if applicable. Upon approval, informs all involved parties. Including sending each loan directly to underwriting and works to clear any and all conditions. Contacting employers to obtain verbal verifications prior to a loan closing. Responsible for collaborating with internal and external parties as needed to order payoffs, tax return transcripts and verification documents. Ensuring all deadlines for information submissions, underwriting decisions and closings are met. Keeps mortgage staff and Loan Officer informed of progress of mortgage file and advises them immediately if problems arise. SECONDARY FUNCTIONS: Quotes rates to members and locks loans; discloses loan documents to members. Aids in Non-Qualified Mortgage and Rapid Refinance loans as needed. Disclosing Closing Disclosures to members within the allotted regulated timeframe and re-disclosing changes if needed. Provides assistance to department personnel in special projects as needed and serves as backup for loan servicing duties to include posting payments, payoff requests, and other post-closing loan maintenance as needed. Serves as Notary Public. Other duties as assigned by Supervisor. Qualifications SKILLS AND ABILITIES REQUIRED: Education/Experience: Any combination equivalent to education and experience that provides the required knowledge and skills is qualifying. Minimum of 3 years of experience in Real Estate Lending and Mortgage Lending, with no less than 1 year experience in secondary market processing. Government Lending knowledge is desired. SKILLS: Must be able to obtain/maintain active NMLS registration. Knowledge of mortgage lending requirements on all types of mortgage loans, government and conventional. Ability to cross-sell all credit union services effectively and accurately. Applied knowledge of real estate lending documents and related terminology required. Ability to perform detailed, analytical work and make independent decisions with a high level of accuracy. Ability to follow policies and procedures as well as written and verbal instructions. Demonstrate a level of product and industry knowledge to facilitate mortgage transactions. A high level of interpersonal skills to communicate effectively with the membership and outside agencies via telephone and in person. Ability to do semi-routine work and skilled in the use of office machines, and an on-line data processing system. Proficient in Microsoft Excel and Word required. Ability to interpret Credit Union policy and explain transactions posted to members' loan accounts. Must be bondable; ability to maintain confidentiality. Engages with members and potential members who have applied for consumer loan products through the branch, call center, and online/digital channels. Gather, prepare, and process all necessary documentation through these channels for consumer loan applications. Examines documents to ensure accuracy and compliance with existing underwriting guidelines. This position will be responsible for ensuring all documents required for loan processing and closing are received, complete, and ready. REQUIREMENTS1. High school diploma or equivalent and minimum one year of consumer lending experience.2. Knowledge of all types of consumer loans and a general understanding of underwriting guidelines preferred.3. Demonstrated ability to understand and explain credit bureau reports, liaise with members in satisfying loan stipulations, and schedule closings preferred.4. Demonstrated ability in providing excellent customer service.5. Experience or ability to gain proficiency in all programs and systems used for this job including Microsoft Office products and systems related to consumer lending.6. Excellent verbal and written communication skills, problem solving skills, organizational skills and the ability to work independently.7. Proven ability to organize work, balance multiple priorities, manage a variety of projects in a fast-paced, flexible work environment with strong attention to detail and within defined deadlines.8. Demonstrated ability to use independent judgment and discretion in various situations while maintaining a high degree of confidentiality.9. Must have or be able to attain National Mortgage Licensing System Registration (NMLS#).10. Must develop a thorough understanding of company policies and procedures as they relate to the position. Must comply with all company policies and procedures and job related state and federal laws and regulations. PRINCIPAL ACCOUNTABILITIES1. Partners closely with Consumer Loan Underwriting, Consumer Loan Processing, Personal Financial Officers, and Branches to identify documentation requirements for each specific loan.2. Contacts members to collect necessary loan documentation, i.e., pay stubs, W2, purchase contracts etc.3. Verifies accuracy of loan applications according to current policies and procedures, and then inputs information into the current lending system when applicable.4. Informs members of items needed for closing, i.e., title of vehicle, seller requirements, etc.5. Coordinates the preparation of the closing documents in an accurate, error-free manner.6. Uses independent judgment, processes multiple types of consumer loans and modifications.7. Cross sells GAP, Mechanical Breakdown and Debt Protection and offers other identified cross sell opportunities to members.8. Performing both routine and complex duties demonstrating expertise in Federal and State Regulatory requirements, Investor directives and Johnson Financial Group priorities. Hybrid work schedule KEY RESPONSIBILITIES Position Specific Responsibilities Responsible for providing exceptional customer service to all internal and external customers, building trust through listening, and resolving customer-related issues with a favorable outcome. Acts as the contact for all internal JFG departments, facilitating questions and requests ensuring expeditious answers and exceptional service experiences. Performs mortgage loan transactional requirements including: balloon renewal management, processing mortgage payments and payoffs, preparing mortgage payoff statements, mortgage satisfactions and amendments, and recording mortgage documents. Identify potential prospects for customer convenience opportunities (i.e., APO, EDO). Job Requirements - Education, Knowledge and Skills Ability to handle multiple tasks, while meeting deadlines and maintaining quality levels. Demonstrates flexibility in responding to changes in assignment and job responsibility in a dynamic, fast-paced environment. Ability to consistently demonstrate high quality decision making, keen problem solving and analytical skills. Requires strong attention to detail and a high level of accuracy. Possesses a positive telephone presence ensuring a pleasant client interaction. Possesses strong written and oral communication skills. Knowledge of Freddie Mac and/or Fannie Mae servicing guidelines preferred. Strong working knowledge of the loan servicing platforms preferred.
