Summary/Objective
Identify and pursue prospective opportunities for Syncon through development of detailed cost analysis in accordance with industry best practices. This position requires someone who has expert level knowledge and experience in the Construction Design / Build industry and the ability to perform detailed and accurate complex mathematical analysis and read/understanding drawings/specifications.
Essential Functions

* Negotiate contracts, maintain the stipulated fee and general conditions by careful and exact scoping of both SYNCON and subcontractor/vendor work.
* Review the specifications and drawings, select sub trades, and send out the bid request.

* Review details of the contract documents, drawings, specs, and proposal schedule development. Make recommendations and reassess the initial pursuit ranking (1 -5) and make changes as necessary.

* Review all quotes for accuracy.
* Coordinate with Design Team on RFI's, design requirements/deliverables and throughout the Design process until 100% design documents and buyout are complete.

* Help improving Pre-Construction Processes between various departments.
* Assist with maintaining the estimating schedule to effectively manage personnel and departmental timelines to support the estimating production requirements.
* Support Estimating Team for bid day preparation and Bids on Bid Day.
* Support the emerging commercial market with estimating, subcontractor database development and development of relevant pre-construction processes and procedures.
* Support the research for future estimating opportunities by researching federal and commercial websites.
* Assist in developing estimating strategy for each opportunity with Syncon leadership.
* Complete Rough draft budget to be sent to Construction PM for finalization.
* Complete buyout and written Rough Draft Attachment Ones for Construction PM to review and send out to Subcontractors.

3. Develops a subcontracting list, including both turnkey and required support contractors. Provides the list to the Subcontracting Department with a required response date for pricing.
4. Develops a complete bill of materials by item. This list is also provided to Procurement Dept. for pricing.
5. Independently develops labor estimates for all MHI capable work items to support internal make/buy decisions and to validate potential subcontractor quotes. May involve requesting estimates from trades as well as an independent estimate and use of other possible sources to complete estimating package.
6. Completed package including supporting data for all labor, material and proposed/potential subcontracting efforts are provided to the Estimating Manager.
7. Conducts shipchecks as needed to scope work.
8. Support TAR for MSMO Ships

The Mechanical Estimator will provide comprehensive-estimating services based upon bid plans, specifications and other documents. The estimate may be conceptual in nature or in detail based upon completed engineering and design and may be of a lump sum, time and material, or negotiated/fixed fee structure. The format may be manual, computer spreadsheet, word processor or commercially procured estimating program. The Mechanical Estimator responsibilities include, but are not limited to:

Summary/Objective:
The Special Projects Estimator will be responsible for providing complete estimates for bids on projects assigned by the Estimating Manager. These will usually be smaller commercial construction projects and deal with pip
Essential Functions:
* Responsible for the complete assembly of all estimates on projects assigned to you, for various trades, from the time that plans and specs are issued to bid day. Majority focus is on M.E.P.
* Solicit subcontractor and vendor quotations to ensure coverage on all scopes of work
* Review all construction documents including instructions to bidders, scope of work, and general conditions
* Distribute plans, specifications, and addenda to subcontractors and vendors via company ftp website and/or email
* Assist in development of bid strategies
* Participate in pre-bid meetings and site visits which may result in travel time on occasions
* Prepare detailed estimates by reviewing take-off and pricing for completeness on all self-performed work
* Review in detail subcontractor and vendor quotations for full compliance with the plans and specifications
* Develop rough draft scope of work for proposals
* Assist in negotiating subcontracts and procurement of materials and equipment
* Enter estimate into job cost control program and participate in turnover/transition meetings with the operations team
* Experience in providing budgets, estimates, construction schedules, and manpower projections
* Work as part of a team and coordinate scope of work between in-house trades
* Must be a self-starter, able to multi-task, work with minimal supervision, show attention to detail and demonstrate problem-solving skills

Required:
* 2+ years' trades estimating experience in commercial and/or industrial construction projects or equivalent combination of education and experience
* 1+ years' Estimating/Pre-Construction experience. If candidate has strong knowledge of commercial HVAC equipment, ACI can train into estimating.
* Demonstrate knowledge and efficiency in computer/network based estimating software (i.e. Autobid, Quote Soft, TSI, Estimation, etc.)
* Advanced knowledge of assigned discipline, estimating techniques and cost control, plus ability to interpret computerized cost data and systems
* Understanding and capable of construction assemblies
* Strong technical writing and verbal communication skills
* Proficient in Microsoft Office Suite
