Essential Duties and Responsibilities: Supervises and mentors property on-site team by communicating and updating goals through one on one mentoring and team daily huddles. Hires, onboards and trains team members and manages their performance in accordance with company policies, values, and business practices. Assists in managing the client/owner relationship by meeting with the owners, conducting property tours, providing updates and information concerning the property's performance, and responding to owner requests as needed. Provides input into the development of budget(s) for the property by analyzing and evaluating financial statements, reviewing current and projected marketing information, and accessing operational reports that establish historic and predict performance patterns. Meets targeted revenues by setting rent rates, ensuring rent and fees are collected and posted in a timely manner, completing financial bank deposits, and preparing and reviewing monthly financial status reports. Approves and submits invoices from vendors, contractors, and service providers for payment by reconciling work performed or products purchased, ensuring validity of certificates of insurance, coding charges to appropriate Chart of Account codes, and managing communication between the vendor/contractor, accounting, and the client/owner as needed. Gathers, analyzes, and interprets current market and economic trends that may impact the property, and implements short-range and long-range marketing and leasing strategies to achieve the property's occupancy and revenue goals. Promotes resident satisfaction and retention by responding to questions, grievances and requests in a timely manner, and taking appropriate action to resolve and address service issues. Ensures the property's maintenance team members comply with the Company's standards with respect to responding and completing resident service requests. This includes the ability to work in a stressful environment and work peacefully with co-workers and residents. Conducts regular property inspections in person and takes appropriate actions to ensure that the physical aspects of the property, grounds, buildings, and amenities meet established standards for safety, cleanliness, and general appearance and appeal. Completes various accounting, financial, administrative, and other reports and performs other duties as assigned or as necessary. Oversees lease enforcement policies by completing periodic apartment inspections, following proper notice requirements, following eviction procedures, and imposing and collecting late fees and other charges as allowable and stated in the terms of the lease. Must be able to meet predictable attendance and punctuality expectations and physical demands of the position complying with Gallery Residential's policies and performance expectations. Work Hours: This position is scheduled for 40 hours in a regular work week. Hours of operation vary, but typical office hours are from 9:00 am to 6:00 pm Monday through Friday. Must be available to work on additional tasks that may require work on weekends or after hours. Must be available to work onsite and travel for business purposes. Reasoning Ability: Senior-level experience and skills in leading and managing others, including demonstrated skills in interviewing, on-boarding, directing, evaluating performance, and making effective talent management decisions. Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations. Computer Skills: Demonstrated proficiency in Internet, word processing, spreadsheet, and database management programs to complete required reports and employment documents. Proficient in using property management software. Certificates and Licenses: Industry certifications are preferred.
