Summary:
The Porter position is primarily responsible for maintaining cleanliness of interior and exterior of the building along with minor facilities repairs as needed.
Essential Duties and Responsibilities:
Assist in maintaining the grounds, building common areas, and exterior of the building.
Assist in cleaning debris from sidewalk.
Utilizes electric tools such as a trash caddy and power washer.
Manages removal of all trash and refuse from the building.
Assist in painting and drywall projects when necessary.
Replace light bulbs, lamps, and clean fixtures.
Clean and turn vacant units for moving in tenants.
Assist in performing basic maintenance functions that may be assigned by the Maintenance Supervisor.
Assist in escorting and monitoring vendors while on-site providing a service.
Respond quickly to emergency situations and customer concerns.
Comply with all applicable codes, regulations, governmental agency, and company directives as related to building operations and practices safe work habits.
Identifies and reports work orders for maintenance needs.
Contribute to the overall success of the maintenance department by performing essential duties and responsibilities as assigned.

POSITION SUMMARY
Part-Time Saturday - Sunday. The Porter is responsible for maintaining the cleanliness, safety, and overall upkeep of the community. This includes performing routine housekeeping tasks, addressing minor maintenance issues, and ensuring the community meets operating and safety.
KEY RESPONSIBILITIES
Cleaning
Perform cleaning tasks in resident rooms, public bathrooms, common areas, and other parts of the community as assigned, including sweeping, dusting, mopping, disinfecting, and waste disposal.
Safely discard trash and reline trash bins; clean trash containers as needed.
Prepare resident rooms for new admissions, ensuring they are clean and move-in ready.
Ensure that all housekeeping procedures and safety protocols are followed to maintain cleanliness and hygiene.
Maintenance and Repairs
Complete apartment turnovers efficiently and ensure timely service to residents regarding maintenance requests.
As assigned, perform minor repairs, such as touch-up painting and basic fixes.

Participate in the preventative maintenance program to maintain the structural integrity of the building.
Resident Interaction and Customer Service
Respond promptly to maintenance and housekeeping requests from residents and staff.
Work closely with residents and their families to address concerns and provide excellent customer service.
Safety and Compliance
Follow established safety precautions, including proper equipment use and lifting techniques.
Report any hazardous conditions or malfunctioning equipment immediately.
Comply with infection control policies and universal precautions during daily tasks.
Keep floors dry and clean up spills promptly to prevent accidents.
Ensure that equipment, tools, and supplies are properly stored, especially before breaks and at the end of the shift.
Keep supplies, equipment, and residents' belongings off the floor and properly stored in designated areas.

CANDIDATE QAULIFICATIONS
Education:
High School diploma or equivalent is required.
Experience and Skillset:
At least one (1) year of housekeeping experience in a senior living, healthcare, or hospitality setting (hotels) is preferred.
Prior maintenance experience and general maintenance skillset are a plus, including drywall repair and texturing, carpentry, painting, and floor care.
Knowledge of cleaning chemicals and their uses, as well as cleaning equipment is a plus.

Position: Maintenance Porter - Driving
Shift: Sunday to Thursday 8:30am to 5am
Salary Range: $23 per hour

Basic Function - This position is involved with facility maintenance duties and customer interface. Previous experience is preferred, but not required in all positions. Perform all maintenance and cleaning tasks noted in the checklists and as directed by the facility manager/supervisor to ensure that all dirt, dust, litter and debris is removed from all areas of the facility using brooms, mops, brushes and other hand tools.
Walk garage daily to note and correct any maintenance problems.
Sweep and pick up around the entrances and exits to the garage and stairwells as well as clean surface area rails, etc. on all levels, the booth, the office and rest rooms.
Empty all trashcans in the garage, the booth and the office.
Paint any and all areas of the facility as directed by the facility manager/supervisor to ensure that all painted surfaces such as poles, signs, doors, walls, curbs, islands, gates, etc. are properly maintained and look neat and clean.
Replace burned out bulbs.
Apply oil absorbent to oil spills.
Submit requests for repairs or maintenance.
Check conditions of safety items, such as gate arms to ensure clearance bars are secure.
Check ticket spitters and gates daily for proper operations, ticket supply, accuracy of time on clock and general appearance.
Provide ticket and record gate counters to the Manager.
Keep an inventory of janitorial supplies.
Maintain a garage/lot sweep sheet.
Operate automatic sweepers, scrubbers, outdoor equipment such as weed eater, lawnmowers or other electrical tools to repair or construct items, as applicable.
Shovel, plow or blow snow from the entrance or exit ramps and in areas designated by the Facility Manager using shovels, snow blowers and other light duty equipment.
Report any unknown, observed or suspected violations of company policy, safety hazards or any unusual occurrence to the Facility Manager in a timely manner.
Practice the Three Keys to Customer Satisfaction including the Five Customer Service Behaviors to ensure successful customer interactions.
Assist customers within the facility or as directed by the Facility Manager/Supervisor.
Resolve customer complaints independently or with the aid of a supervisor.

PREFFERED EDUCATION & EXPERIENCE
High School Diploma or GED preferred
1+ years Hospitality/hotel work experience in a four-diamond full-service or boutique hotel preferred
Housekeeping experience preferred
Experience in high guest turnover settings preferred
JOB REQUIREMENTS
Proof of eligibility to work in the United States
Reliable transportation to and from work
Ability to work a flexible schedule including evening, weekends and holidays
Reliable and consistent attendance
PHYSICAL REQUIREMENTS
Must be able to perform simple grasping, fine manipulation, and repetitive hand and arm movements frequently
Must be able to lift 50 pounds occasionally and often exert up to 20 pounds of force to push, pull, carry, lift or otherwise move objects
Must be able to bend, squat, crawl, kneel, push, pull, and walk on uneven surfaces on an occasional basis
While primarily an indoor job, must be able to walk outside in a variety of weather conditions (rain, wind, snow, heat)
Must be able to climb stairs both inside and outside and frequently lift 20 lbs. and occasionally up to 50 lbs.

JOB OVERVIEW - HOUSEKEEPER/ROOM ATTENDANT
Some of our guests love being on the road but many travelers miss the comforts of home. The goal of our Housekeeping team is to make our hotel feel like just that, a home! As a Housekeeper, your contribution helps ensure our guests have a comfortable, productive and memorable stay.
A TYPICAL DAY:
Wipe all surfaces, dust and vacuum each guest room adhering to our brand standards.
Change linens, make beds and restock all guest room supplies.
Clean bathrooms, remove trash and carry out green practices as trained by the hotel.
Greet and assist guests that you encounter during your shift with a friendly smile.
Clean multiple rooms each day.
Support our maintenance team by reporting any broken, defective or missing items.
Support the goals of the hotel through teamwork and collaboration with all departments.
REQUIREMENTS:
Previous cleaning, janitorial or customer service experience is a plus, but not required. To be successful in this role, you need basic verbal and written communication skills. This job requires continuous movement, regularly bending, lifting, pushing, pulling, carrying, and moving up to 25 pounds. You must also be able to stand and walk for an entire shift and perform repetitive motions. Applicants must be available to work weekends and holidays.

Sort, wash, and dry resident laundry per building policy.
Fold, Hang and put away resident laundry per guidelines.
Clean all equipment and keep soiled and clean linen areas tidy.
