The Landscaper is responsible for providing quality maintenance of assigned grounds and providing acceptable curb appeal. Maintains the beautification of the outside grounds, which may involve the use of ladders, pruners, chainsaws and other equipment. Schedule: Monday through Friday, 7:00 am - 3:30 pm. Nichols College Groundskeeper I DEPARTMENT: Facilities Management REPORTS TO: Grounds Supervisor Duties include routine maintenance of college grounds. * Routine maintenance of college grounds including shoveling, sweeping, raking, mowing, planting, trimming and general clean-up * General light building repair and preventative maintenance, loading and unloading of various materials, delivery of packages and supplies, and other general tasks * Uses and maintains hand and power tools * Performs assignments, which may include scheduled overtime * Responsible to respond to overtime work on recall, which may include unscheduled and emergency recall situations, during off- hours, including nights, weekends, and holidays * Performs basic maintenance, snow removal and general grounds work * Assist in other maintenance activities * Performs related duties as required Knowledge, Skills, Abilities Required * Ability to perform minor repairs on grounds equipment * Ability to understand and follow written and oral instructions such as warning labels on machinery and equipment. * Must be able to understand and comply with Federal, State and Local Building and Safety Codes and regulations. * Ability to operate the tools and equipment used to perform these tasks * Sufficient stamina and physical ability to perform essential functions over long periods of time. * Ability to climb and work from ladders, lifts, scaffolding, and staging heights up to 100 feet. * Possession of a valid motor vehicle operator's license is required * Ability to effectively work individually or in teams as well as with diverse groups * Ability to effectively communicate orally, in writing or electronically * Ability to work effectively in a service oriented environment subject to frequently changing priorities * Ability to follow through and carry out assignments * Problem-solving skills and sound judgment * Ability to understand and apply College and Departmental policies and procedures Experience Required * Three years full time work experience as a maintenance/groundskeeper * High school education or equivalency required Physical Requirements * Frequently lifts, carries or otherwise moves and positions objects weighting 60 to 100 lbs. * Frequently bends, kneels and crouches * May drive vehicle if needed * Continuous walking, standing and moving about * Exposure to adverse weather conditions, hazardous chemicals, odors, dirt and dust * Ability to communicate orally and in writing * Ability to use computer * Ability to proofread and check documents for accuracy * Ability to lift 50 pounds and move various machinery & equipment

Maintains the beautification of the outside grounds, which may involve the use of ladders, pruners, chainsaws and other equipment. Schedule: Monday through Friday, 7:00 am - 3:30 pm. Location: Floating to properties in the portfolio based on need. Properties span Massachusetts, northern Rhode Island, and Southern New Hampshire. ESSENTIAL DUTIES: • Plant and/or prune shrubs, plants, trees and flowers • Dig post holes for signs and fences • Maintain grass/lawns; ensure proper irrigation and fertilization. • Ensure proper irrigation of shrubs, grass, flowers, and trees • Clean gutters • Set railroad ties • Repair/replace fencing. • Safely operate and maintain power equipment per manufacturer instructions • Monitor and work with outside contractors and suppliers. • Assist in emergency flood situations as needed. • Assist on truck deliveries as requested. • Maintain paperwork; consistently utilize the invoice system technology to process invoices. • Follow company policies and procedures at all times, including wearing appropriate company uniform, steel-toe shoes and following property safety techniques and protocols. REQUIRED EDUCATION/EXPERIENCE: High School Diploma or equivalent combination of education/experience. Demonstrated knowledge of landscaping techniques and processes. Ability to operate various types of power equipment including lawnmowers, trimmers, hedge trimmers, leaf blowers, pruners, chainsaws and other landscaping equipment. Ability to read, write and communicate in English. Ability to follow detailed instructions.
