Job DescriptionDescription:
Basic Description:
A Mortgage Loan Processor is responsible for completing and verifying financial information on loan applications by obtaining necessary information to process a complete mortgage loan file. (
i.e. credit, income, assets, appraisal, etc.
) The Loan Processor also ensures compliance with all Federal rules and regulations including, but not limited to, Respa, Tila, HVCC etc. and all internal policies and procedures such as fraud prevention.
It is the policy of Flat Branch Mortgage quality control procedures to ensure that at a minimum, the borrower(s) are contacted by the Loan Processor at least once on every loan file.
Responsibilities:
The loan officer submits the file to loan processor with application, proper disclosures, income, assets and credit information.
The loan processor then reviews the information in the file to verify all documentation is accurate, complete and meets established standards, including type and amount of mortgage, borrower assets, liabilities and employment information. The loan processor corrects data errors and obtains missing information when necessary.
The loan processor then calls specified companies to request necessary information such as title commitment, verification of employment and hazard insurance.
After the file is complete and all of the necessary information has been ordered, the loan processor submits the loan file to underwriting for approval. The file will then be underwritten and returned to the processor with a list of conditions needed. The processor will obtain proper information to satisfy the conditions that are needed for the file to be clear to close. When the processor has obtained all necessary conditions, they then submit the file back to the underwriter to ensure all conditions have been met.
When all conditions are cleared, and the file is clear to close then the processor submits the file to the Mortgage Loan Closer for settlement.
Any other duties as assigned by the team leads and/or department managers.
Requirements:
Qualifications & Skills:
2 years' experience in Mortgage Loan Processing, required
Familiar with the mortgage loan process and required documentation
Excellent customer service skills
Proficient in basic computer technologies, appropriate for a paperless environment
Adaptable to change and shifts in priority
High attention to detail and ability to manage time effectively
Knowledge of Encompass LOS recommended but not a requirement
Prolonged periods of sitting at a desk and working on a computer, daily
Pay Range: $22+ depending on experience

Initial closing disclosure will be delivered before 3pm each day, unless there is a delay from a third party.
Verify all loan closing documents to ensure accuracy and notify loan closer to print documents at least 24 hours prior to loan closing. Handle any pre-closing issues that are discovered on the loan file and ensure adequate documentation is placed within the loan file to remedy the issue.
Individual will communicate with Loan Compliance Specialist and Director of Loan Operations any tolerance or compliance violations that are discovered during pre-closing review.
Assign applications received from our online application platform to respective loan officers.
Receive completed mortgage loan applications from lending staff, working with lenders to ensure the applications are handled timely, and in compliance with regulations. Maintain and ensure the accuracy of information within the loan file.
Serve as backup or support for the Loan Closer.

Qualifications
High school diploma or GED
Bachelors Degree and/or equivalent education/training in the field of residential mortgage lending.
Preferred 2-3 years of mortgage processing/lending experience, with demonstrated ability to remain calm and efficient.
Excellent communication skills evidenced by 1) an ability to effectively communicate information in a clear and concise manner, 2) a positive and approachable demeanor, 3) a mature and professional style that promotes respect and understanding, 4) a demonstrated willingness to interact proactively and positively with clients and staff.

Position Summary:
SolomonEdwards is looking for a Home Loan Specialist II for one of its mortgage clients to perform daily loan reviews to ensure the accuracy of loan findings. You will act as a key contributor to facilitate efficient and effective processes that support business and customer service objectives.

Essential Duties:
- Perform complex data and document validation.
- Troubleshoot third-party orders (title, appraisal, hazard, flood cert, credit, etc.).

- Evaluate loan applications for compliance with product guidelines.

We are seeking an experienced and detail-oriented Mortgage Loan Closer to join our team. You must have at least two years of experience working with loans, either in closing, escrow, title, or funding. Our ideal candidate is thorough, self-motivated, familiar with governmental and industry guidelines for loan approvals, and can communicate effectively with all involved parties.
Responsibilities:
Complete data entry and verify all payment information, dollar amounts & payees, and contact information for all parties to create release and track receipt of Closing Disclosure by Borrower to ensure compliance with TRID regulations.
Send closing instructions to title companies. Balance and approve final numbers/Closing Disclosure (both Borrower and Seller sides).
Review conditions provided by Underwriting and ensure that any remaining outstanding conditions are cleared prior to closing.
Timely verification of employment information as submitted on applications.
Complete order and release funds for loans prior to closing date/time.
Preparation of all loan documents as required by investors and Flat Branch guidelines prior to closing date/time.
Review all documents for completeness and accuracy and ensure proper execution prior to closing.
Run/complete final compliance and data checks.
Respond to potential suspense or citation items related to post-closing activities. Issue Post-Consummation Closing Disclosures as needed.
Must be able to work in a fast-paced environment and handle many moving parts simultaneously.
Accepts all other duties as assigned.
Requirements:
Qualifications & Skills:
2 year of Mortgage Closing/Funding/Title experience required. The right candidate with other mortgage related experience may be considered.
Requires accuracy, organization, and a high attention to detail
Excellent written and verbal communications skills, and the ability to effectively communicate across the organization and with business partners.
Requires basic math & logic skills, along with abstract thinking and mental agility to instinctively solve problems and manage constantly changing priorities.
