What you'll be doing:
As a MaintenanceTechnician 2 you will perform preventative and spontaneous maintenance on conveyors, electrical motors, material handling equipment, skill saws, propane torch, man-lift, hand tools, power tools, welding equipment, grinders, electrical test equipment and ladders as well as lift equipment jacks, chargers, and batteries.
In your role, you will perform general building maintenance including overhead doors, construction repair, roll carts, floor repair and second level gates, doors, etc... You will perform light plumbing maintenance and perform carpentry assignments as needed.

What you bring to the table:
A mechanical aptitude, knowledge of hydraulics, electrical, pneumatics, and ability to learn to read blueprints/schematics including electrical schematics
Ability to use vendor manuals and procedures to perform preventative maintenance and troubleshooting tasks
Ability to be trained and MHE certified to operate power material handling equipment, i.e. Forklift, Electric Pallet Jack, etc.

About the job:
As an Instrumentation & Electrical (I&E) Technician at Nouryon, you will play a key role in supporting the safe and reliable operation of our production facility. Your primary responsibility is to perform maintenance, troubleshooting, and repairs on electrical and instrumentation systems to ensure continuous, efficient plant operations. This role is vital in upholding Nouryon's commitment to safety, sustainability, and performance excellence.
In your future role as a Maintenance I&E Technician, you will:
Ensure safety, environmental, and housekeeping standards are consistently met.
Comply with all operating procedures, safety policies, environmental regulations, quality standards, and site procedures.
Identify, correct, and report unsafe acts and conditions to the Maintenance Foreman.
Accurately document instrumentation work and preventive maintenance (PM) activities.
Read and interpret technical documents such as loop sheets, P&IDs, and electrical schematics.
Demonstrate a basic understanding of rotating equipment such as pumps, motors, and blowers.
Troubleshoot and repair electrical and process control systems, including motor control circuits, substation breaker circuits, power distribution systems, and instrumentation and control devices.
Install conduit, run conductors, and connect equipment with average supervision.
Identify and repair basic electrical faults such as blown fuses and damaged leads.
Troubleshoot and maintain 24VDC instrumentation systems in the field.
Understand and work with both AC and DC circuits and their applications within the plant.
Troubleshoot, repair, and replace automatic control and indicating equipment such as control valves, differential pressure cells, and magnetic flow meters.
Read and interpret standard process indicators including pressure gauges, flow meters, temperature gauges, and volt/amp meters.
Understand motor control center layouts and follow proper lockout/tag-out procedures.
Operate common shop tools such as drills, saws, grinders, and hand tools.
Perform electrical work on systems rated up to 600VAC and on low-, control-, and high-voltage systems up to 15kV.
Troubleshoot, install, repair, and connect complex electrical equipment including rectifiers, transformers, substation components, switchgear, UPS systems, and variable speed drives.
Calibrate, troubleshoot, repair, and install process control systems including instrument loops, rectifier load controls, boiler controls, and chiller/refrigeration systems.
Perform routine troubleshooting of power management systems, including substation filters.
Use electrical PM tools such as vibration analyzers, pH and conductivity calibration equipment, and laser alignment tools.
Report accidents, near-misses, and abnormal occurrences to the Chief Technician, Maintenance Supervisor, or HSE department.
Safely operate transportation equipment relevant to the job, such as forklifts and rail movers.
Work safely with a variety of chemicals and follow all plant-wide safety procedures, including proper use and maintenance of personal protective equipment (PPE).
Participate in Process Hazard Analyses (PHAs) and support the development and implementation of the Process Safety Management (PSM) system.
Engage in site safety programs and initiatives to promote a strong safety culture.
Perform daily responsibilities in alignment with ISO and QMS quality standards.
Contribute to Nouryon's Total Quality Program and continuous improvement initiatives.
We believe you bring:
A high school diploma or GED and at least 2 years of chemical industry experience, with preference for an associate degree or technical certification.
Strong communication skills with the ability to interpret procedures, write reports, and collaborate across job levels.
Solid math and reasoning skills, including the ability to apply ratios, percentages, and both metric and standard units to real-world situations.
Demonstrated problem-solving ability and comfort working with written, verbal, diagrammatic, and schedule-based instructions.
Certifications including a valid driver's license, Forklift Operator's Certificate, and PSM certification (required); First Aid/CPR preferred.
Hands-on experience performing lab tests and operating Distributed Control Systems (DCS), including monitoring alarms and controlling plant processes.
Physical capability to walk several miles per shift, climb stairs, and work safely in PPE within an industrial environment with potential chemical exposure.

Conduct annual preventative maintenance's, perform major repairs and rebuild and troubleshoot major pieces of equipment.
Tasks & Responsibilities:
* Perform preventative maintenance on ground support and facility equipment. Maintain the preventative maintenance schedule. Maintain appropriate records and documentation. Identify trends and high wear items and plan tasks in order to ensure stability and reliability.
* Evaluate any discrepancies or upgrades that may need to be done on the equipment and communicates this information to management. Perform predictive maintenance
* Minimize or eliminate downtime on all equipment
* Troubleshoot PLC
* Communicate with third party vendors for technical support
* Maintain accurate inventory of repair/replacement parts
* Track warranty documentation and claims

Essential Responsibilities
Execute maintenance assignments promptly to minimize downtime and maximize safety, quality, and productivity.
Perform routine and preventive maintenance on all equipment.
Repair and troubleshoot equipment breakdowns; make necessary adjustments.
Maintain equipment in safe, efficient operating condition.
Translate OEM documentation into actionable maintenance standards.
Utilize the CMMS system for work orders, inventory management, and recordkeeping.
Assist with production line changeovers and setup adjustments.
Follow all GMP, SOP, and safety protocols, including Lockout/Tagout (LOTO) procedures.
Support structured improvement initiatives and special projects.
Disassemble, inspect, and repair defective machine parts using hand and power tools.
Maintain a clean, organized, and safe work environment.

Required Qualifications
2-5 years of maintenance experience with fillers or comparable automated systems
2+ years of experience in high-speed production environments
Strong knowledge of machinery, tools, repair techniques, and maintenance procedures
Ability to read and interpret mechanical drawings, diagrams, and schematics
Proficiency in troubleshooting and equipment fault isolation
Basic computer literacy and mathematical skills
Experience with Norden, Zalkin, or Kapsall equipment preferred

SUMMARY
While Trilogy Residential Management continues to oversee property management operations and retain decision-making authority, we have created a strategic partnership with Greystar to perform certain property management services for our portfolio. This partnership allows us to leverage Greystar's incredible resources which will enhance our award-winning property management platform.
This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the Company's standards for cleanliness, appearance, safety, and overall functionality.
JOB DESCRIPTION
Essential Responsibilities:
1. Completes assigned work orders generated from resident requests for service, as well as preventative maintenance on the property by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
2. Completes the "make-ready" process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a "punch" list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.
3. Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property's maintenance department by tracking inventory used, returning unused items to the established location, and notifying the maintenance supervisor about re-ordering needs.
4. Completes documentation and other paperwork in a timely, accurate, and complete fashion so that service requests can be appropriately documented and tracked.
5. Assists in maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
6. Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.
Other Responsibilities:
1. Complies with Greystar's safety and risk-management policies by attending and participating in the property's routine safety meetings, completing required training on OSHA and other safety related laws and requirements, and by reporting accidents and incidents promptly and accurately.
2. May periodically inspect work performed by contractors, vendors and other service providers to verify the work, materials and services meet quality standards, scope and specifications as required.
3. Assists in conducting routine and periodic property inspections to identify safety and risk management concerns, keep the property in good repair, and communicate concerns about the physical needs of the property to management.
Physical Demands:
* Incumbents need to be able to stand, walk, and/or sit for extended periods of time and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
* Incumbents must be able to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
* Incumbents must be able to push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance.
* Rare or regular travel may be required to assist other properties as needed, attend training classes, business meetings, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.
* Incumbents must be able to work a flexible work schedule, which includes taking "call" during evenings, weekends and holidays.
Required Licenses or Certifications:
* Incumbents must have all certifications as required by State and Local jurisdictions.
* Incumbents must have valid driver's license to operate a golf cart on property depending on the property size.

Additional Compensation:
Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills and geographical location.
