What you will do
Reporting within the Johnson Controls security business, directly to a Security Sales Manager, this role's main focus is to secure Planned Service Agreements with new and existing customers. This role serves as the subject matter expert for video services and digital services, including proactive health, and more.
The job responsibility for this position is two-fold. One, to reactivate, add-on, make minor modifications to out-of-service locations. Resales represent a critical need for JCI. Not only do Resales help us recapture valuable recurring revenue, but they also bring us new JCI customers that are a great source for selling additional services. Two, to sell our complete services portfolio to new and existing customers. Our goal is to drive impactful activities, results, and improve attach rates. Primary responsibility will be to work daily with district sales leaders (CSMs) in managing the stated metrics (both leading and lagging indicators), utilizing all available dashboards and tools.
How you will do it
There are many ways to efficiently influence a territory and aggressively manage the out-of-service locations. Each territory has numerous JCI resale/service opportunities. Finding opportunities:
Opportunity data, from sources such as Salesforce, ADMIN, 55 Day list, PowerBI RIF List
Field and phone blitzes
Networking with Centers of Influence, like property managers
Face-to-face marketing in a given area
Follow the SPIN Selling Sales Call Process, assuring the customer understands our value proposition
Sell services and upsell products within the assigned territory to existing customers, new customers, as well as customers who have a previously discontinued JCI system, while maintaining assigned sales and service quota and following established guidelines
Target and grow existing customers with low service penetration e.g.
With one service
With no service attached
Market and introduce JCI digital services to existing customers and new prospects
Utilize approved marketing materials to present sales presentation and proposal to prospects, identifying the benefits and advantages of our products and services over those of the competition
Target non JCI customers to add services or take over existing service contracts
Identify prospects by using creative lead-generating techniques, including data mining; leveraging the PowerBI RIF Database
Add-on, amend, convert existing customer systems to meet the customers' expectations
Adhere to current JCI policies, procedures, products, programs and services
Follow up with prospects
Prepare final contract for signature
Process work order and complete all paperwork in accordance with approved and standardized procedures
Post-installation follow-up by contacting customers, ensuring commitments were met
Maintain customer retention

Required
High school degree or equivalent required.
Excellent oral, written and presentation skills with the ability to present to senior level executives within the customer and Johnson Controls Security organizations
Ability to work a full-time schedule
Available for local travel

College degree preferred.
Minimum of 2 years' experience as a successful commercial sales representative in the security, IT or other technology sales industry, demonstrated by the consistent ability to meet and exceed quota.

What you will do:
The primary responsibility of this position is to deliver technical certification training programs for fire detection products in classroom, virtual or mobile settings to various student populations. This role will be based primarily at our JCI Training Institute Learning Center in Westford, Massachusetts.
How you will do it:
Deliver certification-level instructor-led classes on the installation, programming, maintenance, and repair of Johnson Controls fire detection systems using various modalities, including virtual, in-person, and webinars.
Design, develop, and facilitate webinars that complement instructor-led training topics.
Qualify to deliver multiple product training curricula simultaneously.
Document course enhancements based on feedback from customers and subject matter experts.
Receive mentorship from experienced instructors in subject matter expertise, content creation, and course delivery techniques.
Collaborate closely with the Fire Detection team and Lead Trainer to ensure quality and consistency throughout the course lifecycle.
Be prepared for potential travel to other North American Learning Centers, which may be required for up to 20% of the time.

The base pay range for this position at commencement of employment is expected to be between $72,800 and $100,100/year however, base pay offered may vary depending on multiple individualized factors, including market location, job-related knowledge, skills, and experience. The total compensation package for this position may also include other elements, including commissions of 30% of total compensation calculated as achievement against annual revenue targets, incentive compensation and discretionary awards

Subject to the terms and conditions of the applicable plans then in effect, eligible employees may enroll in a 401(k) plan, as well as participate in Company-sponsored medical, dental, vision, and basic life insurance plans for the employee and the employee's eligible dependents. Employees will also receive 80 hours of vacation per year, 56 hours of paid sick leave annually, and 13 paid holidays throughout the calendar year, depending on hire date. Employees may also take up to 12 weeks of paid or unpaid [parental/disability/emergency/etc.] leave, if eligible.

What you will do
Under specific direction is responsible for the sale of Johnson Controls service offerings to owners, primarily at the Director level. Promote the Johnson Controls value proposition to building owners by providing technical solutions and operational expertise. Builds and manages long term customer relationships/partnerships with target and managed accounts. Responsible for customer satisfaction. Selling Security and Integrated Systems to the construction industry. Executes the sales process to cultivate and manage long-term relationships and seeking out, qualifying and closing new sales opportunities. Obtain and close sales on a monthly basis. Builds partnering relationships with the assigned accounts to drive the penetration of the Security and Integrated Systems and Services offering.
Maintains frequent face-to-face contact with the customers who most directly influence penetration. Actively listens, probes and identifies concerns. Addresses concerns and performance lapses. Understands the customer's business and speaks their language. Develops credibility, loyalty, trust and commitment.
With assigned contractors, makes take-offs and bids the full spectrum of projects with the full spectrum of JCI offerings. With assigned consulting engineers, drives specifications of the full spectrum of projects towards the JCI offering. With assigned owner accounts, drives favorable specification.
Keeps management informed of progress and account status. Calls for assistance from manager to keep the sales process moving.
Demonstrates technical knowledge by writing the specification or matching the proposal to the building specifications to provide value to the customer and favorably position Johnson Controls.
Under direction, qualifies and assesses potential customers. Teams with colleagues on individual projects based on account assignments. Honors the credit split guidelines and refers leads to other business segments.
Develops relationships with internal operations and administrative staff to ensure customer satisfaction, and effectively and efficiently address issues.
Required
Degree or equivalent experience of more than eight years.
A minimum of two (2) plus years of consultative progressive field sales experience in a highly complex sales process preferably in the Fire/Security/IT industry.
Excellent initiative and interpersonal communication skills.
Demonstrated ability to influence the market at key levels. Technically savvy

What you will do
Inspectors are responsible for conducting routine inspections, testing, service, and preventative maintenance on Electrical, Sprinkler or Suppression life safety product lines as well as similar competitive manufacturers' product lines. Work with low voltage wiring and associated devices for the operation of low voltage equipment. Complete Service Acknowledgements with proper coding through communication devices such as laptop computers and/or hard copy. Follow and maintain a highly structured inspection schedule. Able to work in unusual and sometimes difficult position such as climbing ladders, scaffolding and high lift equipment up to 40 feet, working within ducts, crawl spaces, above ceilings, etc.

What will you do
Under general direction, acts as the on-site project leader to plan, execute, and complete control systems projects with assigned customers. Manages costs, billings and collections. Completes project billings in a timely and accurate format to the client. Maintains profitability goals and positive cash flow. Schedules monthly project cost in cost accounting system. Responsible for project cost hitting projects as scheduled.
Provides coaching, mentoring and technical assistance to System Technicians, Electrical Installers and System Designers. Provides technical assistance to subcontractors. Ensures that delegated tasks are done accurately, on time, billed, within budget and within scope of the contract.
Effectively communicates the status of projects to management as required and provides monthly forecasts of revenue, costs, and gross margin.
Sends warranty letter to JCI customer upon substantial completion of project and ensures proper execution of warranty.

What you will do
The Sr Construction Project Manager is part of our Building Solutions North America business at Johnson Controls. Lead large, complex HVAC mechanical construction projects with our key accounts that are $1M or more in the Boston, MA area. We're looking for a leader who can manage and drive projects.
Under general direction, responsible for the profitable execution of assigned Projects. Works with Owner and contractor sales managers and branch installation manager and teams as needed to provide sales support activities early in the TAS and development process to provide input on strategy, vendor / partner's selection, scope enhancements, value engineering, risk assessment etc. as needed. Ensures that assigned projects are done accurately, on-time, billed, within budget and within scope of the contract. Maintains positive cash flow. Actively pursues selling change orders. Ensures work performed is in compliance with state, local and Federal legal requirements and operates on the job with the highest of ethics. Adheres and ensures Johnson Controls staff and subcontractors adhere to all safety standards. Responsible for following consistent and repeatable project management procedures and processes. Maintains an effective balance between customer satisfaction and project financial results.
How you will do it
Acts as the primary on-site leader for execution teams on assigned projects. Develops project schedules and executes according to plan for assigned projects.
Evaluates the contractual scope of work and the impact of client issued bulletins, field directives and / or scheduling changes. Actively pursues additional work through change orders. Performs associated cost estimates, prepares proposals and negotiates final settlement price and customer acceptance.
Manages costs, billings and collections. Completes project billings in a timely and accurate format to the client. Maintains profitability goals and positive cash flow.
Reviews and interprets contract Terms and Conditions.
Analyzes financial reporting systems and project schedules to proactively address potential problems. Effectively communicates project progress, issues and financial status to management as required. Utilizes Microsoft Project to execute and evaluate job progress and risks.
Manages risks and establishes project recovery plans when required. Resolves disputes with minimal need for escalation.
Negotiates, prepares and issues subcontracts.
Ensures project document controls are in compliance with contract requirements and JCI standards.
Oversees project construction for compliance with specifications, local codes and installation techniques.
Manages the selection, ordering, and delivery schedule of materials to be procured for the projects assigned.
Develops and maintains viable long-term relationships with customers, consultants, prime contractors and subcontractors. Attends job progress meetings as required. Ensures subcontractors understand expectations of the project.
Coordinates with the CMS and HVAC Installation Manager, Systems Team Leader and / or Branch Mechanical Project Team Leader for allocation of resources needed to meet project objectives. Ensures any engineering and commissioning performed by the field team is in accordance with established standards. Facilitates escalation of product related problems.
Assists Area Management Team and / or sales in project development efforts.
Coordinate customer-training requirements.
For select and / or Mechanical projects, may interface with and provide direction to Truck Based team(s) that are assigned to projects under the Project Manager's control.
For select and / or Mechanical projects, may Self-perform sales support activities early in the audit process to provide input on vendor/partners selection, scope enhancements, value engineering, risk assessment etc.
For select and / or Mechanical projects, may Self-perform cost estimating, project scheduling and project management of assigned projects.
What we look for
Bachelor's degree in Construction, Civil, Mechanical, Electrical Engineering, Construction Management or Architecture or an Associate's Degree with equivalent work related experience.
Minimum of eight years of direct project management experience in the Building Construction Industry.
Management experience with projects related to Mechanical Retrofits, HVAC controls, BAS management. Fire management, and Security management systems is desired.
Expectation that PMI/PMP (Project Management Institute, Project Management Professional) certification will be obtained within 2 years of employment in the position.
Demonstrated verbal and written communication skills.
Must have the ability to communicate technical material to a non-technical audience.
Proficient in Project Management software and financial accounting systems.
Strong Personal Computer working capabilities in MS Office (excel, word, power point, project), Adobe Writer, Visio and basic Windows environment.
Travel will vary on project assignment. Projects may exist outside of assigned geography.
Able to execute projects of higher project and contract complexity. (Multiple subcontractors and multiple scopes of work)
Experience in dealing with a large and diverse number of simultaneous challenges, requiring knowledge of many different disciplines.
HIRING SALARY RANGE: $97,000-146,000 (Salary to be determined by the education, experience, knowledge, skills, and abilities of the applicant, internal equity, and alignment with market data.) This position includes a competitive benefits package. The posted salary range reflects the target compensation for this role.
