DESCRIPTION:
The Community Manager is responsible for the overall performance of their assigned property. Duties include managing and directing the on-site staff, leading leasing and marketing activities, market analysis, resident relations and preparation/management of property budgets.
DUTIES:
* Accountable for all aspects of the day to day operation of assigned property.
* Ensure that all physical aspects of the property are at all times fully functional and maintained.
* Frequent interaction with residents, proactively responding to their needs; focus on relationship development and resident retention.
* Achieve the highest possible net operating income through implementation of effective cost control.
* Develop yearly operating and capital budget plans.
* Monitor and enforce resident lease obligations.
* Understand and maintain strict adherence to State and Federal Fair Housing Laws.
* Provide direction and oversight to property maintenance staff.
* Ensure that units/space conditions are in market ready condition.
* Perform regular inspections of managed property.
* Bid, negotiate and manage vendor service contracts and one-time projects.
* Train and mentor office staff in an effort to implement sales and marketing materials.
* Responsible for rental collection and posting as well as inputting invoices.
QUALIFICATIONS:
* Tax Credit knowledge is required.
* HUD knowledge preferred
* Must be proficient with Microsoft Office (Excel, Word, and Outlook).
* Experience with OneSite, Yardi and/or eSite preferred.
* Willingness and ability to work weekends and holidays when the business requires.
* Must be able to travel for training and occasional business meetings.
* High School diploma or equivalent; some college strongly preferred.
* Minimum of 3 years as a Community Manager or Assistant Community Manager required.

General Purpose of the Position: Responsible for all aspects of facility and maintenance equipment. Must be competent in the scheduled maintenance and repair of the apartment appliances, HVAC, electrical systems, plumbing, and any special equipment. The Maintenance Supervisor must be experienced and knowledgeable about maintenance assigned to a given property, and must conduct maintenance training for others assigned to the property.
Essential Duties and Responsibilities:
* Must conduct maintenance training for others assigned to the property.

Stock - Wash and stock all towels, washcloths, and hand towels in bathrooms. Fold laundry and put away as needed.
Other - Pick up and empty trash containers. Load washer and dryer as needed. If applicable, notify maintenance if something is not working correctly. All other tasks assigned by Property Manager.
Qualifications

Role Overview
As the Make Ready Technician, you'll have a big mission. This position will also perform general repairs and assist in the overall maintenance of the property's interior and exterior. * Assist in ensuring that established preventive maintenance programs are followed and documented per BH program guidelines.

Role Overview

Key Responsibilities
* Uses industry-specific technology to ensure all repairs and replacements are completed timely to restore units to move-in ready condition within company standards.
* Completes maintenance requests, replacements, and upkeep within company standards including exterior grounds and common areas of the property, troubleshooting HVAC and assisting with make readies.
* Assists with the identification and correction of hazardous community conditions and liabilities and reports hazards to Community Manager and Service Manager.
* Assist in ensuring that established preventive maintenance programs are followed and documented per BH program guidelines.
* Responsible for the maintenance and security of all property-issued tools.
* Post notices to vacate and other community communication, if applicable.

What We Need:
Ensure all work orders are completed in a timely manner based on priority
Make Ready / Turning Units in between tenants
On-call availability 1 in every 4 weeks
Painting/Staining both interior and exterior applications
Working hand in hand with the Property Manager on a monthly budget review
Manage and adapt a preventative maintenance program
What You Need:
2+ years' experience in maintenance, including 2+ years in multi-family housing
HVAC experience required (AC, electric, and forced air)
EPA Certification preferred
CPO Certification preferred
Experience managing/supervising employees
Dry walling including painting and carpentry
Working knowledge of plumbing including sweating copper pipe
Working knowledge of electrical including outlets, switches and light fixtures
Working knowledge to repair and/or diagnosis of appliances including refrigerators, stoves, dishwashers and garbage disposal
Water heater knowledge, both electric and gas
