- Work with the ATS network to drive process stabilization, standardization, time studies, end to end process mapping and continuous improvement for the NAST Network.

- Evaluate performance objectives and metrics across the yards to proactively identify process improvement opportunities within the assigned process path.
- Develop and implement detailed standard operating procedures to support daily operations within optimized operating window for each fulfillment process.
- Partner with operational leaders within TOM/Fulfillment Centers (FC) to execute implementation of process improvements driving stabilization and standardization.
- Deliver coaching and process path information to operational leaders within ATS as it relates to the respective process paths to support reduction of variation in process standards and knowledge gaps.
- Execute, measure and support communication of project impacts in partnership with the site leaders responsible for day-to-day operations.
- Focus on FMEA based analysis to identify variables that generate consistent defects for the transportation network.

Basic Qualifications

ESSENTIAL JOB DUTIES
Responsible for preventive maintenance, necessary maintenance, and repairs to the buildings mechanical, electrical, HVAC and plumbing systems. Must be familiar with the location and have working knowledge of all building mechanical, electrical, HVAC, plumbing, life safety, fire protection and security systems to ensure proper operations and be able to act upon any conditions that are out of the ordinary.
Conducts periodic general preventive maintenance on mechanical, electrical, HVAC, and plumbing systems. This involves normal lubrication, adjustment, cleaning, replacement of consumable parts, and periodic testing of equipment. Systems include, but not limited to; air handling units (including both rooftop and built-up units), re-circulating air systems, water pumping systems, cooling plant and plumbing system components. Also conducts general building maintenance, as needed.
Be responsive to tenant requests in the areas of safety, plumbing, mechanical, electrical and environmental needs through both personal contact and work order systems.
Prepare and maintain maintenance logs and records. Familiarity with preventative maintenance and work order software systems.
Coordinate contractor, tenant and management approvals for work orders that require the use of an outside contractor. Maintains log of work order details.
Perform all assigned work so as to ensure the safety of the building's tenants and the continuous operation of the site.
Be familiar with and conform to all written operating procedures associated with site.
Assist in snow and ice clearing operations, including the coordination of plowing and salting activities by outside vendors. If applicable
Strong knowledge of Building Automation Systems / Programming.
Knowledge of UPS, ATS, Emergency Gen Sets, Electrical Diagrams and Troubleshooting is preferred.
OTHER JOB FUNCTIONS
Interface and work with others throughout the company.
Proficiently using test equipment and devices pertinent to building operating systems and analyzing test results.
Requires occasional availability for overtime work for after normal hours work.
Requirements
High School Diploma required
Journeyman Electrician License preferred
Minimum of 5 plus years previous building operationsengineering experience.
Working knowledge of HVAC, Electrical, and Plumbing systems.
A solid safety record in past work history and training in safe work practices
Ability to handle multiple projects and make decisions.
General computer knowledge and skills such as Microsoft Office and CMMS systems.
Holds any necessary / required licenses, CFC certification is desired.
Must be able to climb / stand on ladders while performing repairs or using various tools
Must be able to bend at the knees / practice safe lifting standards often throughout the day
Must typically need to be able to lift up to 75 lbs. independently
As needed, must be able to push, pull or move (using various equipment) objects around the building.

POSITION SUMMARY:
The Building Engineer is responsible for completing work orders, grounds maintenance, painting, caulking, HVAC, plumbing, drywall, electrical and completing maintenance on buildings as needed. The Building Engineer will perform general preventive maintenance and corrective repair of buildings, industrial systems, equipment and grounds. The Building Engineer will also monitor the building operations and performance.
ESSENTIAL JOB FUNCTIONS:
Perform preventive maintenance and corrective repair of buildings, industrial systems, equipment, and grounds.
Inspect building systems including fire alarms, HVAC, and plumbing to ensure operation of equipment is within design capabilities and achieves environmental conditions prescribed by client.
Perform assigned repairs, emergency, and preventive maintenance. Complete maintenance and repair records as required.
Take the lead to troubleshoot and repair of buildings and installed systems to include, but not limited to: plumbing systems, kitchen equipment, roofs, drains, and HVAC.
May be required to direct mechanics, technicians, and outside contractors on assigned projects.
Respond quickly to emergency situations, summoning additional assistance as needed.
Maintain an energy management program to ensure measures are taken to operate all systems in the most efficient manner to keep operating costs at a minimum.
Maintain the building lighting system, including element and ballast repairs or replacements.
Perform other duties as assigned.
POSITION REQUIREMENTS:
High school diploma or general education degree (GED) and a minimum of two years of related experience and/or trade school training or equivalent combination of education and experience.
A minimum of 3 years building maintenance experience.
Thorough knowledge in all building systems operations, maintenance and repair.
Appropriate license/permit for trade as may be required, i.e. Journeyman or Master Electrician License or City Licenses, such as Refrigeration Certificate of Fitness, High Pressure Boiler License, High Pressure Steam Operator, etc.)
Knowledgeable in energy management systems, techniques, and operations.
Basic skills with Microsoft Office Outlook, Word, and Excel.
Must have a thorough understanding of HVAC, electrical and building automation systems.
Ability to understand and give general instructions in standard situations.
Operate and use necessary manual and power-driven tools.
Strong organizational and analytical skills.
Strong customer service orientation.
May require shift work, overtime and/or on call duties.
Stooping, standing, climbing and frequent lifting of a minimum of 50 lbs. of equipment (pump, tools, ladders) and ability to safely install rigging/lifting device.
May be required to work extended periods of time without relief when responding to priority/emergency situations (including overtime type assignments).
Climb ladders and stairs.
