About the Role
We are looking for an emerging Project Manager with experience in leading small
commercial reroofing projects and providing support for larger regulated
construction environments under supervision. Brings clear communication,
organized documentation practices, and a drive to actively expand expertise in
project financials and compliance.
Core Responsibilities
1. Project Setup & Buyout
Lead project setup, ensuring Kapili OS standards are met across directories and structures for large and complex projects.
Oversee estimator handoff execute strategic buyout including→ negotiations, scope clarifications, subcontract readiness, and schedule integration.
Confirm period of performance and embed complex constraints, phasing, and sequencing into advanced project schedules.
Approve baseline budgets, verify job cost structures, and ensure financial readiness prior to mobilization.
Coordinate at an executive level with accounting on contract execution, NTP release, compliance, bonding, insurance, and subcontract finalization.
2. Planning & Scheduling
Develop or direct creation of detailed critical-path schedules using Kapili's standardized scheduling model, optimizing risk and resource allocation.
Oversee mobilization strategies and long-lead procurement planning across large portfolios or multi-site projects.
Anticipate long-lead items and secure procurement pathways aligned with preconstruction strategies.
Coordinate cross-functional resourcing with Operations and Scheduling, balancing companywide workload.
3. Submittals, RFIs & Compliance
Oversee submittal and RFI strategy to ensure timely approvals and maintain schedule integrity.
Ensure rigorous compliance with Davis-Bacon, certified payroll, safety programs, environmental requirements, and high-level QC specifications.
Direct QC/QA enforcement across institutional and large commercial projects.
Resolve escalated design, agency, and compliance issues.
4. Financial & Contract Management
Own full financial performance of large-scale projects: budgets, margin protection, cost events, change orders, and forecasting.
Ensure alignment and accuracy between construction management and ERP software at a portfolio level.
Approve monthly progress billings and negotiate billing structure with owners when needed.
Continuously audit job cost integrity, resolving systemic issues with accounting.
Make strategic decisions for risk mitigation, scope containment, and profitability protection.
5. Field Leadership & Quality
Lead high-level OAC meetings, executive stakeholder calls, subcontractor summits, and weekly coordination rhythms.
Provide senior field leadership, mentoring foremen, inspectors, and PM teams.
Conduct high-level quality and safety audits, ensuring adherence to Kapili craftsmanship and compliance standards.
Drive accountability across field teams to achieve production, quality, and safety targets.
6. Communication & Stakeholder Management
Serve as the senior liaison for owners, agencies, GCs, architects, and executive stakeholders.
Coordinate strategically with Estimating, Operations, Accounting, Sales, and Leadership teams to ensure companywide alignment.
Ensure CRM updates and customer communication standards are consistently executed across assigned PM teams.
Model clear, timely, and proactive communication that reinforces Kapili's professional standards.
7. Documentation & Close-out
Oversee all project documentation systems, ensuring excellence in logs, minutes, financial documentation, and client communications.
Direct commissioning, warranties, O&M manuals, closeout packages, and record drawings on large-scale or multi-phase projects.
Ensure closeout is delivered on or ahead of contractual deadlines.
Lead lessons-learned processes and contribute meaningful insights to Kapili's Kaizen culture and mentoring PM teams on enhanced practices.
Required Qualifications
9+ years of experience in construction, roofing, or project support roles.
Advanced understanding of construction sequencing, safety practices, and commercial contracting.
Previous responsibility for managing large-scale projects independently.
Ability to read plans/specs and interpret technical roofing details.
Expertise in job cost management, order processes, and budgeting.
Proficient with construction documentation, construction management systems, and MS Office.
Strong communication, organization, and problem-solving skills.
Preferred Qualifications

Salary: The advertised salary is based on full-time employment and includes shortage and school year differentials, if applicable.
Requirements: Applicants must meet all the requirements for the position they are seeking as of the date of the application, unless otherwise specified. Payday

We are looking for an experienced Project Manager capable of managing
complex mid-size commercial roofing projects. Offers strong financial
