Coordinate the work order process and workflow optimization.
Ensure all forms of the work order and equipment tracking are used and completed daily

Create requisition in SAP for tools, equipment, new parts, instruments, and supplies
Allocate team appropriately to support timely execution on work orders
Development and implementation of preventive and predictive maintenance techniques

Track process indicators and spare parts / labor consumption and equipment performance
Be first line of communication with equipment suppliers for quotes, orders and support for troubleshooting equipment. Host suppliers on site when required in accordance with Vestas safety procedures
Provide Department Manager with equipment status reporting; including routine maintenance and damaged equipment for return to service estimations

Essential Duties & Responsibilities

Conducts "shift rounds" (regular checks of systems and equipment to identify issues, and document systems and equipment performance).
Maintains, troubleshoots, and performs minor repairs on equipment. At times, working with guidance of more experienced techs. For example:
Inspection/evaluation may include measurement of operating characteristics such as speeds, pressures, vacuum, or vibration; and features such as wear, replacement of expendables (i.e. belts, hoses, fluids, filters, etc.).
Minor electrical skills. Changing light bulbs, ballast, switches and receptacles.
Minor plumbing skills. Lavatory sinks sets, showers, restroom fixtures, clean drains.
Minor carpentry skills. Repair walls, doors, furniture set up, conference room set ups, cubicle moves and repairs.
Performs corrective maintenance work order request. Hot/Cold complaints, general building repairs, kitchen equipment repairs, and all other tasks assigned.
Preventative maintenance may include tasks such as filter changes, condenser cleaning, oil changes, machinery lubing and greasing.
Repairs could include tasks like routine cleaning/patching/painting buildings, basic repairs to equipment including small plumbing and simple electrical repairs; might include addressing client concerns with lighting, etc.
Documents work results in the CMMS, analyzes findings and recommends updates to PM list.
Communicate effectively with coworkers and customer staff; assuring that all aspects of a work request are understood. This includes ensuring the customer is adequately informed about work status and expected completion dates.
Works required hours & "On-Call". Must be available during non-work hours as needed and responds to emergency calls-in a timely manner or conduct snow removal detail. Shovel and operate snow
removal equipment to maintain sidewalks and parking areas.
May provide guidance to Sub-Contractors of facilities services.

Essential Duties:
* Perform general grounds cleaning and maintenance (restroom, picnic shelters, picnic table repair, stocking of supplies, painting, sanitizing, etc.).
* Collect and remove trash from the facility.
* Operate a blower to maintain pickleball courts, and the shelter areas free of debris.
* Clean and sanitize restrooms and shelters.
* Operate phones, golf cart, blower, broom, shovel, hose, and other facility maintenance tools and equipment.
* Clean and perform routine maintenance on facility maintenance equipment and tools.

Scope of Work:
The Laborer Grounds Maintenance performs various labor tasks to maintain Fort Carson property.
Responsibilities:
Cut grass, using walking-type or riding mowers (less than 2000 lbs.)
Utilize weed eater to cut grass or weeds in ditches, ammunition mounds, and berms with high inclines. Frequently lift and carry lawn equipment such as weed eater and edger for long periods of time.
Trim hedges and edges around walks, flowerbeds, and wells, using hedge trimmers, clippers and edging tools, prunes shrubs and trees to shape and improve growth, using shears and other hand tools, sprays lawn, shrubs, and trees with fertilizer or insecticide.
Planting grass, flowers, trees, and shrubs.
Watering lawn and shrubs during dry periods, using hose or activating sprinkler system.
Rake, bag, and remove leaves and other natural debris.
Removing snow from walks, driveways, roads, or parking lots, using shovel and snow blower.
Spreads salt on walkways and other areas.
Repairing and painting fences, gates, benches, tables, guardrails, and outbuildings.
Assists in repair of roads, walks, buildings, and mechanical equipment, and may clean comfort stations, offices workshop areas, and parking lots by sweeping, washing, mopping and polishing
Tie down equipment and cargo loads on stake bed trucks and flatbed trailers.
Hand weed-pulling, raking, shoveling, and mulching landscapes.
May drive ATV's, Kubota's and other small equipment or Tractors.
Use hand and arm signals to direct other operators.
Snow removal during the snow season.
Adhere to company policies, procedures, and safety regulations.
Performs other duties as assigned.
Requirements:
Experience and/or training providing the necessary knowledge, skills, and ability to perform the tasks of the position. Some specialized experience preferred and/or formal vocational/technical training.
Experience in operating small trucks and grounds equipment.
Must be able to successfully complete a National Agency Check with Inquiries (Tier 1) background check.
Must be able to maintain ability to access government worksite.
Must be able to work 12-hour shifts during weather events to meet the customer's mission requirements, including weekends and holidays.
Must be able to perform on-call duties when necessary and report to work within the required timeframe from notification.
Must be able to work alternate shift schedules when necessary to meet the customer's mission requirements, including weekends and holidays.
Must possess and maintain a valid state driver's license and a safe driving record, in accordance with company policy, to operate vehicles or equipment as required for the position.
Physical Demands / Work Environment:
Must be able to perform duties under adverse weather conditions (extreme cold / heat, etc.). Outside work in winter, summer, rain, sleet, and snow and on uneven terrain - side hills and slopes.
Duties will require frequent periods of sitting, standing, kneeling, walking, crouching, bending, crawling, reaching, and balancing. Physically fit to frequently bend, stoop, and lift in awkward positions and able to lift and carry up to 60 lbs.
Must be able to work 12-hour shifts during weather events to meet the customer's mission requirements, including weekends and holidays.
Must be able to perform on-call duties when necessary and report to work within the required timeframe from notification.
