You will be an integral part of our Building Operations team, responsible for ensuring the smooth operation and continuous improvement of our headquarters in Lake Forest, IL. **Responsibilities** + Perform scheduled preventative maintenance on all building systems, including HVAC, plumbing, electrical, and related equipment. + Complete repairs in plumbing, carpentry, painting, drywall, and electrical areas. + Troubleshoot, diagnose, and recommend repair actions for building systems and equipment. + Maintain accurate records of maintenance activities and utilize a CMMS (Computerized Maintenance Management System). + Ensure cleanliness, chemical balance, and proper functioning of hydrotherapy pools and associated equipment. + Troubleshoot and resolve issues with the Building Automation System, including alarms, communication errors, and equipment malfunctions. + Inspect the entire facility daily for faults and take initiative to repair or recommend actions. + Assist with operational maintenance of hydrotherapy areas. + Respond promptly to building emergencies like power outages, plumbing leaks, or fire alarms. + Assist in developing the annual repair and maintenance budget and capital improvement program. + Research and develop a prospective vendor list for maintenance and construction projects. + Coordinate vendor management, including scheduling and performance management. + Oversee capital projects and manage subcontractors during project execution. + Assist with future 'Greening' efforts and remain current on building maintenance best practices. + Complete 'Handy person' projects such as painting and carpentry. + Set up orders with supply houses and manage building maintenance supplies. + Assist with inventory management of all equipment on the property. + Provide initial approval on invoices for building-related services and purchases. + Oversee document and data retention for service and construction contracts. **Essential Skills** + High School diploma/GED plus 5+ years of work experience or associate degree/Technical Certification plus 3+ years of work experience. + Minimum of 3 years of experience in facility maintenance. + Strong computer skills, including proficiency in Microsoft Outlook, Word, Excel, and data management. + Organizational skills with the ability to manage multiple projects in a dynamic environment. + Proficiency in reading building plans and blueprints. + Experience with Building Automation Systems and CMMS Programs. + Ability to obtain a forklift operator's license and familiarity with operating a scissor lift. + Ability to obtain a Certified Pool and Spa Operators License. + Flexibility to work non-traditional hours, including evenings, weekends, and holidays. **Additional Skills & Qualifications** + Experience in HVAC, plumbing, and carpentry. + Strong troubleshooting and diagnostic skills. + Experience in vendor management and coordination. **Why Work Here?** Become a part of one of the most renowned organizations in the Chicagoland area, known globally for its brand.
