Roles and Responsibilities
Underwrite loans in accordance with Merchants' guidelines. Responsibilities will include:
Review and reconcile loan applications to ensure the loan meets program requirements.
Analysis of loan application, credit profile/report(s), background reports, financial statements, leverage ratios, appraisal reports, renovation budgets, entity documents, purchase agreements, borrower experience, collateral, and supporting documentation.
Manage an ongoing pipeline of loans through the Merchant's loan origination process.
Report on the status of loans within the pipeline on a regular basis.
Communicate effectively with Loan Originators, Underwriters, and the Credit Committee.
Present loans to the Credit Committee for exceptions, escalations, and approval.
Condition files for missing/supporting documentation according to Merchants' guidelines.
Perform a preliminary review of all underwriting documents, including third-party reports.
Collect, analyze, and approve all required due diligence.
Perform property and market assessments to evaluate property conditions and market/submarket dynamics.
Communicate and document the reasons for approving or rejecting loans so that clients and loan officers are well-informed about the decisions made.
Mentor and train junior staff.
Qualifications/Job Requirements
Bachelor's degree required.
Minimum 5 years of mortgage underwriting experience. Strong preference for experience with underwriting commercial and business purpose loans
Experience with institutional lending and secondary market loan trading preferred.
Effective pipeline management skills
Proven track record of taking ownership and successfully delivering results in a fast-paced, dynamic environment.
Exceptional interpersonal, written, and verbal communication skills
Proficient in Microsoft Office, especially in Excel and Word

Duties & Responsibilities
* Financial statement spreading and analysis, including calculation of Debt Service Coverage or Fixed Charge Coverage Ratios per Busey guidelines.
* Use financial data such as cash flow, liquidity, profitability, and leverage to determine and minimize the overall risk of extending credit to businesses and individuals.
* Work with Commercial Relationship Managers or other Lending staff to prepare clear and concise Commercial Credit Approval Request (CCAR) memos including pertinent information associated with the overall risk of the loan, identifying the strengths and weaknesses of the Borrower.
* Evaluate collateral, industry data and other relevant credit information.
* Assist with Portfolio Management duties to include testing financial covenants, monitoring monthly borrowing base reports, preparing portfolio reviews and sensitive asset reports, as assigned.
* Assist Commercial Relationship Managers with the preparation of opportunity memos for new and existing relationships.
* Maintain a working knowledge of the Commercial Banking Loan Policy and systems, including nCino.
* Assist in the sales process, including accompanying Relationship Managers on customer and prospect calls.
* Approve loans that are within defined authority levels; recommend loan approval outside of defined authority levels.
* Participate in pipeline meetings to develop knowledge of prospective opportunities as well as upcoming renewals.
* Assist with other duties or special projects as assigned.

Position Responsibilities:

Prepare or review underwriting template and narratives summarizing the loan structure, transaction strengths and identified risks, and present the final package for internal and Agency approval. Ensure the underwriting package meets Agency requirements
Analyze operating history, budget, property rent roll, and other financial information to verify the proforma and loan request aligns with Agency's quote and guidelines
Review Borrower structure to identify all appropriate parties to complete mortgage credit due diligence, and complete an org chart to meet Agency requirements
Review and analyze the Key Borrower Principal's real estate schedule, financial statements, and other due diligence documents to ensure compliance with Agency requirements
Review third-party reports to ensure compliance with Agency guidelines (appraisal, environmental, engineering, zoning, etc.)
Monitor transaction status to manage Production and Borrower expectations and anticipate, avoid, or solve any potential transaction-related problems
Coordinate with the internal insurance team and Agency to obtain insurance approval, including waiver approval, if necessary
Coordinate the closing of the transaction between Production, attorneys, and the title company on Freddie Mac transactions
Participate in calls with Production and Borrower and/or legal to discuss transaction details, issues, and borrower structure.
Conduct site visits with the Borrower, Production, and consultants, as needed.
Draft Application and Commitment Letters, Rate Lock Agreements/Trade Authorizations
Assist in final loan package delivery or pre-purchase matters.
Keep apprised of shifts in the commercial real estate world, including Agency credit parameters and requirements.

Commissions as a New Agent: This position is a commission-only based sales position. The average commission on a mortgage protection product is approximately $600 per family you protect. Our expectation is that a full-time agent will sell 5 to 10 mortgage protection plans per week.
