Mortgage lenders require periodic updates on their properties and to do this they send out independent contractors. The purpose of the property inspection is: To verify property occupancy. To report on the general condition of the property using a mobile application. Most inspections are exterior only. About 10% require interior photos after the property has gone vacant. We contract with inspectors at a county level. This means that you would be responsible to complete all inspections in your county. In some cases, you will split the county with another inspector if there is enough volume for two inspectors. Responsibilities Most common type of inspection should only take 5-6 minutes. Complete the inspection within 4 days after it is assigned. Report general property conditions and make a determination of occupancy based on industry standards. Take 9+ photos of the property with brief comments. Complete a short form in an app. Requires being able to spend extended periods of time driving while making numerous stops during the day in the assigned territory. Requirements (to be considered you must have the following): Computer with an internet connection Reliable vehicle (good gas mileage is a plus as you will be paying for your own gas) Smartphone (Android or iPhone) Printer Pass a standard background check using a valid driver's license Pay and Hours This is a 1099 position. Each inspection has a flat rate. Rates vary based on county and volume. Although you are paid per inspection, you will earn the equivalent of $30-$40 per hour. Depending on a county and if it is urban or rural you will complete anywhere from 20-500 inspections per month working 2-30 hours per week. Lower volume counties have higher rates and higher volume counties have lower rates. There is no set amount of inspections per month, but the work is consistent month-to-month. Earn more as you become established, have greater availability to inspect or are willing to cover a larger territory. No additional mileage reimbursement above the flat fee per inspection. Inspection Duties Performs inspections and supervision for third party development and various capital projects within the City. Responds to questions from contractors on specifications and field conflicts; and providing solutions that are customer focused to solve field conflicts. Coordinates work being performed with other City Departments to ensure a customer-focused approach to construction. Performs TDEC mandated cross connection tests, valve tests, and fire hydrant inspections by physical operation. Performs collection system main inspection through low-pressure pneumatic testing, deflection (mandrel) testing, vacuum testing, and others as required by the City of Franklin WMD Technical Specifications and accepted industry standards. Performs water distribution testing of new lines through hydraulic testing and evaluation; including but not limited to tapping sleeve and valves, new main line connections, service line connections, fire hydrants, valves, air release assemblies. For new mains, determine appropriate delineations to perform bacteriological testing as specified by AWWA and TDEC for bringing new lines and connecting mains into service as frequently collected by licensed Distribution System operators. For existing mains, perform bacteriological testing on water distribution samples as mandated by TDEC requirements and collected as required by licensed Distribution System operators. Conducts inspections of cured-in-place pipelining projects and manhole lining projects. View closed circuit televised videos of main inspections and provides approval on acceptance of project. Schedules water and sewer outages with residents and contractors as needed to include performing the “dry-run” scenarios with the Contractor, determining valve operability, and communicating with residents, Contractors, and the City the outage time and duration, in addition to performing the connection and necessary sampling for return to safe operations.
