The Residential Transition Loan (RTL) Underwriter - Express serves a critical role in upholding Genesis Capital's credit-first culture through rigorous risk assessment and sound underwriting principles. They are a key contributor in evaluating and underwriting real estate investment loans, including fix & flip, bridge, and construction financing. This role combines asset-level risk analysis with borrower credit assessment to ensure sound, profitable lending decisions. Ideal candidates bring strong expertise in deal-level underwriting fundamentals, borrower credit evaluation, and real estate project viability.
Success in this position requires the ability to analyze complex transactions, assess renovation budgets and exit strategies, and structure loans that align with program guidelines and market dynamics. The RTL Underwriter manages a high-volume pipeline in a fast-paced environment, balancing speed, accuracy, and risk mitigation. Collaboration is essential-this role partners closely with Sales, Valuations, Construction, and Operations to deliver timely, high-quality underwriting decisions.
ESSENTIAL FUNCTIONS include the following. Other duties may be assigned.
Credit & Borrower Analysis
Assess borrower financial strength through credit review and liquidity analysis, escalating potential issues as needed.
Validate borrower experience and track record in investment property projects.
Collateral & Project Evaluation
Underwrite RTL and fix & flip loans, analyzing collateral value, renovation scope, exit strategy, and local market dynamics.
Review renovation budgets for accuracy and alignment with market comps and borrower objectives.
Confirm hazard and liability insurance compliance with program standards
Guideline & Risk Management
Ensure loan eligibility within program guidelines and risk thresholds.
Review exceptions and provide clear recommendations to credit approvers.
Ensure compliance with Genesis Capital's credit policy, asset-level guidelines, and investor requirements.
Cross-Functional Collaboration
Partner with Sales, Valuations, Construction, and Operations to collect and verify due diligence documentation.
Provide underwriting feedback to Sales for deal structuring and eligibility discussions.
Participate in pipeline meetings and provide underwriting insight to expedite approvals and resolve issues.
Documentation & Systems
Review and validate key title documents (e.g., estoppels, title reports, indemnities).
Manage a pipeline of borrower and asset underwrites within Genesis Capital SOP's and service level agreements (SLA's).
Accurately input underwriting data into LOS and related systems with a focus on attention to detail.
Performs related duties as assigned by management.
EDUCATION & EXPERIENCE

Bachelor's degree in finance, real estate, economics, or a related field.

The Senior Commercial Underwriter shall perform financial analysis and risk assessment on Commercial & Industrial and Commercial Real Estate transactions. This independent analysis function is designed to provide an in-depth evaluation of the strengths and weaknesses in commercial loan requests that will assist management in determining if the overall risk in a credit request is acceptable to the Bank. In addition, this position may be asked to apply their financial analysis skills to assist other areas of credit risk management.
