Under general direction from the Golf Course Superintendent, Assistant Superintendent or Crew Foreman, the Equipment operator safely utilizes a variety of tools, machinery and equipment to perform maintenance duties around the golf course and grounds. Responsibilities also include cleaning equipment after each use and performing minor repairs and/or routine maintenance on the equipment.
Essential Duties and Responsibilities
Safely operate equipment and accessories as trained and assigned including, but not limited to, greens mowers, rotary mowers, flymos, gang mowers, tri-plex mowers, vertical mowers, line trimmers, edgers, utility vehicles, back-pack blowers, portable pumps, aerifiers, spikers, mechanical top dressers, sod cutters, mechanical bunker rakes, tractors, sweepers, blades, loaders, backhoes, trenchers, chain saws, and miscellaneous hand tools.
Properly care for assigned equipment by inspecting machinery before and after each use, cleaning machinery after each use, making necessary minor adjustments to equipment and reporting machinery/equipment problems to the mechanic.
Maintain maintenance and fluid use logs (gas and oil) on assigned equipment.
Perform daily maintenance tasks on the golf course and grounds as well as the maintenance facility and clubhouse as assigned and directed. Duties may include, but not limited to, loading and unloading materials, trimming trees, removing cuttings, laying sod, hand raking bunkers, drainage installation and repair, and repairing ball marks and filling divots.
Perform golf course service and set up work as directed.
Perform other duties as assigned.
Education/Qualifications/Certifications
High school, college degree, required or preferred.
1 year experience with equipment and/or in golf course maintenance or landscaping preferred.
Valid driver's license. Driving record meeting Company safety policies and guidelines.
Demonstrated ability to operate golf course equipment.
Demonstrated quality verbal, and interpersonal communication skills.
Ability to analyze and solve problems; efficiently handle multiple duties under pressure with minimal supervision; work flexible hours as required including nights/weekends.
Positive attitude, professional manner and appearance in all situations.

Working Conditions
Work hours may include days and evenings on weekdays and weekends. Subject to inside and outside environmental conditions. May be exposed to inclement weather, potentially dangerous chemicals, solvents, pesticides, herbicides, and fertilizers, misdirected golf balls, sharp and rapid equipment movement on a daily basis. Injury may result as a result of exposure to the above if safety policies and practices are not properly followed.

Job Description
What does this role entail? The Groundskeeper meets standards regarding the appearance of the exterior physical features of the community by performing tasks to maintain the grounds, amenities, and overall curb appeal of the property. Completes minor repairs at the direction of the Service Manager.
Essential Roles You Will Play:
Inspects the community throughout the day to remove litter, debris, and pet droppings. Ensures all common areas, office space, and amenities are neat and free of litter inside and outside at all times.
Removes trash and remaining items from vacant apartments prior to starting the make-ready process, transfers trash to dumpster/storage area as applicable, and cleans and maintains dumpster/storage areas.
Completes service requests as assigned.
Distributes notices and communications to residents as necessary.
Informs supervisor of any observed hazard or potentially dangerous situation for residents, team members, guests, and others.
Demonstrates customer service skills by treating residents and others with respect, answering resident questions, and responding sensitively to complaints about maintenance services, engaging with residents face-to-face.
Complies with RangeWater Residential's safety and risk-management policies by attending and participating in the property's routine safety meetings, completing required training on OSHA and other safety related laws and requirements, and by reporting accidents and incidents promptly and accurately.

Carry out all the business in accordance with the policies and procedures of the company, State and federal laws; for example, OSHA, ADA, fair housing, etc.
PREVENTIVE MAINTENANCE / SECURITY
* Check and replace exterior lighting on a regular basis.
* If you are certified for the maintenance of the pool, cleaning and maintenance of the pool as indicated.

Collect garbage daily vacated apartments. Remove all furniture, trash, abandoned boxes. Transfer to a container of garbage or storage area, as the case may be.
Transfer trash and other items left out of the dumpster in the dumpster. Pick up and sweep the area. Keep the container doors / closed compactor on windy days.
Detail the property regularly. Cleaning and raking areas of shrubs; shoveling mud when necessary. Using the blower and maintain sidewalks and walking areas free of loose grass and sweep them.
Repair and replace windows, lamps, sliding doors of glass, etc. Perform routine maintenance on the property as requested by the director and/or technical maintenance Manager.
Help with physical tasks when indicated; for example, knock down fences, dig holes for posts, transporting abandoned furniture and others.
Help with "setting" duties to (preparation last time) when you are asked by the head or technical maintenance Manager.
Help to clean and maintain storage and shop areas.
Carry out paint work inside and outside when prompted. Carrying buckets of paint from a storage area to the job site.
Respond to requests under service and routine of the head and/or technical maintenance Manager. Follow procedures when service requests are carried out.
Change locks, reschedule and send to make keys as needed.
Distributing communications to residents; for example, upcoming events, listings of pest control, newsletters.
Clean the work area and perform security-related tasks.
Help keep the grounds clean and litter-free. Raking, sweeping or shoveling according to circumstances.
