Job Summary This position is responsible for performing skilled duties in the maintenance of university property including buildings, other facilities, vehicles, and grounds. The position can be either a Generalist or a Specialist. Responsibilities Repair and Maintenance (80%) - Makes basic to intermediate HVAC, plumbing, electrical, sheetrock, painting, and carpentry installations and repairs. Locates underground utilities as needed. Repairs and/or changes out appliances as needed. Performs routine preventive maintenance and repairs on systems. Assists other trades and Facilities staff with repair, maintenance, deliveries, moves and setups as needed. Plans work in accordance with written weekly schedules and coordinates the work to fit into work schedule with other shops. General Duties (20%) - Utilizes computerized work order system to initiate, schedule, complete, and close out work orders. Coordinates with administrative staff to order parts and supplies as needed to complete work orders. May operate forklift to load and unload trucks. Cleans, fuels, and prepares fleet vehicles or golf carts for use by faculty and staff. Drives golf cart for campus visitors, as requested and scheduled. Job Summary: Roaming Maintenance Techs within Fairway Management play a key role in the organization by providing support to their assigned properties and filling in to perform routine maintenance duties including rough carpentry, painting and basic equipment or facility repairs. They are responsible for maintaining curb appeal of the property, buildings and common areas. This is role that involves regular travel. Essential Duties & Responsibilities: Complete daily resident work orders. Must be willing to travel 75% to 100% of the week, requiring own reliable transportation. Must have applicable maintenance tools. Conduct unit turns in a timely manner including painting, carpet cleaning, and general unit cleaning as needed. Perform quarterly preventative maintenance checks if applicable. Must be able to work in enclosed spaces such as attics and crawl spaces. Must be willing to do all physical requirements of position, including walking the property, frequent usage of stairs at our multi story properties, must be able to lift up to 55lbs regularly. Must be able to work outdoors in all weather conditions, including heat, cold, rain, and snow. Must be able to pick up supplies from area vendors as needed while legally operating a registered and properly insured vehicle. Reports to Regional Manager and Maintenance Superintendent for all delegated tasks. Travel to, and participate in, both regional and corporate training and/or conferences as required. Be alert to any emergencies, suspicious persons or events and notify appropriate staff. Required Qualifications: Education: High School diploma or the equivalent Experience: 3 to 5 years of multifamily, commercial, or hotel maintenance experience HVAC EPA Type II Certification Must have 1 to 2 years of verifiable HVAC troubleshooting, repairs, and installation experience. Must have working knowledge in plumbing, electrical, HVAC, carpentry, painting, and building operating systems (ie.
