What You'll Be Doing Assist in preparing advertising materials. Assist in showing units and screening applicants. Maintain records of rental levels of comparable units in the surrounding area. Present creative leasing and marketing ideas. Maintain courteous communication with residents, applicants, and representatives of other companies. Greet prospects and qualify by covering all criteria (ask questions, utilize completed guest cards, etc.). Have the prospect complete the application and secure a deposit in accordance with Valiant Residential procedures and Fair Housing requirements. Update availability report and process applications for approvals (i.e., credit check, rental history, etc.) Submit processed applications to the Community Manager for approval. Assist in monitoring renewals. Distribute and follow up on renewal notices. Professionally represent the company at all times. Accept rental payments and give them immediately to the Community Manager. Type lease and complete appropriate paperwork and input information on Yardi system accurately and on a timely basis. Review with the Community Manager before obtaining signatures. Assist the management team with other various tasks as required. Consistently implement policies of the community. Prepare and maintain complete resident files. Prepare late notices and notices to pay rent. Assist in the collection of rents and preparation of receipts. Assist with legal proceedings. Assist with lease preparation, signing, and administration. Operate computers programmed with accounting software to record, store and analyze information. Understand the Apartment Association lease and contracted credit report application. Communicate with the Community Manager regarding the accuracy of invoices received; that purchase orders are attached, and invoices are coded correctly, according to company procedures. Ensure that all invoices received from the properties are approved, entered and paid promptly. Quickly complete maintenance service requests and inform the maintenance team. Answer questions for residents about the community, repairs, rent, rules, etc. Follow up promptly if unable to respond to residents on all matters. Ensure all maintenance repairs are handled satisfactorily by contacting residents with completed service requests on a weekly basis. Maintain open communication with the Community Manager and Maintenance Supervisor. Contribute to the community's cleanliness and curb appeal. Enforce the policies of the community. Requirements Fair Housing Certification, or willingness to obtain before interacting with prospective residents. Demonstrate an ability to support and contribute to the community team. Demonstrate strong oral and written communication skills. Must possess strong verbal and written communication skills in English to effectively interact with team members, residents, vendors, and other stakeholders. Bilingual in Spanish is a plus Must possess a positive attitude and the ability to smile under all circumstances. Participate in training to comply with new and existing laws. Valid driver's license with good driving record and auto insurance. Ability to work most weekends. Apartment management experience preferred Neat, clean, and professional throughout the workday and/or whenever present in the community. SPECIFIC RESPONSIBILITIES Works as assigned by the Barge Foreman to ensure the successful completion of on-going or new marine construction projects. Assists skilled craft workers such as Welders, Pipefitters/Carpenters, or other skilled craft workers in performing their assigned duties. Welders Duties Moves work pieces, tools, and supplies manually or by hand truck. Lifts, moves, holds, or clamps work pieces to table, into jigs, or into position as directed, either manually or by using hoist, pry bars, wrenches, hammer, or wedges. Cleans work pieces to remove impurities such as slag, rust, and grease using wire brush, portable grinder, hand scraper, or chemical solutions. Connects hoses from hand torch to oxygen and fuel gas cylinders or connects cables from power source to electrode holder and work piece or fixture. Starts gasoline engines to activate electric generators. Removes tags and moves finished work. Attaches grappling equipment to objects prior to movement by crane. SPECIFIC RESPONSIBILITIES Field Assignment Works at one or more of the Orion jobsites as assigned by the VP or Project Manager learning how marine construction project work is performed. Works as a member of the team to help to ensure the successful completion of on-going or new field projects. Learns the responsibilities of the different craft positions and how they coordinate to complete project work. Works closely with the Project Engineer or Field Engineer to understand the various responsibilities required of field supervision. Assists Project Engineer or Field Engineer in completing their various tasks. Office Assignment Works closely as a junior member of the Project Management group assisting in the successful completion of on-going or new projects. Assists in the development of bid proposals for upcoming marine construction and services projects. Estimates costs to be incurred in upcoming projects accounting for materials, services, labor, and other associated costs. Procures materials and services from suppliers for current projects as required by project needs. Reads project plans and specifications, and schedules project work activities according to plan timelines to ensure timely project completion. Provides interface with project team members, suppliers, customers, and others who are involved in project work. Learns how to work as part of a project team. Ensures that project team members are provided a safe work environment and are knowledgeable of safe work practices and policies. POSITION REQUIREMENTS Individuals in this position must be enrolled and have completed 1 year in a Civil Engineering, Construction Science / Construction Management or related curriculum that leads to a B.S. Degree at an accredited college or university. Academic coursework that has been completed in Project Management & Administration, Marine Construction Materials, Procurement, Estimating, Scheduling, Project Tracking Software, Cost Control, Engineering & Project Standards, and Safety & Environmental Compliance is desired. Prior work experience in the marine construction industry is preferred, but not required. The incumbent must have the ability to quickly learn the technical aspects of the business; be an effective communicator; and have the ability to interface well with employees at all levels of the organization. The Company expects and requires incumbent and each of its other employees to observe and fulfill the above and all other safety responsibilities and actively work toward maintaining a safe workplace. Failure to do so can result in disciplinary action, up to and including termination of employment. PHYSICAL/MENTAL REQUIREMENTS The incumbent must be able to perform the essential functions of the job with or without reasonable workplace accommodation. The individual must also be able to wear and properly utilize appropriate personal protective equipment (PPE) to work or visit within areas where it is required. This includes hard hat, safety glasses, respirators, ear plugs, steel toed shoes, or other protective equipment as required by the work performed and location the work is being done. The incumbent must possess the ability to remain calm during emergencies and respond appropriately as dictated by the circumstance of the incident and as directed by the Safety Representative or other management personnel. Must be capable of evacuating the work area in a timely manner should an emergency situation arise. In addition, Interns must be capable of: Walking, stepping, climbing, or otherwise moving from one location on the job site to another, and normally involves physically getting onto and off of work barges, boats, vessels, or dock facilities of varying heights and access parameters. Standing, stooping kneeling, squatting, climbing, or sitting for long periods of time. Climbing vertical ladders to heights of 40'-50'. Working in confined spaces and at elevated heights. Lifting and carrying objects up to 50 lbs. as required. Adapting to extreme temperature changes, outdoor conditions, and prolonged exposure. Remaining calm during emergencies and respond appropriately as dictated by the circumstance of the incident. Being qualified and physically able to drive regular passenger vehicles to visit work locations and job sites.
