RESPONSIBILITIES

EDUCATION
Associates degree in Estimating

Works with clients, architects/engineers, subcontractors/ suppliers under the direction of the Preconstruction Manager and Senior Estimator, to plan cost factors for building projects; analyzes blueprints, specifications, proposals, and other documentation to prepare time, cost, and labor estimates for projects by performing the following duties.
Job Responsibilities:
Project Acquisition:
Attends pre-proposal meetings and performs site visits as required to assist in the preparation of requests for proposal.
Preconstruction Development:
Consults with clients, architects, subcontractors, and material suppliers to discuss and formulate estimates, effect cost reductions, and resolve issues.
Has the ability to work on multiple preconstruction projects at once.
Manages document control for the preconstruction phases of a project.
Creates and distributes meeting minutes for preconstruction meetings.
Preconstruction Coordination:
Helps prepare estimates with the proper level of detail for all design stages: Conceptual, Schematic Design, Design Development and Construction Documents.
Prepares quantity take-offs and estimates costs of materials, labor, and use of equipment required to fulfill all provisions of the contract.
Learns and becomes proficient with basic estimating techniques for CSI divisions 2, 4-14, and 31-33; develops knowledge regarding division 3 and MEP trades.
Research construction documents and analyzes specifications to determine estimated costs.
Reviews design documents for proper information to receive accurate pricing from subcontractors and suppliers.
Works with the Virtual Design (BIM) Department to utilize Revit or other programs in generating quantities as may be available from design models.

Subcontracting and Buy-Out:

Ensures that proper bid coverage is achieved for each scope of work including meeting or exceeding any owner contract requirements (i.e., minimum number of bids per trade).
Updates subcontractor database as necessary.
Documents good faith efforts for all projects with small business requirements.
Contacts and follows up with subcontractors for all budgeting and bid efforts to establish participation.
Reviews all bid packages, instructions to bidders, and bid forms against all subcontractor proposals to ensure compliant and complete bids.

Compensation:
Pay Type: Salary
Pay Range: $70,000 to $115,000 per year, based on qualifications and experience.
Other Compensation: Annual Bonus commensurate with individual performance, company performance, and experience.

Position Summary
Provide complete and accurate trade-specific estimates. Assemble bid tabulations and take-offs with estimates and vendor/subcontractor quotes. Coordinate and clarify scope internally and externally. Work with and support Preconstruction team to successfully deliver project bid and proposals on time
Role Responsibilities
* Review project documents, including proposed plans, specifications, addenda, and related documents.
* Identify scope of work, project requirements, constraints, and potential risks.
* Collaborate with Sales, field personnel, engineers, consultants, and project managers to verify scope and project approach.
* Identify scope gaps, clarifications, exclusions, and inconsistencies in proposal documents.
* Perform material, labor, and equipment takeoffs with accuracy and consistency.
* Comply with all safety policies and procedures.
* Drive for a zero incidents or accidents safety culture.
* Conduct site walks.
* Provide value engineering input and ideas.
* Obtain quotes and coordinate/quality scope with vendors and subcontractors.
* Assist with preparing bid packages, proposals, and supporting documentation.
* Validate compliance with codes, regulations, and client requirements.
* Evaluate all estimate components for accuracy and completeness before submission.
* Assemble project take-offs and bid tabulations (Bid Tab) in a timely manner.
* Participate in turnover process to Operations.
* Liaise between Estimating, Sales, Preconstruction and Field Operations.
* File electronic documents.
* Maintain organized estimate files, including notes, drawings, revisions, and correspondence.
* Develop and maintain cost databases, pricing, and benchmarking tools.
* Perform other duties as assigned.
Qualifications
* 7+ years of relevant experience.
* Requires the use of advanced techniques and knowledge within his/her/their function.
* Applies diversified knowledge of applicable principles and practices to a broad variety of assignments.
* Makes decisions independently regarding complexities and methods.
* Liaises with groups within and outside of his/her/their organization, with responsibility to act independently regarding matters pertaining to his/her/their function.
* Provides direction for complex or high-value estimates.
* Develops new estimating methodologies, pricing strategies, and benchmarking tools to improve accuracy and competitiveness.
* Represents the estimating function in high-level internal and external discussions.
* College/University graduate or equivalent combination of skills and experience generally expected for specified technical roles.
