Essential Job Functions:
Analyze and review offering materials, leases, operating statements, development budgets, equity and debt term sheets, third party due diligence reports, etc.
Acquire and analyze key property and market information by gathering information from deal leads, brokers, property managers, etc.
Develop advanced financial models and analysis using Argus and MS Excel.
Prepare investment committee memos, equity/debt packages, presentations and reports for investors and lenders.
Direct the gathering, organizing, and presenting of demographic, economic, and real estate market research, draw objective conclusions, and make recommendations.
Execute the investment process, including underwriting, capitalization, due diligence, and closing.
Contribute in the due diligence and closing process including review and tracking of due diligence requirements, third party reports, property/tenant information, JV and debt documentation, and closing statements.
Aid on special projects and complete other duties as assigned.
Ability and desire to work both independently and collaboratively in group settings amongst the team of analysts/associates within the “Deal Hub”.
Education and Experience Requested:
Analyst - Must have an Undergraduate degree, with an emphasis in Finance or Real Estate, internship and graduate degree preferred.
SeniorAnalyst - Full-time commercial real estate work experience required. Undergraduate degree in finance or real estate required. Undergraduate degree in finance or real estate and graduate degree preferred.
Proficiency in Excel and Argus is required - ability to conduct data analysis and real estate financial modeling, including complex debt and equity partnership structures.

Essential Duties and Responsibilities
Drive financial accountability across business units by equipping managers with tools, education, and processes to understand the financial impact of their decisions.
Lead financial decision-making support for operational teams, ensuring alignment with strategic goals.
Prepare and analyze the most complex financial and operational reports on a monthly, quarterly, and annual basis.
Conduct expert-level financial modeling and forecasting to support strategic planning, investment decisions, and business performance.
Develop and maintain advanced costing models and present financial results and recommendations to senior leadership.
Analyze operating results and financial positions, identifying trends, risks, and opportunities for improvement.
Perform economic research and studies in areas such as rates of return, depreciation, working capital requirements, investment opportunities, and regulatory impact.
Audit and validate financial data and statements, ensuring accuracy and compliance with internal and external standards.
Lead cross-functional financial initiatives and enterprise-wide projects.
Mentor and guide other analysts, fostering independent problem-solving and professional growth.
Ensure compliance with corporate policies, including the ACI Code of Business Conduct and Ethics.
Comply with Risk Management program requirements, including identification of risks, key controls, and control testing.
Perform other duties as assigned.
Qualifications (Education, Experience, Knowledge, Skills, and Abilities)
Bachelor's degree in finance, Accounting, Economics, or related field; Master's degree preferred.
Minimum of 12 years of progressive experience in financial analysis or planning roles.
Expert-level proficiency in Excel (financial modeling) and PowerPoint.
Database Management and Power BI experience
Project Management Experience
Deep understanding of finance principles, methodologies, and business operations.
Experience with financial planning systems and data visualization tools
Strong strategic thinking, analytical, and problem-solving capabilities.
Excellent communication and influencing skills across all levels of the organization.
Proven ability to lead initiatives independently and collaborate across functions. Licenses and Certifications
