POSITION SUMMARY
The Housekeeper is responsible for maintaining a clean, sanitary, comfortable, and tidy environment in support of the housekeeping department at an OAK property. They are to clean all private offices and public common areas including the general store, restrooms, and accommodation units while maintaining departmental standards. The Housekeeper consistently offers professional, friendly, and engaging customer service. Proper maintenance of the housekeeping tools and equipment is essential. Housekeepers work as part of a diverse team to meet and exceed brand standards.
SPECIFIC DUTIES
Clean and style accommodation rooms and public areas efficiently, to brand expectations, with great attention to detail and within time standards.
Refresh and replenish guest rooms with amenities, supplies, lines, and applicable collateral to ensure all items are available for guest use.
Take a proactive approach to prevent guest challenges by inspecting your work, identifying and communicating maintenance concerns, and replacing items when necessary.
Complete maintenance requests in a timely manner and in order of priority.
Take ownership to resolve guest challenges, working collaboratively with the guest services team and property leadership.
Fill out appropriate forms and turn in any items left by guest to the housekeeping supervisor.
Ensure adherence to quality standards and health and safety regulations.
Remove bedding and count linens in the room, then make beds neatly with fresh sheets and pillowcases.
Wash, dry and fold laundry as required.
Pick up debris from floors and empty trash in wastebaskets.
Clean mirrors, shelves, dishes, door frames, and furniture. Dust all surfaces, vacuum and sweep floors, and arrange furniture properly.
Sanitize kitchen and bathrooms, scrub basins, tubs, toilets, and floors with appropriate chemical solutions in accordance with industry standards and company policy while using protective equipment.
Sign out and sign in master room keys daily. Never loan out keys to another individual or remove them from the property.
Conserves energy by closing shades or blinds and turning up air conditioning in unoccupied rooms.
Report room condition and status to housekeeping supervisor and guest services.
Retrieve, stock, restock and store the housekeeping cart according to prescribed housekeeping safety and security procedures.
Maintain cleanliness of all areas of campground.

About this Site:
All duty locations at Cape Hatteras are located on the barrier islands. These are coastal communities that are near the Atlantic Ocean. Ample office time will be provided for research and program preparation, and the majority of programs will occur outdoors.
In the summertime, hot and humid conditions are expected, and severe weather such as thunderstorms, tropical storms, or hurricanes could take place. Due to the hot, humid, and sometimes buggy conditions, we encourage staff to be prepared when they're in the field by taking precautions such as staying hydrated and wearing hats, sunglasses, sunscreen, and bug spray.
Park housing is typically three-bedroom shared housing units. Tenants can expect to have their own private bedroom but will share common living spaces such as kitchen, living room, bathroom, etc. While life on an island can feel remote, most amenities such as gas stations, grocery stores, restaurants, and hardware stores are within a 10- to 15-minute drive. All areas within Cape Hatteras National Seashore have reliable cell phone service.

POSITION SUMMARY
The Guest Guide collaborates closely with the guest services representatives to lead customers to their site after registration. They assist by selling and delivering ice and firewood, enforcing campground rules, picking up trash and emptying trash receptacles, responding to messaging services, doing basic housekeeping duties, and performing light maintenance and repairs. They provide accurate and concise information about park rules, recreation activities, and directions to destinations. POSITION SUMMARY
The Housekeeping Supervisor (HS) oversees the day-to-day operations of the housekeeping department in support of an OAK property. A Housekeeping Supervisor monitors the work activities of the housekeeping team to ensure that they are providing a clean, orderly, and attractive environment for guests. They assign duties accordingly while quality inspecting all aspects performed by their team to make sure everything meets industry standards and keeps an eye on customer satisfaction. The HS organizes employee shifts, trains and motivates team members, maintains stock and monitors inventory levels, and orders cleaning supplies. They are tasked with maintaining quality control standards, investigating complaints regarding housekeeping service and equipment, and taking corrective action with a focus on providing great customer service while leading a diverse team.
SPECIFIC DUTIES
Determine the number of housekeepers needed to complete tasks within specific time periods.
Train new employees on proper techniques for various cleaning tasks such as cleaning accommodation units and washing laundry.
Conduct regular inspections of restrooms, accommodation units, private and public spaces to ensure they are clean and orderly.
Oversee and complete maintenance requests in a timely manner and in order of priority.

Guest Services Lead, Guest Experience Supervisor and/or Assistant General Manager
POSITION SUMMARY
The Guest Service Representative (GSR) is responsible for providing attentive, courteous and efficient service to all guests prior to arrival and throughout their stay. They will accommodate campground guests by registering, issuing keys, keeping proper record of occupied sites, making and confirming reservations and collecting payments. The GSR will help maintain a clean, well-stocked and organized store.
SPECIFIC DUTIES
Greet and welcome all guests approaching the front desk in accordance with KOA standards.
Resolve guest concerns and complaints in a thoughtful manner while maintaining campground standards.
Prepare reports as required, relating to shift check-list, and down-time reports.
Answer inquiries from guests regarding campground amenities and local attractions.
Fully comprehend and be able to operate all relevant aspects of the campground property management system.
Ensure logging and delivery of all messages, packages and mail in a timely and professional manner.
Be familiar with all in-house groups.
Establish and maintain good communications and teamwork with fellow associates and other departments within the campground and utilize proper two-way radio etiquette at all times.
Oversee and ensure that all guests are checked in/out in a friendly, efficient and courteous manner.
Adhere to policies regarding handling of cash drawer while following specific KOA cash and credit card handling procedures.
Notify management of any pertinent information related to daily shift activities.
Maintain high standards of professionalism, customer service, quality and cleanliness.
Maintain store displays and inventory control as directed, and communicate ideas and guest feedback.
Increase revenues through up-selling strategies and profitability of ancillary income.
Maintain health standards and ensure guests and team members are in a safe and secure environment.
Foster a work environment that maximizes employee involvement, morale and is dedicated to delivering KOAs Culture, Mission, Values and Goals.

POSITION SUMMARY
The Food & Beverage (F&B) Supervisor will provide oversight and management to the Food & Beverage outlets throughout the property. They will provide training, manage retention, and adhere to service and quality standards of all staff to ensure excellent service. The F&B Supervisor will assist with the creation of menu items and pricing by understanding guest needs and product availability while maximizing profitability.
SPECIFIC DUTIES
Evaluate team members' performance while also hiring, training, encouraging teamwork, and setting a high level of customer service standards.
Ensures that outlets are sanitized, cleaned, stocked, and setup correctly at start of and throughout the shift while adhering to sanitation, safety, and food and beverage control policies.
Manage schedule to ensure adequate staffing to support occupancy.
Prepare reports as required, relating to procedures, efficiency, sales, etc.
Assist in monthly food and beverage inventories and reconciliations.
Ordering of food, beverage and necessary supplies to ensure outlet is properly prepared for business needs.
Responsible for understanding POS system, updating changes and training staff in its use.
Maintain complete knowledge and strictly abide by state liquor regulations, particularly those prohibiting service to minors and intoxicated persons.
Obtain certifications to meet state and local government regulations.
Ensure strict cash controls by following specific KOA cash and credit card handling procedures.
Maintain high standards of professionalism, customer service, quality and cleanliness.
Be familiar with fire extinguisher locations and know how to operate them in the restaurant/kitchen.
Ensures safe handling of chemicals in accordance with department standards and utilizes proper personal protective equipment (PPE) when appropriate.
