What is an Occupancy Verification?
Mortgage lenders require periodic updates on their properties and to do this they send out independent contractors. The purpose of the property inspection is:
To verify property occupancy.
To report on the general condition of the property using a mobile application.
Most inspections are exterior only. About 10% require interior photos after the property has gone vacant.
We contract with inspectors at a county level. This means that you would be responsible to complete all inspections in your county. In some cases, you will split the county with another inspector if there is enough volume for two inspectors.
Responsibilities
Most common type of inspection should only take 5-6 minutes.
Complete the inspection within 4 days after it is assigned.
Report general property conditions and make a determination of occupancy based on industry standards.
Take 9+ photos of the property with brief comments.
Complete a short form in an app.
Requires being able to spend extended periods of time driving while making numerous stops during the day in the assigned territory.

Computer with an internet connection
Reliable vehicle (good gas mileage is a plus as you will be paying for your own gas)
Smartphone (Android or iPhone)

Pass a standard background check using a valid driver's license
Pay and Hours
This is a 1099 position. Each inspection has a flat rate. Rates vary based on county and volume. Although you are paid per inspection, you will earn the equivalent of $30-$40 per hour.
Depending on a county and if it is urban or rural you will complete anywhere from 20-500 inspections per month working 2-30 hours per week. Lower volume counties have higher rates and higher volume counties have lower rates. There is no set amount of inspections per month, but the work is consistent month-to-month.
Earn more as you become established, have greater availability to inspect or are willing to cover a larger territory.
No additional mileage reimbursement above the flat fee per inspection.

Job Summary: Plays a crucial role in ensuring that all medical devices manufactured meet the highest standards of quality and compliance. This position is responsible for overseeing the inspection processes, conducting detailed inspections, mentoring junior inspectors, and collaborating with cross-functional teams to drive continuous improvement in quality standards.
Key Responsibilities:
Perform detailed inspections of incoming materials, in-process components, and finished products to ensure they meet established specifications and standards.
Proficiency in using inspection tools and equipment, including calipers, micrometers, CMM, and other measurement devices. Strong understanding of GD&T, blueprint reading, and statistical process control.
Maintain accurate and detailed records of inspection results, including non-conformances and corrective actions. Ensure all documentation complies with regulatory requirements.
Ensure all inspection processes comply with applicable regulations and other relevant standards.
Identify opportunities for process improvements and participate in quality improvement initiatives. Collaborate with engineering and production teams to implement corrective and preventive actions.
Provide guidance and training to junior quality inspectors. Share best practices and ensure consistent application of quality standards.
Assist in internal and external audits, including preparation, participation, and follow-up on audit findings.
Ensure inspection tools and equipment are properly maintained and calibrated. Report any equipment issues or malfunctions.
Communicate effectively with cross-functional teams, including production, engineering, and management, to resolve quality issues and support continuous improvement efforts.
Investigate and resolve quality-related issues, including root cause analysis and implementation of corrective actions.
Qualifications:
High school diploma or equivalent experience required. Associate's or Bachelor's degree in a related field preferred.
Typically 7+ years of experience in quality inspection, preferably in the medical device manufacturing industry.
Strong problem-solving skills with the ability to perform root cause analysis and implement corrective actions.
High level of attention to detail with a commitment to maintaining the highest quality standards.
