Under the direction of the Service Director and Real Estate Manager, the Porter/ Groundskeeper is responsible for performing grounds and housekeeping services to ensure excellent curb appeal and quality of apartment homes, as well as responding to related service requests and assisting in turning apartments. In this role, you will gain valuable experience in the maintenance and multi-housing industry to jump-start your career. Customer Service Complete service requests as directed same day or within 24 hours including delivering notices and moving major appliances. Deliver notices to residents when asked. Ensure excellent customer service with same day or maximum 24-hour follow-up on all service tickets. Available for weekend work and emergencies if needed. Job Duties Perform grounds and housekeeping services according to policies and procedures. Ensure curb appeal of property and common areas by cleaning windows, floors, and carpets, watering landscape, replacing light bulbs, and finishing a variety of other tasks. Complete painting, removing trash, and cleaning of apartments for apartment turnovers as assigned. Assist with the organization of maintenance materials, informing the Service Director of needed supplies and repairs. Requirements High School Diploma or GED preferred Strong English verbal and written communication skills Ability to walk the grounds and apartments, ascend stairs around the property, lift 60 lbs., climb ladders over 10 feet, and perform other general physical activities such as bending, kneeling, pushing. Prior custodial, housekeeping, or apartment experience preferred The ability to work weekends and be on-call Valid driver's license

Responsible for maintaining the cleanliness of equipment and ensure it is sanitized. Sweeping, dusting, mopping, and vacuuming hallways, office space and other assigned areas of the gym. Clean, mop, scrub, polish, and disinfect all bathroom areas as needed. Responsible for maintaining a sufficient supply of materials (e.g. towels, tissue, soap, etc.) in all bathrooms in assigned areas. Empty trash and garbage containers in all assigned areas, as well as the gym overall. Maintains all floor areas in a safe, clean, and orderly manner. Observes equipment for potential safety hazards. Responsibilities include, but are not limited to: * Get and Keep Members * Provide the highest quality customer service to all members by greeting them with a welcoming, friendly, energetic, and positive attitude at all times. Use members names as often as possible. * Set an example of professional behavior and exceptional customer service for all team members. * Embrace and follow the company Service Standards, the guidelines outlined in the AFF Training and Policy Manuals, and any applicable department-specific team handbooks. * Respond to member concerns and/or comments in a timely and professional way. * Know the clubs emergency response protocol and be prepared to act. Exercise sound judgment with safety as a priority. * Arrive to work 10 minutes early and in department-specific uniform. * Be a team player by contributing to both club and organizational goals. * Participate actively in all club, department, and company meetings. Inform the team and club members of developments, promotions, activities, and upcoming events within the club and throughout the organization. * Communicate effectively with all team members. * Attend regularly scheduled department meetings for ongoing training and information sharing. * Use proper chain of command. As a Housekeeping Attendant, additional responsibilities include, but are not limited to: * Record necessary repairs of equipment and/or noticeable repairs needed in club Maintenance Log. * Report low inventory levels of products and supplies. * Report any and all accidents and/or incidents to GM or AGM immediately while completing proper paperwork. * Conduct a walk through with Housekeeping Manager at the end of each shift to confirm completion of duties. * Other duties as reasonably assigned.
