The Business Loan Servicing Specialist (aka Commercial Loan Servicing) supports the Commercial and Ag lending function in compiling the information necessary to request loan documents, reviews documents for accuracy, and ensures all conditions have been met prior to loan closings. The Business Loan Servicing Specialist is responsible for the organization and completion of loan files after closing and supports the ongoing maintenance of the loan relationship and related documents.
Loan Origination and Closing
Responsible for collecting, compiling and inputting accurate loan documentation for all new and renewed loans.
Maintains appropriate approval throughout the loan documentation process through closing and initial funding.
Ensures compliance requirements are satisfied, approval conditions are met, collateral is collected with evidence of insurance when applicable, and documentation is properly executed prior to closing and funding a loan.
Ensures appropriate loan related fees are assessed to the borrower and payments to related third parties are processed in a timely manner.
Coordinates the communication between lender, borrower, and involved third parties when necessary throughout the loan closing process to ensure all parties have accurate information and are in agreement.
Ensures collateral is collected and perfected at time of closing
Obtain, review, and archive loan documents including but not limited to financial statements, tax returns and business reports, credit reports, appraisals, flood determinations, lien searches, and loan covenants and conditions.
Prepare tracking, checklists, coding and set-up forms for new, modified, and renewed loans, including FSA, BND, and SBA loan.
Loan Administration
Reviews daily reports to ensure loan maintenance accuracy.
Processes loan advances and payments daily.
Assists Lenders and Borrowers with requests for information or follow up on loan related items.
Maintains loan origination platforms for accuracy on borrowers, loan terms, collateral, and tickler tracking.
Completes follow up for miscellaneous monthly loan reporting and tracking items.
Completes extra projects as assigned by management.
Customer Service and Product Support
Supports, advances and is responsible for meeting Premier Experience service standards.
Assists with in-branch customer services needs including but not limited to telephone, teller and account opening functions.

Collateral Management
Track all collateral held within the bank's portfolio to ensure the bank obtains and maintains adequate lien position.
Follow established procedures to file UCC, title, and mortgage documents with the secretary of State and/or Register of Deeds via mail or online system (AccuAccount, Fiserv Premier and DDI).

Service Loans & Escrow Management
Perform daily maintenance into the core system, Fiserv Premier, research and resolve inquiries and issues relevant to loans.
Address daily and weekly reports. Apply prompt and accurate adjustments to loans. Assist with processing payments, payoffs, paydowns, as well as advances, maintenance transactions and non-posted transactions.
Process all payoffs demands, and paid note documentation.
Answer all inbound basic to complex loan servicing calls routed to Loan servicing or escalade calls to the appropriate teammate for resolution.
Perform balancing task for loan general ledgers.
Process homeowners' insurance payments via QuickBooks.
Partner with Others
Partner with others to ensure team goals are met.
Participate in cross-functional training to support all areas within the Loan Servicing team.
Champion change management initiatives and serve as a role model for change in the organization.
Qualifications
Secondary education in business or related field preferred. One or more years of relevant work experience or a combination of education/experience that would enable incumbent to meet accountabilities and required competencies of the position. Experience in banking preferred.

Essential Duties and Responsibilities include the following. Other duties may be assigned.
Interviews mortgage loan applicants and analyzes the information received to recommend the correct product for the applicant.
Submit the mortgage loan application to an automated underwriting system for approval. Document the loan file with accurate information and comply with all underwriting requirements as stated on the automated underwriting decision sheet.
Prepares directions for the Loan processor pertaining to the information that will be required to perfect the mortgage loan sale to the secondary market.
Communicates to the applicant, real estate agent, etc. the status of the mortgage application.
Develops and promotes good public relations within the Real Estate community and with the member base of the Sioux Falls Federal Credit Union, etc.
Reviews the completed file to assure that all mortgage processing functions are completed before and after closing for proper documentation and salability of the loan to the secondary market. Perfects the loan documentation for purchases for any loans which are suspended.
Keeps updated and current on all mortgage products, procedures, and policies.
Makes recommendations of needs for review or changes of policies and procedures relating to the mortgage lending process to the AVP Mortgage Services.
Is knowledgeable about all products available at the Credit Union and actively cross sells products to qualified members.
Assists the Marketing Department in the promotion and development of mortgage related products.
Assists in the collection of payments for all in-house mortgages which the loan officer originates.

The Consumer Loan Documentation, Lead is responsible for reviewing loan documents prepared by the Loan Documentation Team to ensure adequate protection regarding collateral perfection, internal policies and regulatory requirements. **_How you'll spend your time:_**
+ You will be responsible for reviewing loan approvals, working directly with our outside counsel and communicating to lenders and customers on items needed to work towards closing. You will also work directly with other internal business partners, syndicated/participating banks and title companies to coordinate loan closings.
+ While in this high-profile position, you will be responsible for ensuring loans are closing per Loan Policy, Underwriting Guidelines and compliance regulations.
+ You will use problem solving skills to provide solutions to lenders, attorneys and internal partners to see the loan across the finish line.
+ You will need strong communication and time management skills to ensure the loan is on track for closing and all parties involved are on the same page.
+ Tasks would include, but are not limited to, title commitment ordering and review, flood determination review, environmental report ordering and review, UCC search ordering and review, review of organizational documents and review of loan documentation for both internal documentation and attorney prepared documentation and work with loan accounting teams to see that loans are funded/disbursed and booked in accordance with closing requirements.

Communicates to the applicant, real estate agent, etc. the status of the mortgage application.

Makes recommendations of needs for review or changes of policies and procedures relating to the mortgage lending process to the AVP Mortgage Services.
Is knowledgeable about all products available at the Credit Union and actively cross sells products to qualified members.
Assists the Marketing Department in the promotion and development of mortgage related products.
