Associate Relations:

Property Evaluations:
Perform and schedule all evictions and enforce adherence to all lease rules and regulations by all residents.
Walk all vacant units as well as the property on a regular basis ensuring that it is well maintained. During these inspections all liability and/or deficiencies should be reported to to the Service Manager and Supervisor.
Responsible for office operations, quality curb appeal, office and model cleanliness.
Conduct market surveys as required. Create and implement marketing plans for ongoing success and high occupancy of the property.
Payroll:
Has a working knowledge and a familiarity with Paylocity Payroll System. Seeks help and additional training if necessary.
Seeks supervisor or ownership's approval before approving employee overtime.
Approval of timesheets and overtime by the 10am Monday morning deadline.
Ensures employees have completed their time card approvals.
Limits and monitors employee missed punches and disciplines chronic offenders.
Does not manipulate over time records, monitors overtime proactively but does not remove legitimate employee overtime worked. Does not allow employees to work off the clock.
Maintains accurate payroll records by promptly returning Associate Status Forms to Payroll.
Reporting:
Must maintain all records in a complete and organized manner as described throughout the MLPG P&P Operations Manual and in full compliance with outside regulatory boards which may be applicable (EEOC, OSHA, EPA, HUD, etc.)
Consistently review all leasing performance and paperwork.
Safety:
Responsible for responding to all emergency situations, preparing all necessary reporting and notifying the Supervisor, Regional Director, VP and COO.
Compliance:
Assist in managing the client/owner relationship by meeting with owners, conducting property tours, providing updates and information about the property performance, and responding to owner requests as needed.
Conduct all business in accordance with company policies and procedures, Fair Housing, ADA, Fair Credit Reporting Act, OSHA, EPA and all other Federal, State and Local laws pertaining to Multi-Family Housing.\

POSITION QUALIFICATIONS
Education
High School degree required, college preferred.
Experience
One year prior experience in property management or in a related industry.
Other Requirements
Excellent written and verbal communication skills providing for effective communication with residents, employees, peers, vendors, owners, etc. and to assist in efficient operations. Basic understanding of Landlord/Tenant laws and application, familiarity with GAA Lease and Addendums, Fair Housing/ADA regulations and application, OSHA & EPA requirements for property management industry.

WORK ENVIRONMENT

About the property manager position:
The property manager is responsible for the overall operations of the property. Job Summary
This position manages the County's artifact repository and contributes to the review of cultural resources reporting for compliance with County and State guidelines, policies and regulations associated with land development applications. This position assists with the implementation of the County's Comprehensive Plan through a County-wide heritage preservation program and coordinates with other County agencies, State and Federal agencies, and non-governmental heritage preservation organizations.
Responsibilities include:
* Develops and implements archaeological collection management and related policies; drafts and interprets policies and written standards; participates in analysis meetings; and produces archaeological resource education materials.
* Maintains archaeological data and artifact repository. (Maintains database of archaeology collections and associated reports and inventories; ; assists with the development of standards and procedures for acquisition and lending, and the creation of portable displays and interpretive content; Creates system/program to loan artifacts to public and private institutions.); maintains archaeology site documentation and database; and compiles summary reports of archaeological survey data.)
* Assist lead Archaeologist with compliance review of technical reports to ensure consistency with county, state, and federal guidelines, policies and regulations. Provides analysis and recommendations associated with land development applications, and Section 106 of the National Historic Preservation Act including but not limited to reconnaissance level "walkover" surveys, Phase I, II, and III cultural resources surveys, cemetery delineations, cemetery treatment plans, and related summary reports; and maintains contact with heritage resource organizations, the State Historic Preservation Office (SHPO), and other agencies and departments.
* Prepare reports. (Prepares concise, objective referrals on legislative and administrative (by-right) land development applications; prepares reports for the Board of Supervisors (BOS), County Administration, the Zoning Administrator, Director of Building and Development, Planning Department, and the Transportation Land Use Committee; attends pre-application meetings prepared to identify potential heritage resource issues; and supports project managers at meetings with applicants, Planning Commissioners, the BOS, and community leaders.

Prepare and submit various reports which may be required from time to time.
Assist in making arrangements for activities and social programs with outside agencies for the tenants; maintain good tenant and community relations.
Submit move-in packages for review by compliance as soon as move in process is completed. Submit Recert Audit Packages as requested by compliance.
Assist in routinely monitoring the appearance of the property for curb appeal and maintenance or janitorial items needing attention.

Qualifications:

Responsibilities
* Welcome and engage with customers in a warm, friendly manner
* Engage customers and enroll and support our Unlimited Wash Club
* Safely and efficiently load every vehicle with clear hand signals and a smile
* Strive for customer satisfaction by ensuring a thorough and enjoyable wash for all guests
* Conduct daily preventative maintenance program according to schedule
* Conduct equipment repairs pro-actively and troubleshoot problems quickly
* Perform cleaning procedures of the tunnel and equipment daily
* Maintain appearance of outside landscaping and ensure all vacuums are functioning
* Ability to open and close site and facilitate daily operations
* Provides ongoing coaching, training, and motivation to team members as needed to achieve sales goals and highest standards of customer service
* Ensure all paperwork is completed accurately and submitted on time on days and shifts managed
Skills & Qualifications
* 1 year of experience leadership in sales or customer service in a professional or personal capacity
* Ability to work retail hours including days, nights, weekends, and special events in a fast-paced work environment
* High School Diploma or Equivalent
* Preferred: Associate degree or higher in business or related field
* Preferred: Previous supervisory experience including coaching/mentoring others to achieve sales and customer service targets is desirable
* Preferred: Car Wash experience
