Turner & Townsend are seeking an experienced Sr Quality Assurance PM, Mechanical to join our team in support of the Data Center Construction team. The ideal individual will have prior experience supporting large-scale construction projects.
Role Responsibilities:
* Effectively manage and collaborate with project stakeholders.
* Effective communication across our internal team to ensure efficiency and a consistent delivery to the client.
* Can analyze, track, and effectively manage critical milestone activities to avoid schedule slip.
* Verify that effective project governance, processes and systems are utilized.

* Forecast and update key project milestones.
* Manage and monitor local design teams in accordance with commission criteria.
* Provide technical support to owners, architects, general contractors and regional stakeholders.

* Provide expertise for cost control, value engineering, and constructability guidance where required.
* Independent review of status reports, drawing submittals, timelines and costs from architects, contractors and suppliers.
* Client management - assist in developing excellent working relationships with Clients, with a view towards maximizing new opportunities.
* Strategic Thinking - provides advice to project teams on approaches that can be adopted to successfully achieve both clients' objectives and business objectives.
* Knowledge management - ensure that key information and learnings generated from each project is captured.
* Process improvement - Identify ways to improve internal systems and processes
* SOX control responsibilities may be part of this role, which are to be adhered to where applicable.
Qualifications
* Bachelor's degree in construction management, mechanical engineering, or applicable bachelor's degree and or equivalent experience.
* Minimum 5-7 years of relevant project management experience, specifically working with mechanical systems in the built environment.
* Strong organizational and management skills - ability to work effectively and collaboratively with the broader team.
* Background working in design or construction with a mechanical or BMS controls experience.
* AND/OR Background working in a vendor equipment factory supporting quality control processes of mechanical equipment.
* AND/OR Background working in commissioning of mechanical systems and equipment in mission critical data centers.
* Proficiency managing construction documents including BODs, specifications, contract drawings, C/D/E's, equipment submittals and RFIs.
* Proficiency in Excel, Word, PowerPoint, Outlook, Procore, Project, Smartsheets, and other construction project management tools

Essential Functions of the Position
Conduct QA/QC inspections for all civil construction activities, including but not limited

Prepare and maintain daily inspection reports, test results, non-conformance reports
(NCRs), and corrective action documentation.
Monitor construction work to ensure compliance with approved inspection and test plans

Coordinate with contractors, site engineers, consultants, and quality managers to address

Verify materials and workmanship meet the project's approved submittals and standards.
Attend quality and coordination meetings as needed.

Minimum Requirements
High School Diploma or GED required; Associate's or Bachelor's degree in Civil
Engineering, Construction Management, or related field preferred.
Minimum of [3-5] years of experience in civil construction QA/QC, preferably in
infrastructure or large-scale projects.
In-depth knowledge of industry standards and codes (ASTM, ACI, AASHTO, etc.).
Experience reviewing and implementing Inspection and Test Plans (ITPs) and Quality
Control Plans (QCPs).
Familiarity with construction materials and laboratory/field testing procedures.
Strong organizational and communication skills.
Proficiency with Microsoft Office Suite and QA/QC reporting tools.
Valid driver's license and the ability to travel to project sites.

What is an Occupancy Verification?
Mortgage lenders require periodic updates on their properties and to do this they send out independent contractors. The purpose of the property inspection is:
To verify property occupancy.
To report on the general condition of the property using a mobile application.
Most inspections are exterior only. About 10% require interior photos after the property has gone vacant.
We contract with inspectors at a county level. This means that you would be responsible to complete all inspections in your county. In some cases, you will split the county with another inspector if there is enough volume for two inspectors.
Responsibilities
Most common type of inspection should only take 5-6 minutes.
Complete the inspection within 4 days after it is assigned.
Report general property conditions and make a determination of occupancy based on industry standards.
Take 9+ photos of the property with brief comments.
Complete a short form in an app.
Requires being able to spend extended periods of time driving while making numerous stops during the day in the assigned territory.
Requirements (to be considered you must have the following):
Computer with an internet connection
Reliable vehicle (good gas mileage is a plus as you will be paying for your own gas)
Smartphone (Android or iPhone)

Pass a standard background check using a valid driver's license
Pay and Hours
This is a 1099 position. Each inspection has a flat rate. Rates vary based on county and volume. Although you are paid per inspection, you will earn the equivalent of $30-$40 per hour.
Depending on a county and if it is urban or rural you will complete anywhere from 20-500 inspections per month working 2-30 hours per week. Lower volume counties have higher rates and higher volume counties have lower rates. There is no set amount of inspections per month, but the work is consistent month-to-month.
Earn more as you become established, have greater availability to inspect or are willing to cover a larger territory.
No additional mileage reimbursement above the flat fee per inspection.

Mortgage lenders require periodic updates on their properties and to do this they send out independent contractors. The purpose of the property inspection is:

Report general property conditions and make a determination of occupancy based on industry standards.

Quality Team Member Responsibilities:
* Maintain a caring, compassionate, and professional attitude
* Maintain a sense of urgency, flexibility and remain positive under stress

* Prepare, cook, assemble, and present food safely, quickly and efficiently, meeting Chick-fil-A standards

* Stock kitchen inventory as needed
* Keep the kitchen neat, clean and orderly at all times

* Must take initiative to complete training and follow all recipes and procedures
* Must follow all safety, OSHA, Health Dept and Chick-fi-A policies and procedures

* Needs to be able to quickly and proficiently adopt shorthand language used to identify products
* Needs to be proficient with the restaurant's electronic resources including iPads, registers, CFA app, and any other technology platforms
* Work safely around kitchen equipment and report any maintenance issues to Leadership
* Complete all opening or closing tasks as assigned
* Consistently abide by set rules of conduct such as dress code, phone, and attendance
